We hired Mike and his crew to do a $12k complete hardscape front landscapingWe found that his "subcontractors" did an acceptable job with block and concrete work, but Mike had no idea of how to communicate and design the hardscapeMike's crew of workers were accommodating, hard working, and willing to helpThe trenches made to handle the water run off were not graded properly resulting in overflowing puddlesMike underestimated the amount of material needed to complete the job and stated that he made this mistake, offered no suggestions to rectify, and had no problem leaving our yard/project unfinishedOur estimate included gates constructed of iron pieces which were welded by Mike himself, unskilled, resulting in very poor craftsmanshipHis business office receptionist had the same lack in customer serviceShame on me for not checking out this site prior to hiring such an un-concerning contractor!

We hired Mike Potter to install pavers at our home On the positive side, they are responsive, show up when promised and get the job done on time The quality of work is satisfactory as long as it is a straight forward flat simple job Anything that requires turns, steps or any real craftsmanship is yeoman-like at best The main reason I would not recommend this business is that the owner is completely unprofessional, confrontational and unable to discuss his own work product in a mature professional manner

I had a long list of things to do after I bought my new houseI wanted to make it more personal to meI found Potter Landscaping very professional and the crew was really politeThey worked thru the AZ heat like it was a spring day just to make sure my projects were done for my family coming in for a reunionThis is what they did for me: block fence around the immediate back yard with paver walkways to the block bbqThey put in fake grass since I didn't want to mow and put nice lighting for evening enjoyment without attracting all the bugsThe patio wasn't big enough for all my outdoor furniture so they poured more concrete to fix thatThey picked out some great plants, put in the irrigation to water then so I don't have to do that either and added more lighting to accentuate them tooTook them a while but they were there before sunset and worked really hardIf my family lived in town I would recommend that they call Mike for their places too!! Guess I will have to make sure to tell all my new friends in town instead!

This company did a fantastic job installing our synthetic grass, paver walkways and patios Were happy with the work done Would highly recommend them

In regards to the gravel, the conversation and the objective at the time of the signing of the contract was to put gravel around the house and not the outer areas We ordered Tons as agreed to in the Contract you signed We have provided the Shipping Ticket as Proof of Tons being delivered We have fulfilled our duty per the contract We have explained several times to you that you need to purchase more granite if you with to have the outlying perimeter area of your yard covered in granite and you refuse to do so and and instead try to ruin our reputation because you need to purchase more granite to cover the additional areas We installed what you purchased
In regards to the Pavers on the Back Patio - the soil washed away in a heavy rain storm - Scottsdale recorded 1/+ inches that Wed aftn, your scuppers are right in the area of the pavers and eroded the soil due to all the water off the roof is diverted to these areas
We offered to come out for free to put more concrete under the edge where it was eroded by the rain We also advised you that in order to prevent this from happening again in a heavy rain storm that you need to purchase more rip rap and build up the area under the middle scupper where you already had existing Rip Rap to prevent erosion prior to us doing any work and to install a Rip Rap Stream on both edges of the Southeast Corner of the Back Patio to prevent erosion
We didn't build your house , your elevations of your yard or do the final grade when the house was built and originally landscape and we cannot change the grade of your yard per Arizona LawWe can come out like we already offered to and put concrete under those edges, however, whether you hire us to purchase and install rip rap or another company your going to need to put more rip rap in the above described areas to prevent this from potentially happening in heavy rain storms.
And yes, we did advise you as stated on the back of our contract we are not responsible for Acts of God, expansive or erosive soilFrom one Righteous Person to another we have fulfilled our end of the contract and have tried to be reasonable and work with you
Should you wish for us to come out and build up the concrete under the patio paver edges again and/or purchase and install Rip Rap for you please let us know

