I met owner at property, there was STANDING water, I did turn breaker on no hot water, There was an ongoing water leak resulting in black mold under vinyl in kitchen leaking under to carpeting in all roomsOwner agreed there was BLACK MOLD, called county they condemned property until items were repairedCompany response is incorrectMonies were refunded after I called every person available for help in resolving issue, my concern was that they rented this home which was in such bad condition to an unknowing family or person who would be stuck without money resources to get out of lease or have a place to live

Security deposit.Regarding the specifics of his complaint, there was indeed a water pipe that had busted in? the shed and when *** *** initially saw the property, the water was shut off to repair the? pipePrior to move in, *** *** insisted the pipe had not been repaired based his own? observations of hearing a “lussing noise” and seeing water' Standing en the ground outsideWe? immediately informed the owner and the eontractor ot.`wl1at*** *** reportedAfter boththe conttaetor and the owner visited the property, they both assured us the pipe had been repaired? and there Was no ongoing leak counter to *** ***s reportUpon his move in, *** ***? once again called our office to repoit the pipe had not been repairedWe diseussed this With the? owner who met with *** *** at the propertyThe owner explained to us the hissing noise? *** *** had heard was due to the water valve not being fully shut off and the owner did not? see Standing water on the groundAny water *** *** reported earlier could have been clueto the ground being frozen which prevented the water from being reabsorbed at that timeMr.? Schmidt was unsatisfied with that answer and viewed the explanation as being argumentative.*** *** also discovered there was a leak under the kitchen sink, a crack in the front? window pane and that there was no hot water which he claimed made the property uninhabitable.We placed a work order for the teak and window crack to be repaired along with a few other? minor discrepancies'1`he ovimer explained he had turned off the breaker to the hot water heater? to protect it while the property was vacant, and *** *** need only turn the breaker back on? and the water would heat in about minutesWe explained this to *** *** but he refutecl? the explanationHe stated he had just moved iirom a place that had mold and clidn't want to gothrough that againTruly, we had eompassion for *** ***'s concerns and after discussing it? with the owner, we felt it was just better for all parties to allow *** *** out of the lease and? return his monies to him
