08/25/17 First visit of site / Lead 09/01/17 Customer was presented with contract and chose to sign the contract    Chimney was in danger of falling down / Contractor was asked to complete the demolition of the chimney as soon as possible.      Customer was informed...

that Contractors would be there on Tuesday to take down the chimney - it was a holiday weekend     Contractor received permission from the City of Strongsville to complete      demolition of the chimney only. 09/05/17 Contractors arrived to remove the chimney. Permits needed to be applied for before Contractor could move any further into completing      additional work.  Contractor applied for the proper permits.  09/25/17 Permits were approved 09/29/17 Removal of interior concrete and brick wall was completed 10/03/17 Contractor found asbestos surrounding the air ducts.  Per city code Contractor could not continue work until asbestos was removed.  10/05/17     Customer was presented with a change order for the removal of the asbestos.  Customer chose not to sign the change order and          decided they would find another company on their own to remove the asbestos.    Contractor’s work was put on hold until the asbestos could be removed as per      city code.  10/12/17 Contractor left message 10/19/17 Contractor tried to set up appointment to meet with customer...customer declined 10/26/17     Contractor left message 11/02/17 Contractor left message 11/07/17 Contractor left message 11/09/17 Contractor left message - Asbestos still had not yet been removed.  11/10/17 through 12/5/17    Asbestos was finally removed from company customer contracted directly with  11/28/17 Spoke with customer about change order for additional HVAC work that needed to be completed 12/1/17 Appointment scheduled to sign Change Order to continue work - Customer canceled and rescheduled for 12/4/17 12/4/17 Customer canceled appointment and rescheduled for 12/6/17 12/6/17 Customer signed Change Order  12/06/17 City of Strongsville needed to inspect that asbestos was removed.  We are very clear in explaining to customer’s that we are in fact a general contractor and do utilize sub contractors when needed.  We ensure that our subcontractors are insured and carry workers compensation if necessary.  Many of sub contractors have been working with us for years.   Our contracts clearly states “Customer is responsible for the removal of all personal items from where the work is to be performed.”  Contractor is not responsible for the removal of knick knacks and furniture.  Customer was aware of when we would be there and chose not to have the area cleared out prior to our arrival. Contractor did their best to secure the area and the items where work was to be performed.  Dust is inevitable and is always going to occur throughout the home with most construction projects. Contractor tries to keep the construction area clean but at times this is not possible. In regards to the Change Order in the amount of $1,622.00 and the money customer is asking to be refunded, Customer never signed such Change Order therefore customer was never charged for it....there is no refund as the change order was never signed nor billed. The amount was never paid.  We are not certain that the dumpster cracked the driveway but we did explain to the customer that once the weather broke we would take care of the cracked concrete.  There was minor damaged done to the neighbors yard.  We have already filled the area with dirt and again as explained to the customer we will fill the area with grass seed once the weather breaks.  This project was never said to be a five day project.  There is a lot of work to complete. Unfortunately due the delays the customer has caused this project is taking much longer than anticipated.  Calls are not returned, appointments are constantly being rescheduled and the biggest delay was customer wanting to obtain their own asbestos removal company.  Time and time again we have had to wait on customer to make decisions, not allowing us to continue working and forcing us to reschedule the work.  R.A. Kalfas Construction knows that any construction project can be a trying and stressful experience.  We do our best to keep that at a minimum.  When the customer chooses not to work with the contractor and make the necessary decisions in a timely fashion it makes the experience that much more difficult.