Both the District and Local Representative for Focus Lights went out to the *** Residence yesterday, 4/8/ *** ***, the District Representative had originally scheduled to go to the *** Residence on 4/2/2014, but due to the Rainstorm that came in that afternoon he was unable to work on the lights and I was told by our Local Rep, *** *** that a message was left stating they needed to reschedule on the ***' home phone Mr*** was there yesterday when *** and *** worked on the lights and it is our understanding that he was pleased and everything is working and resolved.In regards to the gravel I have completed my contractual obligation, as provided before a receipt showing that tons was deliveredThe problem is customers have multiple conversations during the estimate process than when they wittle things down they have second thoughts and that is exactly what is happening with Mr and Mrs*** they stated there focus was to upgrade the gravel in the immediate perimeter around the house that was the Tons I ordered and then it was time to install it it only went so far and they wanted to keep increasing the area they wanted to cover I sit down with every customer and review the line itemization contract before they sign and ask is that everything if they say, yes and sign than regardless of any conversations previously had what is on the contract is what is being installed. The above is the same situation with *** Elevated Lot and the pavers we installed on the back patio, we talked about building up an area with a retaining wall or building up the area and taking it to the back fence and opening up the fence and grouting it solid, but then Mr and Mrs*** said the plants would be to low and when it came to sign they didn't want to spend that type of money So, I did a Dirt Turn Down to try and support that edge Again, what is in the contract is what I am installing I have offered to come back and do more work but they don't want to pay for the additional material and labor to do soBoth *** and I have explained to them if they don't want that natural edge that is there they need to either put up a fence, or build up that area and retain it by either building a retaining wall or build up the area to the existing back fence, open up the existing fence and grout it solid.As stated on the front of our contract "?I have read and accept the terms of this contract as stated on the front and back hereof." ??On the back of the contract "This proposal becomes a binding contract on the date received by MPLH/MJGC, signature by Client and down payment signifies that the Client has viewed the material and approved the work to be performed incorporated herein by reference."I have fulfilled all of our obligations, we have responded to everyone of Mr*** questions and both *** and I have explained to him what the options are and that is in addition to the contract and we would be happy to come out and do more work for them, but he insists I owe him for something that is not in the contract and that he didn't pay for Which is not fair to any contractor or company.Should you have any questions, please do not hesitate to contact us at ###-###-#### or***@***.***Sincerely,*** ***

