August 12th, 2015Revdex.comEuclid Avenue4th FloorCleveland, Ohio 44115-2408Re: ID [redacted] - ***, [redacted] - [redacted] ***To Whom It May Concern: Please accept this letter as response to the claim made by Ms***, after the deadline, as we were out of town and have just been informed of this matter We are disputing Ms***’s claims that nothing was taken care to assist her in her situation and that mold was present in the property We agree that Ms [redacted] made a maintenance request, the only difference is that we sent our repair crew the same day to snake out the main drain line and cleaned out the gutters to ensure the water would flow away from the house The basement did have some water on the floor but did not flood by average standards In addition, there was no time for mold to grow in the basement as it was taken care of immediately Also, after speaking with mold experts after the presence of black mold was found over a decade ago, we want it to be made known that black mold represents less than 1% of molds found in homes and the only way to confirm it is black mold is to have it tested at a laboratory In her claim she stated that she has already moved from the property, after only have resided there for one week, and has moved out of state, in addition to asking for her money back Since she has broken her contract, not only will she not be receiving a refund, but she will be expected to make full restitution to cover the lease agreement that she broke by not fulfilling the terms of the contract, or her obligation We had meet the requirements for a timely repair and thus are not required by law to make restitutionWe do hope that this satisfies any doubts about the matter but should you need to discuss this further with us, please feel free to contact us.Kindest Regards,Sandstone Realty

We received the complaint for no heat from the tenant and had a service technician out as soon as we couldUnfortunately, when the technician arrived there was a part that was faulty that needed replaced that had to be orderedThis was the cause of the delayThe heat is now fixed and we offered a $credit to the tenant for the inconvenience, which he acceptedThe water bill was paid and service was not interrupted to the property

Thank you for your patience while we looked into this matter and during a transition of management within the office We reviewed MsB***'s complaints and are sorry to hear that she has not been satisfied with our services Sandstone Realty had taken over management of this property in August of When we were notified of the issue we sent our maintenance technicians out to make the repair to the kitchen sink We found that prior to our managing, there was in fact a pipe from the kitchen drain line that went directly into the floor drain We made the drain repair to drain back into the main sewer line and we have not had any further correspondence from MsB [redacted] since that time She is correct the basement cannot be waterproofed as it is an old sandstone basement and that just is not feasible Considering that the drain line issue has been corrected there is no need to waterproof the basement at this time As far as mold is concerned that is a two fold matter Black mold accounts for less than 1% of all mold found in homes according to a mold remediation specialist we have used in the past Also, the only way to determine if it is black mold is to have it tested in a lab setting, which to our knowledge, was not done by the tenant If she has lab results she would like to share with us we would be happy to look into this further A double deposit is often required for applicants that may have an issue in one area, say job history, or credit score, but would otherwise qualify for a unit We offer for them to pay a double deposit for those tenants and then the choice is theirs whether or not they want to move forward with taking possession of the property We do this as a way to help guard our clients, the owner of the property, from additional expenses the tenant may incur As far as her credit is concerned the number she provided in the complaint is not the same as we have on file And children are never a factor for determining if an applicant qualifies for a unit Children are always welcomeWe contacted the tenant on 7/26/about renewing her lease with us and she replied that she would be happy toIn fact, on 7/26/she renewed another one year lease term for that unit Here is a copied date and time for that lease signing.IP Address: [redacted] 07/26/05:20pm EDTShe is not eligible to move based on the terms of her lease We will not be giving her free rent for to months so she can find another place to live The home has had the repair made and there is no reason to move at this time The security deposit stays with the unit and no funds will be returned until she has vacated the property at the end of her lease and a walk through inspection has been preformed by our company And under no circumstances will we pay for a moving company That is not a service we provide for our tenants at this time.Please let us know if there is anything we can do to further assist in this matterKindest Regards,Sandstone Realty

