In response to complaint # [redacted] , I will address each item separately Basement leak This was being handled with a major drainage repair connected to conductor lines This was an ongoing, extensive capital improvement project The project was completed in April Unfortunately, when the area gets a torrential downpour, as we have had, some water will still come in, as in many areas, this occurred with the last few downpours It states in our leases that items stored in the basement are stored at your own risk and should be on pallets or shelves This area of Cheektowaga has drainage issues and the town is fully aware of the situation Refrigerator The call for maintenance was on 7/14/ Our maintenance staff was out on 7/18/17, deemed the refrigerator needed to be replaced and the replacement was done on 7/21/Dishwasher First call was 6/20/17, maintenance was out and repaired the latch on 6/22/ Tenant called again and appointment was 7/11/17, latch repaired again and worked fine Looked at dishwasher again when out for the refrigerator, made the decision to replace dishwasher to keep tenant happy Replacement made on 7/21/ Windows On 5/25/maintenance was out to check the windows Deemed replacement of master and front bedroom windows We replace windows on an "as needed" basis, so this unit was added to our list of capital improvements - window list A contractor was contacted on 7/10/to contact tenant directly for measurement Windows will then be ordered and installed by the contractor Bathroom sink leak Tenant called 5/24/and maintenance was out on 5/25/ Sink trap appeared to have been damaged by something stored underneath the sink Continued using sink until maintenance arrived Maintenance had to remove everything from under the sink and then replaced the trap Doors Tenant called on 6/28/and maintenance was out 6/30/ Screens and doors were all taken care of Everything that the tenant has called in has been addressed in a timely fashion If you have further questions, please don't hesitate to contact our office

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below. I got a response from the company and I had a choice to accept or reject but it wouldn't let me type a responseWhat they stated was somewhat true, but those dates they have you neglected to reflect on all the other times we called about the same thingsThe doors we looked at and adjusted but they still are not fixedThe screens have NOT been fixed, they are merely held in with one screw as I explained in my original complaint and the master bedroom screen is now on the ground again waiting to be "screwed" back in because this company does things half a!They lied about the dishwasher, they did fix the latch twice but the latch has nothing to do with the fact that the machine stops completely in mid cycle, or finishes full cycle but soap is still in the dispenserAnd sometimes the dishwasher didn't even startAs far as the refrigerator goes, it was freezing all the food even on the lowest settingLast but not least, the leak in the basement, regardless of whether or not the town is fully aware does not change the fact I want behind the wall checked for black mold, and when/if I find out our there is, it's not going to be pretty for MJ Peterson! Date: 10/17/This is regarding a young man who lived in unit *** ** *** *** *** and the security was received in his roommate's nameUnfortunately, after reviewing the situation there was nothing else that could have been done. The security is always refunded in one check,
which the previous manager that moved them in should have informed themAttached is a copy of the lease, move in documents and well as a tax form filled out by only *** ***, who would like the security check, as you can see never, signed the documents tying him to the apartmentWithout that there is no way to even refund a check into his nameI would have needed the lease documents signed by him, as well as security transfer paperwork if the check were to be put in ***'s nameThis was not a decision that was made; this was the only choice due to documents as shownMy sincerest apologizes for any inconvenience that this may have caused, but there is nothing that we could have done legally otherwiseIf you need anything else on our end please let me knowThank you, Anna *** Property Manager

Here is what has changed about my initial complaint: I am no longer disputing the $354. It appears that the foyer is being cleaned on a more regular basis (floor and carpet)The hole in my closet was has been covered with pieces of plaster board and screwsA third faucet since early April of was replaced in my bathroom sink and it is no longer leaking. The cabinet does have water damage from the first faucets that were leaking extensively. The town of Amherst inspector, ***, came on June 15th. He has to come again so that the work can be completed. August 15thwill be months. See attachments regarding pieces of base board missing in my bathroom. Also, notice the black spots on the bathroom floor in one of the attachments. The bathroom floor needs to be retiled. The seal that was placed on the parts that connect my bathtub has come undone. There is plaster slapped all around my tub since April 9th, 2015. This needs to be removed and the bathroom needs to be painted. On August 9th., it will be months since the new tub was installed! Since my initial complaint, we have a new manager/landlord in July. Our former Landlord, *** ***, lasted for about monthsI'm not sure who responded to my initial complaint to Revdex.com from MJPeterson Corporation because I don't see their name. They should have their name in there response because it is full of lies. Also, it is very unprofessional