We have received the *** letter on March 11, inquiring about the concerns Mr. & Mrs*** on the work we performed at their home in January, It also should be noted that we agreed to address the items about
the BBQ, Flagstone Cap on February 20th, before they contacted the *** or there was any indication they were going to do so
will address each of the issues in the *** letter as listed
Barbeque Grill Box- I put the junction boxes at the height I always put them atYou are not working with drywall where you can just put them anywhere you have to allow for the joints, grout and the structural integrity of the block*** ***, our mason spent a couple of hours discussing the tile before and after Mr*** purchased it with Mrs*** on the layout of the tile If we had put the boxes lower you would be leaning down to open and close them, because of block joints, grout, etc*** laid the tile out with Mrs*** and after he had the entire top cut for overhang for the wrapped edge Mrs *** came out and asked about putting the tile wrapped edge on the back of the BBQ SheiL *** told Mrs*** that he could do it but Mr*** (per contract customer was to supply tile and grout) would need to go out and buy more tile and he would have to redo the top as he had it already cut and installed based on the layout she told him she wanted Mrs*** responded to ***, "oh" and went back in the house and not another word was said to *** about it At the end of the job Mrs*** liked the way it lookedNow, they are complaining about no trim on the back of the BBQ shell after they laid it out with us We explained we will be happy to back out there but it is a change order
We tried to explain to the customer it is best to have the grill on site before building the BBQ Shell as the Templates don't always allow for flanges etc, but the customer wanted it built with the TemplateWe had agreed to send *** back out and do whatever is necessary to make it fit Due to illnesses and scheduling (unfortunately with this economy we share our Masons with other companies) *** is going out on SatMarch 151h to address this issueWe didn't have anyone else to send any sooner than thisNot every employee is good at potential retrofits if that is what is needed
The Factory representative went out on March 7th and repaired the defective lights this issue is completed
Tons of granite was purchased by Mr& Mrs*** per the contract for $it was to go around the perimeter of the house and that is what our crew did There home sits on a multiple elevation lot Ispread the granite so it would hold on the slopes and when it packs down from rain and time there will still be granite thereAt the time of install Mr& Mrs*** wanted to extend the area to all edges of there property and there was not enough granite to do so Ton of Granite covers SF- 10xarea They need more granite to do the additional areas Again, we tried to explain this to them and offered to come back and install more granite but it would be a change order*** suggested tons based on what she saw when she met with Mr& Mrs*** on Feb18th which would be $
I met with Mr& Mrs*** on December 5, and January 71h, Each meeting was 2-Hours longWe had multiple discussions on the work they wanted down We looked at the Culture Stone Catalog and discussed the types of stone, wet stack, dry stack, etcWe discussed building a BBQ Shell, not building a BBQ Shell Yes, we discussed the slopes and elevations of his lot in regard to the paversWe talked about the slope along the side of the house to the back patio and the back patio area The slope on the side of the house I could make more gradual with adding dirt The back patio area we talked about going out to the wall but it would have to be built up and have a retainin wall to hold the dirt and then the plants would be to low and the cost When I left on the of January and they signed the contract they had narrowed it down to what is listed on the contractI built up the sidewalk on the side of the house to the back patio with dirtI did a dirt turn down with concrete to support the back patio pavers against the slope and that is what I said Iwould do based on the contract signedThe slope in the back patio area is not slight it is severe and there is no way to just put dirt there, it won't holdIt has to have something to retain that dirt, hold it back and they didn't pay for that *** and I have both tried to explain that to them I have offered to install a retaining wall and backfill it with dirt but they don't want to pay for it When *** met with them on Feb18th she explained the same thing to do them- we didn't charge you for dirt work for the area along the back patio, as you can't put dirt along the back patio pavers as it won't hold with out something to retain it*** suggested a metal railing or retaining wall in this area if they were concerned about the elevationIf it was an inexpensive solution Iwould do it and make it go away, just like I did two drain boxes for free because it was the right thing to do to keep the water from pooling and causing erosion problems, but correcting that slope is not an inexpensive solution, nor did we charge them for that
Attachedplease find the written signed contracts, the typed version of those contracts that Mr & Mrs *** requested as the Carbon Copy is hard to read and all correspondence regarding this project
We run our business on Integrity and Quality Workmanship All work has been completed on Original Contracts and Change Orders executed, it should be noted there are no open Change Orders at the writing of this responseThere is nothing to mediateThe items we felt that could be questioned, because of inherent characteristics of material, factory defect, or appliances not being on site at time of construction we are honoring and making sure they are correct for the customer Customer changes of mind or wanting more after the construction is completed should not be held against any Contractor, especially when they have explained the scenarios to the customer several times during the estimating process, construction and afterwards and have offered to come back to do additional work and the customer is unwilling to pay for them

We added a new email address (icloud) and found several other emails including this one in our junk email.PAVERS: [redacted] sent [redacted] (tile person) to clean the pavers the best he could and the results are okay. The date was 3-15 for pavers, barbecue & stone. BARBECUE: [redacted] also made room for the electrical wires so that the barbecue could now be moved back into place. Even though the tile trim was not what we agreed to, we accept it the way it is. STONE REPLACEMENT: [redacted] also replaced the flagstone in our court area which was a big improvement.LIGHTS: We have been in contact with [redacted] this past week as there are six not working. She said someone would repair them. The vendor called on 3-27 to say he thought a manufacturer’s representative would behere 4-2 to fix them. He gave us his number. He has not returned our two calls. GRANITE: [redacted] states “at the time of the install the [redacted] wanted to extend the area to all areas of their property and there was not enough granite to do so”. There is nothing about this statement that is true.[redacted]’s recommended amount of granite did not even cover the landscaped area around our home.DROP-OFFS: This is what concerns us the most. [redacted] will not own up to his agreement that there would be no drop offs, but a gradual slope to the existing wall. He never mentioned needing a retaining wall until we complained to him. It was left in a hazardous state. Now with one day of rain the drop offs are washing away.In summary, we would like the lights, granite and drop-offs to be addressed.
