Review: My complaint covers several issues but your drop-down window only lets me choose just one.

My complaint is against Moland Management Co, in particular, [redacted] who now runs the office. I have lived in my duplex for almost 12 yrs. Moland wasn't hired until several yrs. after I had moved in. The owner rented to me at a slight decrease from the other unit as I had promised to be the best tennant that he ever had. The back yard was 85% weeds. I got rid of the weeds, seeded the area, fertilized, and created a nice lawn. The owner told me to make this place my home, which I did by also buying, planting, and creating a beautiful garden along the side of the garage. I grew hundreds of flowers, plants, strawberries, and other vegetables there.

After Moland Management was hired and the tennants in the other unit moved out, [redacted], who was appointed as our landlord, raised the rent by $100. The owner only allowed [redacted] to raise my rent by $40 because he told her that I was a good tennant and he didn't want her to raise my rent so high that I couldn't afford to pay it that would force me to move away. When she notified me of the rent increase, she stated that the increase was due to NOT having an increase in 5 yrs, so it was time for one. Also at this time, Aug., 2008, she promised to replace my kitchen flooring, in a few months, that was worn out, cracking in the tiles with, corners chipped off and missing. Months went by, years went by, and she still had not replaced the flooring at the time of the fall of 2014. I had written her several letters about this matter to witch she never replied.

In early 2011, we had a bad wind storm which damaged two limbs of the tree that was next to my driveway. The limbs hung down so low that they drug over the top of my car. I had to call her for 3 days before she would even return my phone call on this matter. She sent out the maintenance man, who was her husband, and it only took him less than 3 mins. to cut off the those branches and haul them away. And for that, she raised my rent again, another $20.

When I called her about this, she started to yell at me and then she said, "Don't you think it's about time that you move out and get yourself a little apartment somewhere?" She continued to yell at me, then she said, "Alright, now I'm increasing your rent to $35." Is this anyway for a business to talk to and treat their customers?

Her portion of the rents, is 10%, so her company has only been missing out on $4.50/mos. as compared to the other unit, and for $4.50/mos., she has been making my life a living hell. Every spring she is supposed to have our yards sprayed for weeds. After all this, she was having the other unit's 1/2 of the lawn sprayed, but not my 1/2, which caused me to have to water more frequently, which caused the owner an increase in his water bill. (And I have photographs to prove it.) She has been doing eveyrthing she can think of to try and force me to move out.

We needed to get hooked up to the sewer system in 2012. It was her responsibility to give us advanced notification as to when the construction was to begin. All of the construction was going to be done on my 1/2 of the property. She never gave me any prior notification. I came home on Oct. 15, 2012, to find the front lawn stripped and a backhoe in my driveway and headed straight towards my garden. They were going to totally destroy my garden. I called [redacted] to have the construction stopped for at least a day, so that I could dig up my flowers, plants, and vegetations, but she failed to do that as well. She told me that I had every right to be upset, but she still did not stop the work. So I was forced to try to dig up what I could, as fast as I could, to save any of it, which resulted in a severe back injury to me, a permanent back injury. I made numerous calls to her, sent her numerous letters and an itemized bill for my losses on this matter, all to which she has ignored. She did call me once to inform me that the owner was giving me a $50 credit on my Jan. 2013 rent for my inconvenience, but to all my other calls, letters, and the bill, she has totally ignored. My losses were $357.

My lease was to expire on Sept. 30, 2014, so [redacted] sent me a new lease agreement with yet another increase in rent. I signed it and sent it back in ample time prior to the expiration of my current lease. The following week, she sent me another one with an even larger increase in rent. Now she is not honoring the lease agreement, that we BOTH signed, making it a legal and binding contract. [redacted] is now stating that it is no good and that I am now on a month-to-month agreement and she is threatening to raise my rent again. By the way, she hasn't raised the rent on the people in the other unit, not once and they have lived there for almost 7 yrs.

And after waiting over 6 yrs. for the kitchen flooring that she promised me in 2008, just to cover her own behind, in Oct., 2014, she finally had someone call me to have a new floor installed. So [redacted] has discriminated against me for over 4 yrs, she has not done the things that she gets paid to do, and she raises rents when she loses her temper. She has raised my rent 5 times in the past 7 yrs., but hasn't raised the rent in the other unit once in 7 yrs., and is threatening to raise it again. Now she is running up a bill saying I owe her money because she is not honoring our lease agreement in the amount of $665/mos, that we both signed. Her behavior is un-professional and un-acceptable.Desired Settlement: I want a billing adjustment on my account, I want to be re-imbursed for my losses in my garden, and I want a written apology for her horrible behavior and treatment of me.

