My firm specializes in managing homeowner’s associations. One of our clients is the condominium association where Ms*** resides. Our responsibility is to manage the Common Elements and any issues in between the various units in the complex. We are paid primarily on a
fixed monthly fee basis by the association. Technically speaking, Ms*** is not our customer or client. We cetainly did not sell her something for $111,111,111,as the complaint states. If only I had!There are two incidents currently underway that relate to Ms***. One is a leak into the unit below Ms***’s, details hereWe were called by Ms***’s downstairs neighbor at 1:am Friday, January 26, 2018. He reported water coming into his unit from above. The water came in rapidly for a short time and then stopped. Given that the water stopped, we waited until morning to respond rather than rack up emergency overtime chargesDuring the day Friday Jan 26, we coordinated getting contact information for Unit and Unit to our contractor so he could investigate. Our contractor viewed Unit late on Friday afternoon, noting the damageOur contractor was unable to view Unit I was told that Ms*** would not grant access before speaking to her landlordBoth Unit and Unit occupants were scheduled to be out of town over the weekend, so we delayed further investigation until MondayOn Monday 1/29, we coordinated entry into Unit 18. Ms*** let our contractor in.As Ms*** states, our contractor found no evidence of malfunctioning plumbing, but did find evidence of some small wet areasOur contractor reported that During the visit Ms*** mentioned she was taking a bath in the 1:30am timeframe on 1/26, that she had returned from a bar at that time and then took a bath. It was also reported that she stated some clean clothes of hers on the bathroom floor got wet in this timeframeBased on these reports, our best working theory is that there was a mishap and water overflowed the bath in Unit 18. That water likely found its way into Unit via some path through the floor. At this point we don't know exactly what path the water took. It’s likely it went down the outside of a floor drain in the bathroom.The HOA is coordinating repairs in the unit below, and is in the process of working out the details of who is responsible monetarily with Ms***’s landlord. My firm has an open dialog with Ms***’s landlord, who is doing his own investigationAs of this writing we have not determined who will pay for the damages in the end, but my client the condo association has authorized the repairs. I want to point out that regardless of whether Ms***’s landlord pays or the Association pays for the damages in Unit 9, my firm’s compensation is the same fixed fee regardless. We do not receive any monetary benefit from assigning the repairs to one party or another. Ms***’s second open issue is a leak into her storage area. This was viewed by our contractor on 1/29, the day Ms*** first reported it, and at that time the indication we had was that it was not an issue of immediate concern and that it could be addressed on a non-emergency basis. Based on that, we put the work order on a lower priority. Yesterday 2/8, Ms*** reported the issue was more serious and sent some pictures of water on top of some Rubbermaid containers. We are in the process of coordinating repairs with her landlord now. I apologize for Ms***’s inconvenience and any damage to her belongings. We will work with her and her landlord to determine appropriate actions related to her belongings. Lastly, Ms*** references one negative *** review our firm has received, but does not mention our responseI will put them both in full here. The *** review appeared the day after we had to file eviction proceedings in one of our Associations ---- I suspect the reviewer was person we were having to pursue for evictionReview: I have been working at Mollenkopf Property Management part-time (More than a year)Pros:I can't think of a good reason -- if you hate yourself, work there.Cons:The owner is incapable of being ethical.Advice to Management:stop doing business in an indecent, unethical and immoral manner My response:First, it should be pointed out that *** does not verify employment before allowing someone to post an employment reviewThis is pretty sillyAs I've read this review and researched ***, it's really a ridiculous business model, and they should be ashamed of the product they've builtAs a *** business owner I have better things to do than sign up for a *** account to respond to negative reviews from people that don't actually work at my firm, and get spammed with other requests to sell me stuff for my troubleWhere is the value in this?
