We moved into ***. The television in the master bedroom isn't working. The reality company has taken over 68 days, and it's still not fixed. They keep blaming AM3, and AM3 has stated all along that they can't fix the wall fish. We need an AV company to come out at the same time as AM3. Our property management lacks detail, and attention to this matter. What makes things worse is that during one of the service calls, they disconnected a 2nd television.

We have been working with the complainant and multiple vendors over the previous weeks to correct the situation with their cable service in their unit. The primary issue was an in-wall cable problem which has been corrected and the last thing remaining is to get a 3rd cable box from the cable company. There appears to be a discrepancy with the cable provider's records and they shows that they have already provided 3 cable boxes when in fact the complainant has only received 2. We and the complainant have an open dialog with the cable provider to resolve this last issue.

I have reviewed the response from Ben. He's correct in this response, and we're waiting on Access Media 3 to respond on the 3rd box. I just sent another follow-up email, and copied Integrity as well.

I am ok with the Revdex.com closing this complaint, and can circle back if we have any other issues.

I would appreciate your help in this matter please. I would first like to point out that this is intended to show you the facts of the situation not to cause defamatory or libelous information. I have enclosed a letter that was sent to Integrity Realty & Management on November 21, 2017. In this letter you will see a recap in events that led to the need for the Revdex.com.

I hope to include the response letter that I did receive from Mr. P at Integrity Realty. I feel that his response and the way the services of a property management company were handled were very unprofessional and I would like to save someone else from having to deal with this in the future. I would have liked some communication from them or for them to accept that they were hired to manage the property.

Integrity was hired because we saw the value in out sourcing our property management on our rental. The referral came from a solid source. I did my research and read up on the company and was pleased with the way they presented themselves. We hired them and were very disappointed by the outcome of their service. My biggest problem is the way that they have chosen to handle the situation at hand.

I mailed the letter to cancel our contract, first and foremost, and to get a response from Mr. P. At this point we still have not had verbal communication. I have worked in customer service most of my adult life in one way or another and this is not how you handle a problem of this scale. Accusing us of looking for a person to put blame on is unacceptable. We know exactly who to place the blame for the vandalism on, and we are pressing charges against the vandals and are in contact with a Detective in that matter.

I can understand that Integrity doesn’t want to accept the financial side of the damages and I could have accepted that if it would have been presented in a courteous manner and they had acknowledged the fact of what went down, and the role that their company assumed with the property. I did not insinuate that they handled this matter wrong, Integrity did handle this matter wrong. Look at the facts and please intervene so that they do not respond to another person in this manner ever again and it would be nice if they would at least acknowledge that this happened, and let their customers know that they are there to manage the property.
If it is of any help to you, I do have pictures of the day the unit was turned over to Integrity and what it looked like when we canceled our contract with them.

Dear Mr. P,
There are a few matters that need to be addressed, and I have not received a call from you, or a follow up call from your agent, Brian E, to do so cordially. Myself, *** and my husband, *** met with Mr. E on September 22, 2017 at ***. All events disclosed in this letter pertain to this location. At the meeting on September 22nd, Brian assessed the property and we spoke about price and process and agreed to retain the services of Integrity Realty & Management. Both Brian and myself took photographs of the location, which I have included copies of. At that time, we were given a hard copy of the contract and we were told to sign the e-copy that would be e-mailed to us. *** and I turned over two copies of the door key and two copies of the mailbox key to Brian that day. I kept the clicker for the gate to obtain a second one from the HOA, and was instructed to leave the clickers in the drawer in the kitchen next to the sink for the future tenants.

We spoke with Brian twice during week one. He showed the property and instructed us to reduce the price. He then showed it again in week two and still no tenants were obtained. Also, the tuner that you e-mailed us reflected one showing, that we could tell, but it did not appear to show the second showing that Brian had mentioned. He advised it was someone already with your company who lived in the area and was looking for a new unit to rent. We are unsure why it wasn’t documented that he showed our property, and to whom.
Given that no tenants were signed, and after much consideration, *** and I decided that we would meet with a real estate agent to weigh our options on selling our property. We made an appointment to meet with an agent on October 20th.