to send a response without a nameFirst, I have had no conversation with John Farkas regarding my initial complaint to Revdex.com. I spoke with MrFarkas once on the phone in February of regarding the unacceptable behavior of one of his workers that was doing the vinyl siding on our buildings. To clarify: the closet doors in my son's bedroom where removed by Adam R***, the head maintenance man who is still working at Brewster Mews Apartments, Jeremy, and Scott in approx2011. Jeremy and Scott are no longer working for Brewster Mews Apartments. My son needed room for his bed and Adam stated that one of the tenants had their closet doors removed because the wanted to use the closet space for an office spaceMy coat closet still needs a knob. The knob is plastic and broke in two. The knob needs to be replaced. If they can't match the other knob on the closet door, then they need to replace both knobs. I have bought a shower curtain, hooks, and a bar for my linen closet because I was sick of it having only one door for or years. About or years ago in the late Fall, the door came undone from the hinges. I called a maintenance work order into the office, but like most of the work orders at Brewster Mews Apartments, they appear to go in a "black hole" and never addressed I put the door that had come undone on my patio because it was the holidays and I had no room for it in my apartment. The maintenance men took the door from my patio. The rubble from the lamppost that was knocked down by the snow plow near my apartment is still on the ground. Please see one of the attachmentsI didn't pay the rent in August of because I received a letter from Maria Perez, the then Landlord, not to pay it. I wanted to attach the letter and several more papers and pictures, but I am not able to because I have not been given more room for attachments by Revdex.com.. In September of 2014, I noticed I had a balance of $on my ledger and I asked Maria Perez if MJPeterson could issue me a check for $because I owed money to National Grid for my electric bill. Maria Perez contacted corpand had a check for that amount mailed to meThere has been no discussion with anyone regarding the cable wires on the ground solution. This is another lie. Since December of 2014, when the cable wires were placed on the ground on both sides of my building (please see attachments) when the workers were doing the vinyl siding on my apartment, I have had conversations with Adam R*** about the wires on the ground. He told me they were cable wires and some of the Russian tenants were mad about the cable wires on the ground and wanted to know when they would be put back in place. I have subsequently submitted a maintenance work order on-line in May of regarding the cable wires on the ground. I submitted the same work order at least two times. No one to this day has told me what was going to be done about them until I read the lie in the Revdex.com response to my complaint. First, when I moved into Brewster Mews Apartments, a HUD subsidized apartment, I was forced to buy cable for $per month if I wanted to rent the apartment. I was forced to buy cable for months which totaled $930. I was sent (wanted to attach, but couldn't) a letter by Ed J***, the then landlord, in June of that I would get a break of $off my ledger if I paid off the cable. The $was never deducted from my ledger after I made all the cable payments The cable was paid directly to Brewster Mews Apartments when I paid my rent. The cable wires were already around my apartment when I moved into my apartment in June of because all the residents were being forced to buy cable which I believe is an illegal practice.. Currently, I don't have cable because I never wanted cable. In approximately June of 2012, Brewster Mews Apartments management permitted the tenants to opt out of cable. I did, but I do pay *** *** $per month for Internet service. The cable wires are not my responsibility and if they are, management should of told me back in December of 2014. Where is *** *** suppose to put the wires on both sides of my building that are now on the ground and have been on the ground since December of 2014. I also still see wires on the ground of the apartment that is connected to me (I). Obviously, they haven't been informed that it is their responsibility. Unreal. It is Brewster Mews Apartments (MJPeterson Corp.) responsibility to get the wires off the ground. They are the ones who put them on the ground. If they want me to contact *** ***, then they need to send me a letter to this effect and they need to let me know where I am suppose to tell *** *** to put the wires. Again, unreal. Brewster Mews Apartments is an apartment complex for elderly and disabled people and it is subsidized by HUD. MJPeterson is getting money from the government and they need to do their job. maintain the buildings, do the work orders on a timely basis, and treat the residents with respect and dignity.Please see attachments regarding the main door to our foyer that is suppose to be locked at all times for the security and safety of the apartments in the building, the unpainted wall around the fan in the laundry room, the dirt and condition behind the washer and dryerAfter years of attempting at various times, I was able to get a Tenants' Association off the ground with the help of two other residents and the media. residents were present in all and all agreed to form a tenants' assocand agreed that the living conditions at Brewster Mews needed to be improved. Specifically, the timeliness of the work orders. Also, accountability and appropriate notice regarding the work orders. Also, the all had general concerns about living condition sat