Mike Fusco Home Appraisals Reviews (2)

To Whom It may Concern: This letter is in response to a faxed letter which I received from the Revdex.com on 09/30/concerning a real estate appraisal assignment which I hadI appreciate the opportunity to respond and clarify on what actually transpired in this situationI received an appraisal
assignment through a third party agency (which is and will be referred to as the ***) in August, This assignment asked for the appraisal of a property located at *** *** *** ** *** ** and was to include completion of a proposed addition but there were no plans and specs attached to the order for my considerationI contacted the borrowers on 08/and scheduled to view the property on 08/as I (and all appraisers) are VERY busy at this timeUpon arrival, I was met by a family member and allowed to view the propertyUpon viewing of the EXISTING home, it was quite apparent that there were many unfinished projects within the existing home (which would affect value) - the owners representative indicated that in addition to the proposed addition, the project would also include correction of many of the issues affecting the existing home but he did not know the specificsUpon return to my office that evening (08/19), I contacted the *** and requested the plans and specs for the proposed property and for the repairs to be made to the existing home;on 08/I received some drawings but still no specs and notified the *** as such; on 08/25, I received a message from the *** that they had requested the information from the lender, that the due date of the report had been extended, and that they would keep me advised; on 09/I received additional drawings and dataWhen queried by the *** for a completion date, I explained that this order had essentially been ON HOLD for approximately weeks and that, due to my workload, it had been placed back into my "in process" file but that completion would be delayedWhen I finally was able to begin working on the assignment, it became evident that I still did not have some of the data which I needed and that the assignment was going to be even more challenging than I anticipatedUltimately, though, the report was completed and submitted to the *** on 09/29/Although I viewed the property on 08/19, I was not given the necessary data for its completion until 09/so that is essentially the START date of this assignment - unfortunately I had approximately 15-other assignments in my queue ahead of this oneThis being the case, I actually began working on the assignment around 09/and the report was submitted to the *** on 09/In addition, it should be noted that the reason I am able to list this chain of events so precisely is that a history of the e-mails and notices are maintained on the ***'s website and is documented thereinI understand that the borrowers are anxious to get started on their project as anyone would beHowever, if I had been provided the necessary plans and specs in a more timely manner then I would likely have been able to complete the assignment soonerIn a service business such as mine, I cannot simply sit and wait for information to be provided - if something is missing I request it from the responsible party and then move onto the next assignmentIn closing, I would also state that I am a one-man operation and that I complete, on average, 350+ appraisals per year; I have been in the appraisal business for 30+ years and, to my knowledge, this is only the SECOND time which I have had a complaint filed against me with the Revdex.comI would ask that the obvious circumstances involved in this particular situation be considered as well as my seemingly exemplary service to literally thousands of customers and clients over the past yearsI am available for discussion if you have any questions and I look forward to hearing your findings and conclusions to this complain

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
Mr. Fusco may have contacted the third party [redacted] and requested additional plans and specs.  We Tried to contact Mr Fusco several times to be sure of what additional items he needed and he never returned our calls.  Also, before filing the complaint we attempted to contact Mr. Fusco to see if there was any issues that we needed to resolve so that the appraisal could be finished, and once again the call was not responded to. I understand that Mr Fusco is very busy as are most business professionals.  A simple phone call to explain to us what he needed to finish the appraisal would have prevented any complaint on our part.  Thank you