It has been 2 weeks since I've notified Sandstone Realty about my ceiling leaking in my bedroom and in my living room. Also, my last complaint was never resolved. Sandstone Realty lied to the Revdex.com about a part being replaced in my apartment for my heat as well that is also out again. Just a bunch of liars and this company needs to be dismantled. 2 weeks ago I come home to find out my ceiling was leaking in my bedroom and living room. I call the 24/7 maintenance line and the guy said someone will be out to my apartment within a couple days. On the 3rd day, a technician comes in and looks at it, goes upstairs to the apartment above us and wrestles around a bit. He comes back downstairs to tell me the roof caved in and is on the floor of the apartment above us so he's gotta have some people come out to fix it before he can fix our apartment. He then proceeded to leave and we haven't heard from anyone since. Now, my carpet is soaking wet in my bedroom, my couch was wet on the whole right side in my living room and there's rings of wet ceiling in my bedroom above my bed, living room is spreading down the wall, mildew smells in my bedroom and living room and mold forming. After two weeks I've tried to contact them each week to speak to the supervisor he's always doing something apparently when I call, "oh he's on a conference call, oh he's at lunch, oh I don't know where he is, he just walked out" there's always something! Meanwhile, on top of that, my heat was out all of November from my last complaint. The heating guy came and did a temporary fix on it by pushing the manual lever and showed me how to use it because there's a faulty wiring somewhere and the valve is broke in my apartment so he said when Sandstone wants to pay for the parts to fix it he'll do it but his hands are tied pretty much so this will have to do for now. So the rest of December was ok heat for it being broken and now January I haven't had heat for 4 days out of the 6 days so far and I can't get a hold of the supervisor at Sandstone but finally got through to the 24/7 line tonight 01/6/17 and they acting so nonchalant like a leaking ceiling and no heat is no big deal! I have a child, he's 2 years old and its 48 degrees in my apartment, we could see our breaths so it's been really unsafe to where I have had to stay at my friends house for the past 2 nights in order to keep us warm. My son has gotten sick and so have I from being in this cold apartment and no real resolution has been given. A freaking caved in roof and it snowed, rain and hail already in January alone so just imagine the leaking I have in my apartment in addition to no heat AGAIN! All the owner and Samdatone care about is getting their rent and doing the minimum. You would think being as though the roof is caved in that would be getting fixed time now, as soon as it happened next two days should've been getting fixed. My heat for my apartment should've been fixed properly. As a tenant of an apartment I shouldn't be learning from a heating guy how to mess with buttons and levers because it should be fixed completely not a temporary fix. Sandstone is a heartless dump of a place. My health is at risk, son at risk, while they get to go home in a heated home with a good roof and no leakage. This is outrageous and they need dealt with. For this whole apartment complex. The health department has already been here 3 times last year because of people getting flooded out, still having to pay full rent, I have a soaked carpet, mold, leaking roof, no heat and they want me to pay full rent or get evicted? No, hell no. I will take them to court before I do that and I have GREAT team of lawyers who would do pro bono being a veteran in the Army. Next step is health department and court.  I want my rent FREE or nomore than $285 for having to put up with this mess over and over. A leaking ceiling in both my bedroom and living room, soaked carpet, mold, having to stay with a friend and giving them an inconvenience, no heat, and just not fixing things properly. The owner of this apartment complex and Sandstone Realty both need to give me my rent no more than $285 if not free and my things that need to be fixed, need to be fixed in a timely manner it's been 2 weeks with my ceiling and 4 days with no heat and its 48 degrees in my apartment. I have a 2 year old. We could die from hypothermia, flu, get frostbite anything especially to my son.

