Good Morning, After looking into our history of communication with this tenant, it was noticed that a call was never placed prior to 12/31/regarding an issue with a gutter on the houseA contractor was sent to this location to repair the gutter on 1/2/We have had no further problems with this area mentioned by the tenant until 2/22/14, when she placed a call to our after hours emergency call centerThe call center did not contact our maintenance tech on duty that SaturdayOur company responded to the house on Monday 2/24/14, to remove the fallen gutter and the repair of installing a new gutter was done immediately bu our contractorWith the terrible winter we've been experiencing this season and the amount of ice that has been building in various locations, our response to her call was fast and professional This complainant has made several references to previous calls to us that quite simply have never taken placeOur records indicate a total of four calls into our office since 10/1/12, all of which have been handled unless prevented by the tenant which has happenedWe do inspect the exteriors of our properties and make necessary repairs on an as needed basisIf I can be of further assistance please feel free to contact me immediately.Thank you, [redacted]

Attached please find the page of [redacted] 's ledger that shows her rent was adjusted effective 6/01/once there was a change in family size and income She did not pay her August of rent and therefore that left a credit on her account in the amount of $As you can see, the money was refunded to [redacted] on August 20, Also, please know that a Tenant Association was formed with the first meeting held on July 8, All postings regarding future meetings will be on the bulletin board in each community building Per your conversation with John Farkas, the maintenance issues have been addressed Regarding the closet doors and knobs, [redacted] removed them from her apartment and put them outside They have been ruined We will be happy to replace them at her expense The plumber who performed the repairs will contact [redacted] directly, once the Town of Amherst plumbing inspector commits to a final inspection date Furthermore, as discussed, the addressing of the cable lines has to be coordinated by [redacted] and her service provider to re-route the lines so as not to attach them to the newly sided buildings Also, and inspection of the grounds has been done and there are no electrical hazards to be found If you should require additional information please contact myself or John Farkas Thank you

I would like to personally apologize to Mr*** for being inconvenienced with regard to this matter, as we always strive to keep our tenants happy. As Mr*** states in his complaint, he had a lease running through
February 28th, 2014. Upon informing us that he had received a job offer outside of the Buffalo area, we were able to re-rent Mr***'s apartment for November 15th, 2013, which allowed him to break the lease agreement without penalty
Mr*** paid his monthly rent by utilizing our on-line payment system. He had an automatic payment arrangement set up with his bank to pay his rent in full on the first of each month. While he was only responsible for rent up through November 14th due to his circumstances, the bank paid us the full rent amount as it was originally set up to do. Unfortunately, upon closing out Mr***'s account and refunding his security deposit at move out, the manual rent adjustment that was required to credit his rent ledger was overlooked, as we generally do not have move outs taking place mid-month
Upon returning from my vacation in January, my assistant *** had informed me that she was unable to reach Mr*** He and I finally touched base via email shortly after and I informed him that I would follow through on the refund of his rent credit immediately. After receiving Mr***'s most recent email that after days he had still not received a check, I requested that our accounting department look into the matter. Mr***'s reimbursement check has been processed and we will be sending it out in todays mailThe check is in the disputed amount of $(please see attached).

I am not requesting anything specific from MJ PatersonI would like the public to know how they conduct businessIf MJ Peterson wants to change the way they operate or not is not my concernI will not continue to do business with them in the future.

