While we understand that no tenant would by pleased by receiving a bill due after moving out, our charges we made in accordance with the tenant’s lease agreement and Washington State Law.

May 2016 were $114.50 ($1,010.00 less prorated rent credits of $353.70 and $541.80).  Repairs, cleaning, yard care and invoice fees (per lease agreement) were in fact $2,149.53.  After applying security deposit, this does leave a balance due and owing of $1,444.03.
We do understand that the tenant claims to have completed their own move-out repairs, however these repairs were not approved by our firm and did not meet the standard for the property.  The repairs deemed necessary after the tenants vacated the property totaled the above amounts.
Finally, and in response to the claim of eviction, there were no eviction proceedings taken against the tenants at any time.  The tenants were offered a renewal three months prior to the expiration of their lease.  Because of their housing assistance program, they felt they were unable to sign the renewal by the renewal offer expiration date.  Following the expiration of the renewal offer, a lease was signed with new tenants.  Because of the new lease, the existing tenant’s lease expired on its natural end date of 5/4/16, originally agreed to on 1/24/2015.  The tenants were not “evicted”, their contract simply expired.