took possession of the property they immediately called and made the complaint.  Our maintenance team was dispatched to meet the tenants at the property at 4pm.  They did not arrive until 4:25pm and when we met them at the door they refused to allow us into the unit to inspect the property or make repairs.  We followed up with them several times and each time we were met with objections allowing us into the unit to make their repair requests.  Since they are barring us from making repairs they are not entitled to break their lease nor will they be receiving a refund.  If they continue to deny us access to the property we are prepared to post an 24 hour notice of intent to enter and make the repairs.   As for “rat poison” on the carpeting, we do not use those materials and would have hired a professional exterminator, should there have been a need.  There are no rats, or other rodents, at the property so there is no need to use a poison to eradicate them.   We try to resolve issues without owner's involvement as that is what we are hired to do.  Our staff is instructed to provide the owner’s information, upon request.  If they still have not received a copy of the owner’s information we would be happy to provide it for them.  They will need to contact the office to make arrangements to gather that information. In the meantime we were made aware that they had also applied for another unit and we believe that they want to move to the other unit and are using excuses to be let out of their lease.   It is a legally binding agreement and we will not be allowing them to break the contract.  The unit is in nice condition and is livable.  We do not rent units that are uninhabitable and the tenants were allowed the opportunity to view the unit prior to signing the lease, at their showing, and made a conscious decision to proceed with taking possession of the unit.   Should you need to reach us to further discuss the matter we can be reached at [redacted].Sincerely,Sandstone Realty

August 20th, 2015Revdex.com 2800 Euclid Avenue4th FloorCleveland, Ohio 44115-2408Re: Complaint ID#[redacted] - [redacted] - [redacted]To Whom It May Concern: After reviewing Ms. [redacted]’s response we again disagree with the statement provided.  If you would please re-read the first response we provided, no where in the statement was August 5th mentioned.  Our contractor may have said that it was a raw sewage back up, we are not disputing that.  What we are disputing is that we did not provide service and that the tenant is owed a refund.  As mentioned previously, she has broken her lease and still has an outstanding balance so no refund will be provided.  In addition, we made timely repairs, which she confirms in her response, that we had two separate contractors on site.  Since she vacated the property before repairs could be completed, while she lived there, she is not in a position to say they were not completed at all.  In fact, we have resolved the issue and the property is currently on the market for rent.We hope this will end this matter as it is clear that we have taken all the necessary steps to rectify the situation, and with the former tenants admission that she is no longer in the unit, there is nothing further to discuss regarding this situation.  Should you need to reach us for anything further please call the office at (440) 324-5275.Sincerely,Sandstone Realty

back.  We had already released the funds to the owner.  I will ask if the owner is willing to refund the money but I have not had an owner yet that has returned a deposit that was due to them.  Once a tenant goes into the next month they are required to provide a new notice and pay for the months that they will remain in the unit. We have looking into her accounting and yes her account was charged $25 late fee when it was not warranted. This has been fixed. As far as cleaning the unit was clean when she moved in. We wanted to make her happy so we sent someone over, but was not able to finish. We have no pictures of her...

The tenant has always had a high balance on the water bill. If the balance is over a certain dollar amount a 3-day notice is served explaining that the bill needs to be paid. not been paid. The last work order we have received about water leaks for this house was well over a year ago. The unit has passed section 8 requirements, if it was leaking at the time of inspection it would not pass. The tenant is encouraged to put in a work order if the leaks have recently come back

Hello, We had not been aware that the heat was not working again until yesterday, and we have a heating technician out there today looking at the furnace and thermostats to get this resolved. We did receive the work order for the leaking ceiling. The problem was from a vacant apartment that was above the tenant and was leaking into the tenants unit. The problem was fixed in the vacant apartment, and the technician that was sent out there stated that there was no more issue. We just found out yesterday from another work order that this was not the case and the tenant is still having problems. Therefore, the tenant will be receiving a call about scheduling somebody to be out there to fix it. On the previous complaint, the tenant asked for reduced rent, which he did receive. Once the heating and leaking ceiling problem is fixed, which we just found out yesterday was still an issue, we would be more than happy to discuss a reduced rate for this month for continued issues.
