Unjustified/overcharges for damaged carpet replacement. I received a final billing statement from the complex after moving out of the residence on 9/28/13. The amount was for over $800, all for carpet (although there as note advising the apartment was left in good condition). Early last year, my pet was sick and soiled the carpet, apparently it went thought the carpet and padding despite my cleaning. This area was concentrated in ONE section of the living room. If anything, I was expecting to replace that piece of carpet and that piece alone. The carpet was placed in the apartment brand new and days prior to my move in last September. I was informed that I now had to pay the above amount because they have "decided to go with a different color of carpet in the apartment"...therefore I had to pay for the re-carpeting of the ENTIRE apartment. I see this as simply a reason to change over to something they wanted to do, change the carpet color, and have me pay for it. If the carpet was just done before my move in, had I stayed at the complex would my carpet have been replaced with this said new color? I don't understand how they could spend money on brand new carpet and then completely convert to something else when the issue can be resolved by a less costly method. I was advised if I did not make a payment arrangement by the end of the month the issue would be turned over to collections. Due to financial difficulty, doing so would put me in a greater hardship than what I'm currently in. I have no issue paying for a piece of carpet, however I see it unfounded to have to pay for the recarpeting of an ENTIRE apartment when I did not damage the carpet for the ENTIRE apartment. Desired SettlementNot having to pay for $800 for carpeting. Lower amount possibly considerable, but surly not the amount they're asking for. Business Response Mr. [redacted] moved into the apartment 9/1/12, with new carpeting and pad installed in the apartment several days prior. After Mr. [redacted] gave his 60 days notice to vacate the apartment, our Service Manager [redacted] did a pre-move out inspection of the apt., and explained to Mr. [redacted] that after he moved out and the apt. was empty, we would inspect the underside of the carpet & the pad--if it had pet urine, the carpet would have to be replaced. [redacted] explained that since the carpeting meets at room transitions, that partial replacement would not be feasible. When Mr. [redacted] moved out on 9/30/13, [redacted] inspected the apt. and carpet. Although the apt. itself was left clean and in very good condition, the carpet pad was stained with urine in the living room as well as a bedroom. The account was charged with carpet replacement value, which takes into account the original carpet installation date as well as depreciated cost by days occupied. On 10/2/13,a Final Account Statement was mailed to Mr. [redacted] along with a copy of the depreciation schedule. The carpet installed in 2012 was later discontinued. We did not change carpet colors or vendors. I am going to revise the Final Account Statement, as we were not billed extra for sealing the floor.Mr. [redacted] was an excellent resident, and we were sorry to see him go, and regret any frustration he may have felt after moving out and receiving the final accounting.
