I received a letter from you indicating that a previous tenant of mine filed a complaint / dissatisfaction with the return of their security depositI take such complaints seriously, as well as the services the Revdex.com provides to the publicI want to encourage you to reread the letter you sent me, particularly the Customer's Statement of ProblemThe contention is that the tenants cleaned "above and beyond what is expected...." and that there was a charge for [redacted] No dollar amounts were mentioned All the rest of the paragraph has nothing to do with the security deposit but is a slanderous attack on myselfTheir "Desired Settlement: we want our Security Deposit back"I am surprised that Revdex.com has passed on such a complaint lacking basic information to the situation For your review I have included: - Moveout Checklist and Procedure that was hand-delivered to the tenants in May - Copy of the itemized accounting for the security deposit deductions - Copy of walk-through move-out report - Copy of pet agreement - Copy of pictures taken during move-out walk-through We pride ourselves in providing tenants with a spotlessly clean, freshly painted housing unitWe do not charge for regular wear&tearThe attached photos and move-out checklist provides ample evidence that unit was not vacated in cleaned conditionThe unit was carpeted when the tenants moved inThe pet agreement specified that carpets need to be professionally cleanedThis is to assure that the next tenants can move into a unit free of any odor and or allergens due to petsTenants requested during their first year that the carpets be removedBeneath the carpets are concrete floors, acid-stained and sealed (waxed finish) The floors were not professionally cleanedSo we had to have it done to assure a clean environment for the next tenant You may call any professional cleaning service and will find out the cleaning of floors or carpet for a 3Br unit with living room will cost beyond what was deducted I hired a small rental management company to manage my (4) unítsThey take care of all aspects of the rental managementYour customer/complainant never attempted to contact the manager regarding the security deposit Instead she left a phone message at the management office requesting my personal phone numberThe manager was on vacation from 8-through 8-17-2014, but the manager had someone stop by daily to check phone messageYour customer/complainant was called twice and told in person that the manager was on vacation and that she will be in touch once she is backYet, your customer/complainant chose to file a complaint with Revdex.com 8-without dealing with the person in charge It is disturbing to me that I have to spend time and effort in defending myself against baseless accusations by a former tenantlam surprised you have passed on this information to me in such a mannerParticularly, since your customer/complainant has provided no more information/specifics other than saying they cleanedI urge you to request and share evidence from your customer/complainant in this regard before you repeat/publish such serious accusationsYou may also share the information I have provided to you

Review: He unethically deducted over half of our Security Deposit for basic cleaning of an apartment. We went above and beyond what is expected in terms of cleaning, both while we lived there and certainly when we vacated the unit. The unit had concrete floors (no carpet) and he deducted a [redacted] charge for carpet cleaning. Both the couple next door and the couple who lived in our unit for 4+ years prior to us shared the common experience of being denied their Security Deposits upon vacating cleaned units. Considering this landlord manages many units in the area, he counts on the fact that most of his rentals are to students who more than likely will not challenge this in court. The tenants prior to us did take him to court. We have sent him a certified letter indicating that if we hear no response within 10 days we will have to take further action, and of course, we have heard nothing. Further action will be taken, again. We will let advertisers know that there is problem with this landlord, and we will certainly let current lessee's know they had better be taking photos or expect the worst from this landlord.Desired Settlement: We are professionals in the community, who work hard for our money. We took great care of this apartment when we lived in it and we cleaned this apartment from top to bottom when we vacated it. We want our Security Deposit back.