Brewster Mews Apartments. ***, *** * *** was present and people from MJPeterson Corpwere present. The people from M.J.PCorp. were not welcome or invited by meto our first meeting. They show no respect to the tenants and are attempting to quash the assocbefore we can get it off the ground. They have been informed not to attend the second meeting. Let's see if they can respect the residents who are part of the tenants' association and the association. Please see *** * ***, ***, July 6, 7, 8, and 23rd. Also, ***, July 7th. All stories are on-line These stories are eye-opening regarding the condition of the exterior of Brewster Mews ApartmentsAgain, the rest of my initial complaint still standsThe infractions are too numerous to list and by MJPeterson's initial response, I don't see much hope of working out a solution. Of course, I have been aware of this for yearsI thought accreditation by Revdex.com meant something. I'm starting to have serious doubts that it means anythingAlso, in the future, I would appreciated being addressed as Ms*** by anyone who is representing MJPeterson Corp

This email is sent as our response to the above complaint regarding the refund of an application fee received from *** ***Mr***’s application was received on June 13, 2016. Mr*** included a $money order with his application as payment for the application feeMr*** was
interested in a 1-bedroom apartment. At the time his application was received the apartment he wanted had been rented to another applicant who applied before him and we did not have another apartment available by his desired lease start date of August 1, My assistant spoke to Mr*** to inquire if he’d like us to still process his application and keep it on file should another apartment become available. He elected to cancel the application. We informed him that because he had made the money order payable to Princeton Housing, we would have to process the payment through our account department and accounting would issue a check for the refund of the application fee.The refund was processed and a check was mailed out to the address provided on Mr***’s application. As a result of this complaint and speaking Mr***’s mother, it was discovered that the check should have been mailed to a PO Box address.A new check has been generated and mailed to the PO Box given to us. Regards, *** *** Thank you for the prompt responseThe old manger, Ms.*** ***, told me on July 14, 2015, "since *** was living in the same apartment in 2014, he doesn't need to do all the paperwork again." She even asked me to deduct the $that I paid for the application fee from the security deposit and send her a check of $instead of and his roommate paid $but unfortunately the new manger refunded the entire security deposit to his roommate and said that "*** is not tied to the apartment." I attached a copy of some payments I paid, and the original check of the security deposit will be sent by the bank in 5to business days because it was an electronic check

This letter is a follow up to the response dated 10/17/for complaint ID #***. We have no record of the complainant, *** AwadShe is not a lease holder nor a co-signerWhile Ms*** is no longer with the company, I assume the “paperwork” that Ms*** was referring to was the application, not the leaseThis is why she offered to credit Mr*** the $fee, as he would now be a past tenant that she already had a history on and didn’t feel the need to run the standard credit check for him on his upcoming move in. Apparently this unit was vacated on 5/31/2015, as classes at the University ended and the occupants went home for the summerThat same unit was occupied again on 8/1/Had a renewal been signed for 6/1/2016, no further paperwork other than a signed renewal would have been required. On the other hand, having new occupancy dates and new tenants, a new lease was required. While I believe that Mr*** may have intended to be a party on the lease dated 8/1/thru 5/31/2016, he did not show up at move in and the new lease was only signed by *** ***.Mr*** *** may have been another person occupying this unit, but the security deposit was set up and refunded to Mr***, as he was the only lease holderMr*** not only signed the required W-for the bank, he also signed all other appropriate documentsThis made him the only person legally and financially responsible. While Mr*** may have made payments to MJ Peterson due to an agreed upon living arrangement with his roommate, MJ Peterson and London Towne Apartments had no legal right to refund any monies in MrMohamed’s name. Even the “notice of intent to vacate” was only signed by Mr*** with his requested forwarding address for the security deposit refundOur recommendation would be to have Mr*** *** contact his old roommate, Mr***, to ask for his share of any monies back. Good Morning [redacted] -Ron [redacted], Director of Facilities and Maintenance, was out to this unit on Thursday, August 3, 2017.  His inspection of the unit found a trail of dried mud in the basement from the heavy rains from the week prior.  There is NO mold in the basement.  As for the windows/screens, contractor already contacted.  The contractor is [redacted].  The process takes approximately 30 days from measurement to installation.  Three upstairs windows are being replaced.  If there are any questions, please let me know.  Regards,  Joyce [redacted]  Property Manager

To Whom It May Concern: This letter is in response to [redacted]'s concerns about her late rental payment in October of 2015. Along with my letter of response I have sent you copies of 3 day eviction notices that have been sent to  Ms. [redacted] over the last couple of years. As you can see, she...