When we arrived for our meeting with the selling agent on October 20th, we unlocked the door to find the unit had been vandalized, trashed, and was occupied. There was no evidence that there had been a break in, leading us to believe they may have had keys. There were two adults and a dog present in the unit. *** called 911 and I called Brian. The man inside asked what we were doing there, we told him we owned it, asking him why he was inside. He said, “It was left open.” After speaking to neighbors, there were 3 adults, 2 children, and a dog living in the unit, exact amount of time unknown. When Brian called back he apologized and asked me to send him pictures of the people to see if he recognized them from any of the showings. He said that he was at a meeting and that he would come to the unit as soon as he could. I sent the pictures to him via text, and when we spoke again he advised he didn’t recognize them. I asked him at this time if he would come and take the lock box from the unit and that we no longer needed Integrity’s services. He instructed me that Integrity doesn’t cover damages like this and to contact our own insurance company. When Brian came to remove the lock box there were no keys inside of it. Brian and I communicated via text messages over the weekend. I asked about the keys to mailbox and told him we wanted to get them back as soon as possible. He told me he didn’t have them. I asked him to have the owner contact me and he told me the owner was aware of what was going on and he would be calling me on Monday October 23rd. As you are aware, I have not received any phone call yet, from you or any party associated with Integrity.

I have spoken with an attorney regarding this case and I was instructed to cancel the contract in writing, per the agreement. This letter is to predate the verbal conversation that was held on October 20th , that we, *** and ***, no longer require the services of Integrity Realty & Management, as Integrity Realty & Management failed to keep their contractual obligations of keeping the unit secure and properly maintained, by mishandling the keys to the unit. A contract had been signed and the unit was left in Integrity’s care and because of this we believed Integrity had the “exclusive listing” of the unit, and as such, we believed the unit would be cared for and maintained per the standards outlined in the contract. Because of this belief in the contract we signed with Integrity, we did not check on our unit after the first week we retained Integrity’s services. We believed Integrity to be a professional management company.

We would also like to make a formal request demanding our two mailbox keys be returned to us. They should be located at your office with any other keys turned over to your agents. If you cannot provide the keys, we request a payment of $45.00 to have the box rekeyed and keys replaced by the post office.
Finally, we would like to try and settle this matter out of court if possible. We will give you the opportunity to split the cost of repairs to the unit. We have enclosed pictures of the aftermath of the damage done to the unit, while it was in Integrity’s care. There was graffiti, burns all over carpet, walls, and vanity. Dog feces, trash, knife marks in the walls, holes in the walls and door. The whole unit had to be carpeted, cleaned, patch and paint work on all walls and doors. The repairs accumulated were $3000. We are demanding that Integrity pay half of these costs in the amount of $1500. This does not include the time we had to miss from our jobs and family or the stress of completing the work. Please see that we are trying to work with you in regard to this matter.

We will be contacting the Revdex.com, ***, *** Reviews, and *** in 7 business days if we have not heard from you to settle this matter. If you are not educated on disputes with the Revdex.com I suggest that you do so before you turn down this offer. At this time we will also start the process of filing with the small claims court.

In conclusion, to confirm the details with in this letter, the contract between us and Integrity Realty & Management is terminated. We need the two mailbox keys back or $45 for their replacement. We request $1500 in compensation for half of the cost of the repairs made to the unit, that was left to you in great condition and returned occupied and trashed.

We have already provided a detailed response of our position on this issue to the complainant which I have attached here. Our position has not changed since that time nor our resolve to file for injunctive relief through the courts if they continue to pursue any slanderous or libelous acts that diminishes our business reputation. We consider this complaint to be such an act and, as a result, will be consulting with our attorney to determine our next steps.

We have no further comment on this complaint.

This company has WAY OVERCHARGED us for simple maintenence issuses, some issues were already around before we moved in. First they charged us $1400 in repairs for broken upstairs cabinets (were not even broke.) Then they charged us for a broken fence (The fence was already broken when we moved in, they told us not to worry and they would fix it when it was bad enough.) Third they charged us for busted screens(however we emailed them on day 1 to have them fix, they said they would fix them come spring and never did.) They also charged us to secure curtain rods, unnecessary in my opinion. They charged us the ending water bill,$25 which we had paid, and $90 for a "soap dispenser" Which was also broken when we moved in, oozing out black gunk. Finally they charged is 500$ for a house cleaning and 300$ to shampoo the carpets from our pets. My brother cleans homes for a living and his compay cleans homes thay size for no more than 200$. Finally, a couple times in the duration of the lease we had to have plumbers come by and fix our sink. The plumbers told us the sink was installed wrong and drained at an incline, in effect causing a clog every so often. Which is not our fault, however we were forced to pay for the plubling and Integrity Realty refused to fix this problem too.
