Mr [redacted] and his wife moved into Mission Ranch Apartments 7/31/ Prior to their mothey submitted a Rental Application agreeing to the terms of the contemplated lease agreement Both parties signed this agreement reflecting receipt of a $deposit and a $application fee Payment was made in the form of a money order # [redacted] Handwritten notes on the money order written by the purchaser reflect these same allocations Mission Ranch's ledger reflects the same and the funds were applied as $application fee/$deposit Move out inspections are encouraged in the Texas Apartment Lease Agreement under paragraph #and are performed on a regular basis at the resident's request The original condition which the [redacted] 's received their apartment is unknown due to the MoCondition Inventory sheet not being returned to the office for their records The [redacted] 's also signed an Animal Addendum which is an attachment to their lease agreement The Animal Addendum reflects in paragraph #that a $one-time non-refundable fee is due at the time of signing The $payment was never received by Mission Ranch The Animal Addendum further states in paragraph #that residents will be responsible for defleaing and deodorizing of the rental unit which was charged to them at the time of their move-out Cleaning instructions were provided to the [redacted] 's shortly after their notice-to-vacate was received Our charges are reasonable and fair We are not pursuing the collection of the $one-time non-refundable fee which is due the property The [redacted] 's were not charged for the cleaning of their carpets The [redacted] 's itemized final billing reflects $in water bills with late fees, only $for cleaning, $for damages to replace the living room and bedroom blinds and $to deflea and deodorize the unit

You did not address my statement that I was told there were no charges for small nails and the apartment was not U.Vlighted before I moved inThe urine, if there was some was some is not from my dogsThey have never messed in the houseWe have left the apartment for two weeks locked up while we were on holidays and there was not a urine odor when we came homeMy cleaning lady did not smell it eitherYou wrote a bunch of gobbledygook prorating the paint and carpet and skirted the issues I want answers toYou have lied to me and stole my money and that is what I want you to addressDo you have a bill from before I moved in that the apartment was u.vlighted? carpet cleaners on the rugs and then they decided that they smelt urine after the place was closed for two daysSo they hired their regular carpet cleaner to come down and UV light the carpetThe carpet was not UV lighted before I moved in! These apartments are fking HORRIBLE! I have pictures of certain areas of the building structure falling apart. I have been harassed relentlessly by the landlord by the name of Brittany. The landlord was extremely racist towards me. She continuously undermined my complaints against this guy, and then when I finally confronted this damn guy about his bullying, then all of a sudden Brittany and the police barred me from the apartment. I was harassed and bullied by a guy by the name of Eric Turnipseed at the Mesquite location, and the harassment was nonstop. fk THESE PEOPLE

As was provided in the documentation you requested, we stand by our evaluation of the subject apartment.  Our firm processes Security Deposit Summaries on a regular basis and utilizes consistent policies for determing use that is above normal wear and tear.   We appropriately prorate paint, carpet, and other issues.  It is unfortunate that this previous resident was not accepting of the pet issue in the hallway.  We only charged for sealing the hallway, and a carpet reclean and did not charge for flooring replacement in the hallway even though the carpet was 4 years old with a life of 7 years.  We opted to install tile in the hallway and felt that prorating that charge would be inappropriate.  As we understand the issue, the carpet cleaning company declined to reclean the carpet.  The resident did a good job in cleaning the apartment with minimal charges from us other than the flooring issue. Cordially[redacted]

fee.  Payment was made in the form of a money order # [redacted].  Handwritten notes on the money order written by the purchaser reflect these same allocations.  Mission Ranch's ledger reflects the same and the funds were applied as $100 application fee/$100 deposit.  Move out inspections are encouraged in the Texas Apartment Lease Agreement under paragraph #40 and are performed on a regular basis at the resident's request.  The original condition which the [redacted]'s received their apartment is unknown due to the Move-In Condition Inventory sheet not being returned to the office for their records.  The [redacted]'s also signed an Animal Addendum which is an attachment to their lease agreement.  The Animal Addendum reflects in paragraph #8 that a $400 one-time non-refundable fee is due at the time of signing.  The $400 payment was never received by Mission Ranch.  The Animal Addendum further states in paragraph #18 that residents will be responsible for defleaing and deodorizing of the rental unit which was charged to them at the time of their move-out.  Cleaning instructions were provided to the [redacted]'s shortly after their notice-to-vacate was received.  Our charges are reasonable and fair.  We are not pursuing the collection of the $400 one-time non-refundable fee which is due the property.  The [redacted]'s were not charged for the cleaning of their carpets.  The [redacted]'s itemized final billing reflects $86.59 in water bills with late fees, only $115 for cleaning, $100 for damages to replace the living room and bedroom blinds and $75 to deflea and deodorize the unit.

Review: My husband and I have rented for the last fifteen years since we moved to the United States and never have I had this happen. I can supply you with management information on other places we have rented in Klamath Falls, Or. Hattiesburg, Ms,Willows, CA and even a house in Cal Park, Chico, Ca. We have always had our full deposit returned and never encountered such scrutiny with a move out. We have since moved to Oregon and they knew we were not going to drive for 8 hours to check if what they were saying was the truth. The month previous to move out my husband, the dogs and me left for a week. The place was closed up and the furnace was off. There was not a smell of urine when we returned.

Horrible absolutely Horrible. Before we moved out I had a cleaning lady come and go over the apartment from top to bottom. This was a lady that was recommended by management. I had a professional window washer come and do the windows in and out and a carpet cleaner come.and do the carpets. Imagine my surprise at the walk thru when the apartment was not cleaned to their specs and [redacted] or [redacted] or what ever the managers name is found a piece of lint on the top of the washing machine drum. She ran her fingers over the slats of the blinds and said she could feel grit. Couldn't see it but she could feel it. She lifted the top of the stove and said it was not cleaned properly. I got the cleaning lady back in to clean everything she wanted and the manager said she had to get their own cleaners in to clean the dishwasher. Even though the maintenance man, [redacted], had just taken my dishwasher apart a month earlier for me to clean. This gets worse. Well after that the manager said she smelt urine in the apartment because it had been closed up for a few days and she had a black light inspection done and found old dog urine in the rug. I had it cleaned but she had to get [redacted] in to redo the carpet. My dogs have never messed in the apartment. I asked her about it perhaps being from the previous tenants and she said their were not dogs in that apartment previously. I call B.S. Makes one wonder what is going on. This get more insane when my cleaning lady went back after the apartment was closed up for a few days and she didn't smell a darn thing. Then they charge for the painters to go in and touch up the nail holes, maintenance repairs. They are a bunch of Liars. When I moved in I gave them 850.00 security deposit. It cost me 100.00 for a cleaning lady, 150.00 for carpet cleaners, 65.00 for windows. Then they kept 500.00 for all the above things. I should have walked away and not had a thing done. Even if you try to clean it yourself they will come up with a way to keep your deposit. I would love to be there when Karma comes around. Do not rent here unless you have money to throw away.Desired Settlement: As you can see I put a lot into cleaning and sanitizing the apartment. They have reimbursed me 300 and some dollars out of my damage deposit. They kept over 500.00 and I want the balance of deposit returned to me. I did everything they asked plus more that cost me over 300.00. I expect to pay a window cleaner, carpet cleaner and cleaning lady on a move out and have done so in the past. But for them to say it wasn't up to their specs is a lie. When they said there was urine in the hallway from dogs I asked if there was dogs previous and if they did their ultra violet light. They said there were not dogs in the apartment before. When I spoke to neighbors who had been there before me they said there were dogs. Somebody is lying. I left that apartment the same as I did all the previous places I have rented. Thank you.
