On January 3, 2016, there was an online payment that was made for $On January 7, theonline payment was returned for insufficient funds *** and *** *** were charged a $75.00returned ch*** fee, and late fees of $These fees are acknowledged in their signed lease
agreement, which is attached On January 7, 2016, *** *** went into the office, and spoke with the Community Manager YvetteA***He stated that his rent was returned due to the fault of our websiteYvette told Mr*** that there is nothing wrong with our system that processes the online payments, but that she would look into it On January 8, *** and *** left a message for Yvette C***, Assistant Asset Director, to call them back, and discuss their rent paymentYvette called *** at 5:PM, and notified him that she was unable to waive any fees or late fees associated with the returned ch***Due to the item being returned Insufficient Funds (NSF), this was not an error on MEB’s part nor fault of our processing system, Property Solutions He was very upset, and Yvette apologized that unfortunately due to Fair Housing Laws, we have to be fair and consistent with all residentsAfter a lengthy discussion, he said he understood, and that he would make the payment that day He made an online payment for the total $on January 9, As verification of the NSF return from Property Solutions, we have attached the documentation from the online system To address the claim of break in to their neighbors’ apartment, MEB has not received a report of such from either the resident, the Courtesy Patrol Company, *** *** *** nor the Albuquerque Police Department.To address the claim that work orders we not processed timely or ignored, please see attached, thecompleted work order reports from the accounting system These, as with all work orders, are processed within hours The only time MEB is not able to address these work orders in hours is if parts are needing to be ordered or if the resident is not available to provide permission to enter.MEB will not return any of the fees that were charged to *** and *** ***Their check wasreturned due to insufficient fundsThat was not an error caused by MEB or Property Solutions

I am rejecting this response because:The MEB management is not being truthful about not knowing of any crime on the propertyI have attached a document from ABQ PDS crime mapping website There have been crimes reported on this property since 1/22/to datePlease see attachedThe office is well aware of the crimeI was told if the office is open they are made awafre of the calls that are on this propertySo unless if the same person that claims they havent gotten messages from me is monitoring the abq pd calls they are aware of all police visits to the propertyAs I stated they are just not being truthfulIn addition *** @ *** the website host for the resident portal is the one that admitted to us that the website was having issuesAnd it was not the fct that the check bounced the money was taken from a saved accountNot the account that I entered manuallySo that is a lie We have never bounced a check which can be verified with either of our banks in the years we have had the accounts and that is a slanderous statementThey also neglected to address the other people that had issues with the resident portal.They also keep refusing to admit their mistakes in terms of the maintenance and repair complaintsIn my last response I provided an email with of their staff members requesting answers to my concerns and repairsI \actually had to go through the process of calling Yvette in AZ in order to get anything doneWhich is not rightI shouldnt have to call the corporate office when their is onsite management here. Furthermore they have neglected to let the tenants know that there has been several apartments that have been infested with bed bugsWhich they should let us know so that we can protect ourselves.As I stated this property and its management do not have any care , concern or regard to their residents feelings, health or safetyWe will be taking further action to get resolution for the mistake made on their part for the rent this month and (for the fees to be returned) and for the additional concerns that have not been addressed