What action should they take? Here is what has changed about my initial complaint:  I am no longer disputing the $354.  It appears that the foyer is being cleaned on a more regular basis (floor and carpet). The hole in my closet was has been covered with 2 pieces of plaster board and 8 screws. A third faucet since early April of 2015 was replaced in my bathroom sink and it is no longer leaking.  The cabinet does have water damage from the first 2 faucets that were leaking extensively.  The town of Amherst inspector, [redacted], came on June 15th.  He has to come again so that the work can be completed.  August 15th. will be 2 months.  See attachments regarding 2 pieces of base board missing in my bathroom.  Also, notice the black spots on the bathroom floor in one of the attachments.  The bathroom floor needs to be retiled.  The seal that was placed on the 3 parts that connect my bathtub has come undone.  There is plaster slapped all around my tub since April 9th, 2015.  This needs to be removed and the bathroom needs to be painted.  On August 9th., it will be 4 months since the new tub was installed! Since my initial complaint, we have a new manager/landlord in July.  Our former Landlord, [redacted], lasted for about 3 months. I'm not sure who responded to my initial complaint to Revdex.com from M. J. Peterson Corporation because I don't see their name.  They should have their name in there response because it is full of lies.  Also, it is very unprofessional to send a response without a name. First, I have had no conversation with John Farkas regarding my initial complaint to Revdex.com.  I spoke with Mr. Farkas once on the phone in February of 2015 regarding the unacceptable behavior of one of his workers that was doing the vinyl siding on our buildings.  To clarify:  the 2 closet doors in my son's bedroom where removed by Adam R[redacted], the head maintenance man who is still working at Brewster Mews Apartments, Jeremy, and Scott in approx. 2011.  Jeremy and Scott are no longer working for Brewster Mews Apartments.  My son needed room for his bed and Adam stated that  one of the tenants had their closet doors removed because the wanted to use the closet space for an office space. My coat closet still needs a knob.  The knob is plastic and broke in two.  The knob needs to be replaced.  If they can't match the other knob on the closet door, then they need to replace both knobs.  I have bought a shower curtain, hooks, and a bar for my linen closet because I was sick of it having only one door for 3 or 4 years.  About 3 or 4 years ago in the late Fall, the door came undone from the hinges.  I called a maintenance work order into the office, but like most of the work orders at Brewster Mews Apartments, they appear to go in a "black hole" and never addressed.  I put the door that had come undone on my patio because it was the holidays and I had no room for it in my apartment.  The maintenance men took the door from my patio.  The rubble from the lamppost that was knocked down by the snow plow near my apartment is still on the ground.  Please see one of the attachments. I didn't pay the rent in August of 2014 because I received a letter from Maria Perez, the then Landlord, not to pay it.  I wanted to attach the letter and several more papers and pictures, but I am not able to because I have not been given more room for attachments by Revdex.com..  In September of 2014, I noticed I had a balance of $203. on my ledger and I asked Maria Perez if M. J. Peterson could issue me a check for $203. because I owed money to National Grid for my electric bill.  Maria Perez contacted corp. and had a check for that amount mailed to me. There has been no discussion with anyone regarding the cable wires on the ground solution.  This is another lie.  Since December of 2014, when the cable wires were placed on the ground on both sides of my building (please see 2 attachments) when the workers were doing the vinyl siding on my apartment, I have had conversations with Adam R[redacted] about the wires on the ground.  He told me they were cable wires and some of the Russian tenants were mad about the cable wires on the ground and wanted to know when they would be put back in place.  I have subsequently submitted a maintenance work order on-line in May of 2015 regarding the cable wires on the ground.  I submitted the same work order at least two times.  No one to this day has told me what was going to be done about them until I read the lie in the Revdex.com response to my complaint.  First, when I moved into Brewster Mews Apartments, a HUD subsidized apartment, I was forced to buy cable for $30. per month if I wanted to rent the apartment.  I was forced to buy cable for 31 months which totaled $930.  I was sent (wanted to attach, but couldn't) a letter by Ed J[redacted], the then landlord, in June of 2011 that I would get a break of $158. off my ledger if I paid off the cable.  The $158. was never deducted from my ledger after I made all the cable payments.  The cable was paid directly to Brewster Mews Apartments when I paid my rent.  The cable wires were already around my apartment when I moved into my apartment in June of 2008 because all the residents were being forced to buy cable which I believe is an illegal practice..  Currently, I don't have cable because I never wanted cable.  In approximately June of 2012, Brewster Mews Apartments management permitted the tenants to opt out of cable.  I did, but I do pay [redacted] $14.99 per month for Internet service.  The cable wires are not my responsibility and if they are, management should of told me back in December of 2014.  Where is [redacted] suppose to put the wires on both sides of my building that are now on the ground and have been on the ground since December of 2014.  I also still see wires on the ground of the apartment that is connected to me (174 I).  Obviously, they haven't been informed that it is their responsibility.  Unreal.  It is Brewster Mews Apartments (M. J. Peterson Corp.) responsibility to get the wires off the ground.  They are the ones who put them on the ground.  If they want me to contact [redacted], then they need to send me a letter to this effect and they need to let me know where I am suppose to tell [redacted] to put the wires.  Again, unreal.  Brewster Mews Apartments is an apartment complex for elderly and disabled people and it is subsidized by HUD.  M. J. Peterson is getting money from the government and they need to do their job.  maintain the buildings, do the work orders on a timely basis, and treat the residents with respect and dignity.Please see attachments regarding the main door to our foyer that is suppose to be locked at all times for the security and safety of the 6 apartments in the building, the unpainted wall around the fan in the laundry room, the dirt and condition behind the washer and dryer. After 7 years of attempting at various times, I was able to get a Tenants' Association off the ground with the help of two other residents and the media.  7 residents were present in all and all agreed to form a tenants' assoc. and agreed that the living conditions at Brewster Mews needed to be improved.  Specifically, the timeliness of the work orders.  Also, accountability and appropriate notice regarding the work orders.  Also, the all had general concerns about living condition sat Brewster Mews Apartments.  [redacted] was present and 3 people from M. J. Peterson Corp. were present.  The 3 people from M.J.P. Corp. were not welcome or invited by me. to our first meeting.  They show no respect to the tenants and are attempting to quash the assoc. before we can get it off the ground.  They have been informed not to attend the second meeting.  Let's see if they can respect the residents who are part of the tenants' association and the association.  Please see [redacted], July 6, 7, 8, and 23rd.  Also, [redacted], July 7th.  All stories are on-line  These stories are eye-opening regarding the condition of the exterior of Brewster Mews Apartments. Again, the rest of my initial complaint still stands. The infractions are too numerous to list and by M. J. Peterson's initial response, I don't see much hope of working out a solution.  Of course, I have been aware of this for 7 years. I thought accreditation by Revdex.com meant something.  I'm starting to have serious doubts that it means anything. Also, in the future, I would appreciated being addressed as Ms. [redacted] by anyone who is representing M. J. Peterson Corp.

My response is detailed in the word document labeled Revdex.com response and it contains item the could not be pasted into this text field.  I will try to cut and past it in here but it will not contain all of the information and it is easier to read in the word document. Mj Peterson states that the time in which we came back with the inspection report was out of contract when it in fact was not.  Mr. [redacted] was told and already had prior knowledge that an inspection had to be completed because of the NACA loan and a report had to be given from NACA's HAND department detailing what needed to be fixed as a result from the inspection.  For that reason my realtor put in the contract that was signed that we had till the 6th to come back with the report.  All of this information was known and they still signed the contract. Mr. [redacted] wrote to my realtor on the on the 31st.  Mr. [redacted] began to negotiate a contract with another buyer while in contract with us. From: [redacted]Mr. [redacted] redlined us because of the organization we went through for financing.  To this day the Mr. [redacted] and the sellers attorney [redacted] have not responded to any communications from our realtor or the attorney’s from NACA.
