The complaint filed by Mr. [redacted] is not factually accurate.
1) Mr. [redacted] moved out on 9/16/15 without providing a 30 day notice that was required in his lease, which automatically goes...

month to month when his primary lease term ends.
2) Mr. [redacted] did not pay rent for the days that he lived in the unit in September prior to giving notice.
3) Mr. [redacted] arranged to have a walk-through of the unit on 10/2/15 and then failed to show up.
4) Mr. [redacted] has not yet received his settlement statement, but by Missouri law we have 30 days from his notice to provide this. We actually waited to send this because we had not done the walk-through. He will receive his settlement statement as required by Missouri law.
5) My agreement with the property manager who placed Mr. [redacted] is that they would collect ONE month's rent to cover their placement fee. They were not authorized to collect more.
6) If Mr. [redacted] has a record of this payment, I would be happy to be a witness against the property manager should he choose to press charges. At the same time Mr. [redacted] was paying his deposit this former property manager was stealing money from me, so I don't doubt this part of his claim could have happened. The property manager was [redacted] Management owned by [redacted] and operated by her son [redacted] They live at [redacted] in [redacted]
7) There is other damage to the unit. For example, two interior doors were removed from their hinges and the doors have been damaged.
Until I heard Mr. [redacted]'s claim that he paid two months rent in deposit, I had actually planned to sue him. Per his lease he owed me 45 days of rent not paid ($900 x 1.5 = $1350). Between back rent owed and damage to the unit, I don't expect him to receive anything back on a deposit of $1800. Since I only received $900 for his deposit (in the form of payment for his placement), I'm not inclined to make any concessions on the property damage. Mr. [redacted] will receive the itemization as required by Missouri law.
