I was hired to do a visual inspection of an occupied home and to provide a written report with pictures As to the complaints [redacted] states I came to her property to do an inspection She did not own the property, the owner agreed to a visual inspection through realtors for a potential purchase [redacted] being a potential purchaser at time of the inspection [redacted] states that I did not get on the roof to inspect roof mounted HVAC unitMy report states that I do not get onto roofs nor does the owners liability insurance cover me getting on his roof nor did he give permission to do soThe unit was properly installed as per visual pictures in the report and operational closer inspection was not needed from the roofShe states that the defect was a blistered condenser not sure what that is never heard of that term used before$charge? My report states age of hot water heater is unknown, I have been told by agents it was installed in My visual inspection is only at the time of the inspection and the report shows a picture of water tank with gas line and shut off valve connected to the water heater and the tank was producing hot water to the fixtures at time of inspection [redacted] states that a gas leak was coming from the gas connectionA gas leak is not a visual thing and if not strong enough for owner, buyer, agent and myself to smell there is no way for me to know thisGas leaks are detected by the gas provider [redacted] as they have the detectors to do so and it is a free service [redacted]
