After speaking with our leasing dept, they confirmed that they did not state that parking was includedWe have a standard process in place for properties with no parking in addition to a written list of properties with paid parking available
All of our staff is aware of these restrictions and follow the company process with paid parking spotsAdditionally, the parking lot at this specific property is managed by a separate company that has no relation to Modern Property GroupsUpon further review of the lease pertaining to this complaint, there is no indication that parking is included at this property and "included in the rent" as stated by the complaint

The student tenants at the property left for winter break and turned the heater OFF in the laundry roomThe freezing temperatures caused a water line to freeze and breakModern Property Groups repaired the water line and hired a professional
company to extract the water and dry the area
Per the tenants lease, their renters insurance would cover the personal belongings in the property if any damage did occur

We have repaired the exterior of the property to prevent any intrusion from squirrels

As a result of a maintenance request from the Mr*** on 10/6/regarding water leaking into the basement from under the wall, we dispatched our technician that same day. It appeared to be a small amount of water coming from an upstairs bathroom. The water supply line was checked,
tightened and was believed to have fixed the problem. On 10/17/Mr*** contacted us again, saying he was again seeing water seeping in (not flooding!) and we again responded immediately to address the problem. We found the toilet itself was seeping occasionally (not continuously) and we repaired it. Despite that, the tenant filed this complaint with the Revdex.com and also complained to the City of Columbia who appeared to inspect the property, making new allegations each step of the way. It appeared his intention was to find a way to get out of his new lease. I contacted Mr*** on 10/24/and had a very cordial conversation. I explained that the previous tenant did not have a dog in the premises, and it seemed like he was over-reacting to the water seeping in the basement, even though we had corrected the problem and he indicated he really just wanted out of his lease. I told him that Modern Property Groups was interested in making him happy, and we would talk with him about options to terminate his lease, but we also wanted to ensure we had addressed his complaints about the property, and resolve them to his satisfaction, if that was his interest. I personally inspected the property on 10/24/17, and Mr*** and I spoke again on the phone earlier today. He apologized to me, saying he had not been entirely fair in his complaints. I expressed my appreciation for his comments, and we are continuing to explore ways to make Mr*** happy in his apartment

Tenant was sent a deposit disposition letter setting forth the itemized deductions per statute. There were two deductions - carpet cleaning & cleaning company. Both were set forth in the disposition letter with the billed amount.

request, [redacted] was emailed both pictures and copies of invoices on July 30, 2015 at 6:40 am. And again on October 19th, 2015 @ 1:49 pm.
The email was sent to [redacted]@yahoo.com. Which was the email for this tenant that we had on file.
We have a copies of the emails sent that are date stamped.

The property in question received water in the crawl space under the structure for a brief time period during an 8-10 inch rain.  The area was inspected shortly after the rains and found no damage existed.  There are public streets in front of the property.  If water was on...

the street or flooding occurred from the street, this would appear to be a storm water issue that is controlled by the City storm water systems.  We have no control over storm water drainage in public streets.
