In response to this complaint in regards to Nationwide Property & Appraisal Services, LLC. Nationwide follows all State and Federal guidelines in its selection of appraisers across the Country. Those laws can be found on the State and Federal websites. In addition we have followed the same laws... in respect to the appraisal appeal submitted. Thank you.

To Whom It May Concern: Nationwide Property & Appraisal Services, upon all information and belief, suggests that this complaint is improperly waged against themTwo appraisals were performed on this property and both were deliveredFurther, *** *** is not Nationwide's client, she has
never contacted Nationwide, and she was never charged $79.We recommend she discuss her issues with her lender so they can clear up any confusion she has at this moment

I am rejecting this response because:I do apologize about any confusion related to my statementThere are various reasons as to why I am unhappy with my services received making it hard to properly describe via text in the space allotted that is why I wished that I would be contacted by phone or email to the information provided previouslyPlease understand I am a 1st time home buyer and as much research I might have done about the whole process I still have some areas that I am fully clear on. My concerns are about the appraisers actually doing the job correctly and thoroughlyI'm quite unsure of how two different reports from two different individuals from your company can put conflicting and inaccurate information on a reportDue to such neglect I feel that other issues may possibly have been overlooked as requirements Please can I get an explanation how one report can state I have a New AC and Disposal (I would be happy to email the report I have to you.) and then the next include no such information and actually say the AC had been serviced/ With freonbut not be in any working condition,not even able to turn on and blow any air because it was actually a broken motor in the AC handler that needed to be replaced.( its more than obvious when you walk into a place in the Florida spring and its sweltering hot and the AC is turned on to degrees but its reading a temp of 81) - I wouldn't expect your appraisers to know how to how evaluate any such issues but its pretty clear if it can turn on/off correctly in a working condition Plus the difference between something new and something that was Manufactured in covered in dust and rustThen an item such as a disposal not even something being installed. As you can see these are reasons to rise my concern about other factors that might have needed to be addressed but were over looked by NationwideI understand it is my responsibility to consult/hire an inspector for servicesAs stated in my report from my inspection done on March 29thThe Ac handler was broken and from the photos clearly old and not in working order. That is why it was a shock to me when the reports came back stating otherwiseI would be willing to also provide a copy of that report to clearly show you that it is a erroneous problem that was addressed incorrectly by several employees of your companyI would be more than happy a copy of that invoice as well. Then from previous incident a month prior I had an appraisal done by Nationwide because the property came back undervalue of contract at the appraisal, yet that property was one of the " comps" used for this location. In conclusion I don't agree that I was provided with accurate services rendered and that is why I request a refund for those services along with the additional services needed due to this neglectI had been mistaken the cost of my appraisals were $(x2), $and $95( inspection from AC company) for a total of $I fully understand and accept responsibility for any other issues that might have occurred and do not place fault on Nationawide services at fault for other instances unrelated in report inaccuracies. Please be advised that our Chief Appraiser called Mary as requestedHe spoke to her twice to relieve her concernsHe explained that her complaint against us was not appropriateHe explained that it is the appraisers responsibility per HUD to turn on the HVAC and to observe that it is operationalBoth appraisers did just that and it covers their liability per HUDWe truly hope that this matter is now closed. Thank you

Your complaint was based on "poor data analysis"Please re-readIn addition, The appraiser hired by Nationwide is State Certified and fully competentYou asked for follow up to the appraisal and it was given the proper wayWe also handled any issue you had other than possibly the value you wantedWe would like to point out at this time that the law prohibits "undue influence" against appraisersWe suggest going forward you provide factual evidence rather than "here say" to validate your compliantWe will be closing this matter

appraisal that was completed on the property.In regards to your complaint: "I have a complaint because the seller had indicated that repairs would be made ( such a roof) would be determined after the appraisal findingdays after closing I am moving items into my new residence and discover a leak in the garage from the roofThe conditions were unacceptable and I dont fell as if the inspectors did their job for the services" Please understand that per FHA guidelines appraisers are not to be relied on as roof expertsThis would be the job of a Home Inspector or any expert in roof structures or repairsThank you.