First of all, you need to understand that I have nothing against you personally. You have no way of knowing what conversations I have had with the property owner. Your rent has not been increased out of retaliation, or due to a personal conflict. I represent the owner of the property and if the owner of the property wants the rent to be increased we do so. I will tell you that I have never increased your rent without being asked to by the property owner.Secondly, I do not have the ability to spend the owners' money without his prior permission. This pertains to the upgraded flooring, trees, flowers, retaining wall, grouting, plumbing... all of your complaints regarding delays. If you have a maintenance issue I must get prior permission from the property owner (unless its an emergency).I did get permission to have your flooring replaced and you have refused to schedule with the installer as it has not been convenient for you.The property owner contracted a vendor to hook the property up to the sewer and did not inform me that this was happening. As soon as you made me aware of the situation, I contacted the property owner to have him contact the vendor (as I did not know who he was or that he was going to be there) and the owner had the vendor try to remedy the situation by assisting with your plantings.Your neighbors are paying (more rent than you) market rent for the unit.We communicated many times regarding your lease agreement - including the following letter which was mailed yesterday:

Please be advised that we are in receipt of your

correspondence dated March 13, 2015.

I’m sorry for all of the confusion. We have sent two letters explaining, we have

spoken in person, and you have spoken with the property owner regarding your

rent increase. I’ll explain again… We you sent an offer to renew on 6-25-14 with

an increased rental rate of $665 effective 10-1-14 which was to be returned by 9-10-14. You had over 2 months to sign and return the

renewal offer. As that renewal was not

received by 9-10-14, your lease continued on a month to month agreement. An additional offer to renew was sent on 9-19-2014 commencing 1 November 2014 at

$680.00 per month. This lease renewal

was not returned, rather you returned the offer from June which had expired on

9-10-14. When your renewal agreement

(due 9-10-14) was not returned, we were instructed to raise your rent and did

so with proper notice as required by law.

Had we received your renewal by the 10th, we wouldn’t have

sent another on the 19th. You

remain on a month to month agreement.

There is now a $75.00 balance owing on your rental account.

Regarding the landscaping - had we known that work was going

to be done at your property, we would have notified you as we had in the past. When you first contacted me with your

concerns, it was the first we knew of any work being done at the property. I

immediately contacted the property owner who in turn contacted the

contractor. My understanding is that the

contractor did much to assist in relocating the plantings. Thereafter, I sent your letter requesting

reimbursement to the property owner and was instructed to give you a $50 credit

and no more.

In an effort to settle this dispute once and for all the

owner is offering to put a $307 credit on your rental account as requested.

You are still required to pay the delinquent rent owing

($75) and pay the monthly rental rate per your proper increase to $680. April

rent ($680) plus the $75 balance owing, less the $307 offered credit would make

April rent due at $448.00.

If this is satisfactory, please remit $448 no later than the

5th of April.

[To assist us in bringing this matter to a close, we would like to know your view on the matter.]There is no confusion on my end. When someone yells at me, doesn't reply to my letters, doesn't return my phone calls, doesn't have my 1/2 of the the lawn sprayed, doesn't install the kitchen flooring, (which was approved by the property owner yearsago), keeps raising my rent constantly, (without the owner's instruction), and says rude things to me like, "Don't you think it's about time that you move out and get yourself a little apartment somewhere?", that's personal, very, very personal. I even asked you one time, "You don't like me do you, [redacted]?" To which you didn't answer, then you changed the subject. And I also happen to know the Washington State laws, so I'm not confused at all.

I rented an apartment from Moland Management and I will Never again rent with them. They are very unprofessional, unorganized, greedy , heartless and disrespectful !! Especially [redacted] ! She is the most bitter , selfish , stuck up person I have ever met !! She needs to get to off her high horse and learn how to talk to people with respect ! I rented for 6 months with moland and two of those six they Lost my money order for rent and accused me of not turning it in and after harassing me for weeks to pay again , the money order would magically just show up on my rent payment statement but they would never apologize or say anything about the mistake . Also they were always trying to add random fees and change money amounts on the statements to make it look like you owed them or never paid them for something in months past . Anytime you call the office they are "out for the day" or "out to lunch" or "in a meeting" and they NEVER return your calls or communicate with you at all. Also , you don't ever get any deposit back because they lie and say that there was damages and this and that needed replaced and basically say you trashed it when in reality it was cleaner than When I moved in !!! Also if you look at online reviews everything I have said is mentioned by others and there is not one single review online that says anything positive . I will NEVER do or recommend any kind of business with these con artists !!!
