Warning: this will be lengthy Before we hired a roofer, I researched licenses, Revdex.com profiles, and Angie's listWe selected three and called for estimatesAll three companies sent a very professional representative out for the proposalOur roof has a relatively low pitch so I had already called my brother, who is a contractor in another state, for his opinion so I would have an idea of what my options wereHis recommendation was not to do shingles because of the pitchSince we had been having an issue with leaks for some time, he also said the only way he would recommend a roof over the existing shingles would be if the contractor could assure us that the bad wood would be taken care of and that would be difficult without removing shinglesHe said nailing into bad wood would defeat the purpose of a new roof The first estimate we received was from a contractor who gave us one proposal for a roof over our existing shinglesThe proposal was straightforward with no guessing on our partIt was mid-range on our budget and seemed fairHis proposal included two sheets of plywood and additional sheets at a flat $which would make calculating additional cost relatively easyHowever, it did not explain how the contractor proposed to ensure that his men would not be nailing into bad wood given the plan to go over our existing roof The second estimate received was from a contractor who gave us a proposal for GAF shingles and a metal reroofThe shingle proposal came out slightly under the mid-range proposal for the roof over from the previous contractorThe metal reroof proposal was at the very top of our budget with little wiggle room for issues if we needed additional woodIn addition, the contract did not give a flat rate and, instead, listed an hourly rate for a supervisor and a journeyman construction worker in the event that wood needed to be replacedSince we aren't in construction, calculating additional fees without knowing how long it would take for the men to replace plywood would have been difficultAnd we'd have felt we had to watch the clock while they were working The final proposal was from Mike Dean ConstructionBen [redacted] came out and was very professionalHe very honestly told us that he didn't believe Mike Dean would allow him to propose a roof over given that he was able to clearly see problem areas and areas that had been repairedHe felt certain that only a reroof with shingle removed would be acceptableWe braced for another top of budget proposal but, by that evening, Ben emailed a proposal which came in lower than any we'd receivedIn addition, the Mike Dean proposal also offered two included sheets of plywood and gave flat rates for additional wood which made calculating potential overage easyA representative was sent out the next day to retrieve a 50% materials checkThe check was cashed immediately but work could not be started for another weeks because of weather issues putting them behindAlthough no one contacted us to keep us abreast, Ben did respond with an explanation any time we made contact to see where we were Once work was started, the roof was stripped in one day and peel and stick membrane was applied before the men left the jobI have several rose bushes and the men weren't warned about themBut a man on the ground used a leof plywood and a tarp to make sure my roses weren't damagedThey also were careful not to walk through the area of new grass we were growing (which they also weren't warned about)They were very professional and cleaned up the site as they leftWhen the metal was delivered a couple of days later, it took them a day and a half for the complete install on our home which is a square foot L-shaped ranchWhen they left, the job was cleaned up and you couldn't even tell they'd been thereThe dumpster company they used even pulled the dumpster forward and got out to check for debris and nailsTwo days after the completed job, Ben [redacted] came back out to inspect and pick up the check for the remainder which only went $over the estimate because of the plywood neededThe same day, a building inspector for the county came by and signed off on the jobWe are very pleased with the work and the professionalism of every representative from the companyThe job price was extremely fair, particularly when comparing with the other proposals, and the work done was excellent qualityWhen we get ready to reroof our garage, we will definitely be calling Mike Dean Construction