pays her rent late almost every single month.  The month t hat Ms. [redacted] has complained about is October 2015. The 3-day notice was hand delivered to her home on Thursday October 15, 2015. It expired on October 18, 2015 which was a Sunday. When the Parkside staff came into the office at 8:30am on Monday October 19, 2015 Ms. [redacted]'s rental payment was NOT in our outside drop box as she has stated it was (the drop box is located outside of our office so payments can be dropped off any time) Because it was not there, her paperwork was submitted to our attorney for non-payment. It was sent by email to our attorney at 11:35am on Monday 10/19/15. During the whole day of 10/19/15 we did not receive a payment from Ms. [redacted] nor did she come in or contact our office. When we came into the office on 10/20/15 there was nothing in our drop box nor did Ms. [redacted] come into our office during our business hours that day. When we came in Wednesday morning 10/21/15 there was a payment in our drop box from Ms. [redacted]. This means she would have dropped it in the box after 5pm Tuesday 10/20/15 or prior to 8:30am Wednesday 10/21/15.  (Our office is very organized for rent collection. Payments are date/time stamped when received and notes are also made when we receive payments.) Ms. [redacted] is correct in saying that we had just hired a new assistant and the money orders that she dropped in our drop box were stamped with our bank deposit stamp in error. The money orders were sent back to Ms. [redacted] immediately on the day we received them (a copy of the letter is included dated 10/21/15) Ms. [redacted] did come into our office on 10/21/15 AFTER receiving my letter, complaining because the money orders had been stamped. Because of this she could not get her money back from the store that she purchased them from. Because her paperwork had already been sent to the attorney 2 days prior and she was being processed for court already, I contacted our attorney and I informed them of what happened with the money orders. Our office and the attorney agreed to work out a stipulation with Ms. [redacted] which meant that she would not go to court and she would not be evicted,but her payments would have to be made to the attorney directly. Our attorney also agreed to accept her money orders as payment. As part of the stipulation she would make her October 2015 and November 2015 rental payments directly to the attorney. (I have submitted a copy of her stipulation as well that Ms. [redacted] signed on 10/23/15)  Please note that because Ms. [redacted]'s 3 day notice had expired and no payment was received, our officefollowed through and submitted her paperwork to our attorney per our rent collection policy. If you review the stipulation she signed with the attorney, the total amount that she paid was $1714.00.  After Ms. [redacted] paid the total of $1714.00, our office received a payment from the attorney totaling $1229.00. $1044.00 of that was for her October and November 2015 rent and $60 of that was for late fees. Currently Ms. [redacted] has a credit of $85.00 on her ledger. After breaking all this down, this means  that Ms. [redacted] paid a TOTAL of $400.00 in fees directly to the attorney. Ms. [redacted] did not pay her rent on time nor did she drop her money orders in our drop box prior to 10/19/15 as she is claiming she did. Our office checks the rental drop box multiple times per day for this exact reason and to make sure that payments don't get forgotten. Had Ms. [redacted] paid her rent on time, she would not have been in the position to receive a 3 day notice in the first place. And as you can see, she has received many 3 day notices in the past. As stated before, Ms. [redacted] absolutely did not drop her money orders in our drop box prior to 10/19/15. If she had, her paperwork would have never been sent to our attorney for non-payment.
