I have received and read the complaint from *** *** in regards to property address*** On Friday night X-I received a voicemail from *** (***'s significant other)
stating that there was water over filling their kitchen sink, I immediately sent my onsite maintenance man to her apartment at approximately 10:30pm , there was a clogged drain from the upstairs apartment making her sink over fillMy maintenance man informed the upstairs neighbors and *** not to use their kitchen sink and dishwasher for the nightOn Saturday morning I had my assistant *** check her apartment for damages and help clean, there were no damages seen or smell, per *** she didn't need help cleaning*** and the upstairs neighbor were informed on Saturday that maintenance would be there on Monday to fix the issue so the mean time we asked them not to use her kitchen sink and dishwasher, both agreed to wait until Monday when maintenance cameMonday X-my maintenance supervisor came and fixed the issue by unclogging the kitchen sinkOn Friday X-I received a call from *** that her kitchen sink was overfilling again, at this time I hurried over to her apartment, when I got there her sink was not overflowing there was a little bit of water in the sink, I immediately informed her and the upstairs neighbors not the use their kitchen sinks and dishwasher until Monday when maintenance got hereI offered to have her floors cleaned and her husband declined and stated "he can clean his own floors." On Monday X-our maintenance man unclogged the kitchen drains once again; since then there has not been any more issues with clogged sinksMs*** signed a rental agreement with Mission Oaks Apartments and on paragraph it states she must provide a day written notice to vacate her apartmentMs*** turned in her day notice on 7-31-For any questions please feel free to contact me at (XXX) XXX-XXXX

1)She did not send her "maintenance man" immediately; *** *** saw him walking around the apartment complex and approached him to let him know what was happeningHe advised he was unable to assist with the problem unless he received orders from *** and that he doesn't even get paid to help with the maintenance issues
2)Neighbors upstairs did not stop using the water, I could hear the water running upstairs from my apartmentThey did their laundry and hung up their clothes on the balconyThere are or more people living in a bedroom apartment, how can they NOT use the water for weekends?
3)There was sewage water coming out of the sink, how can sewage water not smell
4)*** offered to help me "clean" by bringing a cup and a bucket so we can use that to get the water outManagement should have hired professionals to clean up the sewage water because it is a health hazardThere are microscopic pathogens floating in the air that will land on anything and everything and can cause health problems
5)I was not given the option, I was told I had to wait until Monday to have someone come and fix the sink from leaking sewage water onto my kitchen floor and carpet
6)The second time I had this issue, which was a week later, she did not answer my callsWhat is the point of having an emergency maintenance number if no one picks up
7)Even though the sink was not over flowing the second time I had this issue, it still required immediate attention because it is sewage water coming up from the kitchen sink where one prepares their daily meals and is a health hazard
8)Neighbors upstairs continued to use water even after "they were told not to"
9)Regarding the cleaning of the floors, I did not want someone who is not even an employee of the apartment complex to come into my home and clean the floorsThe floors needed to be cleaned by a professional because they were contaminated with sewage water
The procedure management should have taken to resolve this issue was to relocate us pursuant to civil code as the apartment was uninhabitable conditionsThe apartment should have been cleaned by professionals due to contaminated toilet, bath, kitchen disposal water being on my kitchen floor and belongingsInstead I had to live in an apartment contaminated with sewage water for over a month because the manager said I had to give a day notice otherwise I would have a balance of $1,with Mission Oaks Apartments

In regards to the incident that has been mentioned by our previous resident *** ***, I would like to inform you that I *** *** Manager of Mission Oaks Apartments was informed of the issue that was at handI followed all procedures and protocol that are needed and did what I could to have this matter resolved in a timely matter and to the best of my abilitiesI had my maintenance man look into the same day and kept our promise to resolve the issue Monday on both occasionsMiss *** was offered resources in which she declinedIt is unfortunate that Miss*** feels that her issues were not resolved to her likingMission Oaks Apartments prides itself in providing a safe and clean environment for out residents, in no way would we allow to have our residents live in unsafe conditions that could possible endanger the health of those residing in our complexWhen inspecting the apartment I did not see any type of leakage from sewage that could harm the residents in any wayPlease feel free to contact me if you have any questions XXX-XXX-XXXX

It is in fact unfortunate that the issues were not resolved in a timely matter and that protocol was not followed as it should have beenMy boyfriend and I declined the "resources" offered to us as they seemed to be absurd; a cup and bucket to take the sewage water out of our apartment seemed inadequate, nor does the manager saying "Let's just put the garbage disposal needs to be fixed for now." There are witnesses and I of course took pictures and video of the sewage water in my apartment that I will be posting on yelp along with a review, with that being done the evidence can speak for itselfThank you for your time
