Repairs for Pipping/hole issue in Ashford and gym equipment.
I have been a resident of Capron Ridge and Ashford Harbour for over 6 years now and the builder has been building in the community for 15 years and still holds the voting rights. I had thought we as a community would get a turn over to homeowners in 2019 but it did not happen. Over the years it has came to my attention that repairs have taken longer and longer to take care of.
Ashford Harbour Cottage home area has had an issue with plumbing/pipping for years now in the same area and has not totally been fixed. It has had tape and 1/4 inch plywood over the hole for almost five months now. When contacting management they keep saying they are working on it and it has taken that long because of the holidays. Again this has been an issue for years now. Its getting to the point that the length of time gets to be dangerous to others, a eye sore and safety issue. It should have been fixed months or years ago and am not sure if this was caused by improper construction when the Cottages were established approximately 9 years ago. I say this because it has been an issue since I moved here 6 years ago.
Also gym equipment has not been properly maintain over the past couple years in particular this year. It takes weeks and or months to get equipment repaired and or replaced. We have a budget that should allow for this equipment to be taken care of. if not then we need to raise dues to reflect costs. For example I have been told that it costs $1,200 ($100 month) a year for the maintenance of the equipment for the gym. the budget is 1,000, which seems low for the gym in 2020, last year it totaled over $2,000 in repairs. We have a elliptical that has not performed properly since purchased and now has been down or not working properly for almost 3 months. It has not been maintained and resistance level is not for user use since purchased. The stationary bicycle has been pulled out because of its age and because the adjustment to the seat was stolen. We are suppose to have a reserve for the gym equipment. A piece of equipment pull should be replaced right away not take weeks or months to do so. That's the purpose of a reserve. If we are not paying enough to maintain reserves then assessments should go up. Our assessments sat at $725 for 4-5 years before the last two years, I believe now the builder has finally realized that $725 was not enough to keep up with costs, inflation and reserves down the road.
The pool took months to fix replace a year or two ago. One of the two heater elements was out which probably took a toll on the other heater element working as a stand alone. I can also see our banks to the water slowly eroding into the water and possibly eventually causing bigger issues.
Our security cameras at the pool, clubhouse and in the gym need to be updated apparently. There has been things come up missing in the gym, TV remote, stationary bike seat adjuster, dumb bells, etc. You cannot see what's going in the entire gym with one camera. After 10-15 years cameras and DVR's get out dated.

Desired Outcome

Seeking to get equipment and damage taken care of in a timely manner and not excuses that its the holiday time of year. Holidays don't last 2, 3, 4 months. Have enough money in reserves to support actions that need to be taken to repair problem areas. Allow the community to take ownership of HOA so we can make this a better community. A community that it seem to be back when I first moved here. I would like to get a time frame on when these actions can be resolved.

To whomever it may concern,
This is a response to the letter received dated February 7, 2020. It has a notation of case ll 90249774.
Monarch Homes of Brevard, LLC is a home builder, not a developer or HOA management company.
The items addressed by *** in this letter are HOA issues and have nothing to do with Monarch
Homes of Brevard, LLC.
The Capron Ridge HOA has been managed by "Anytime HOA Management" for the past 2+ years. lt has
been managed by a 3'" party HOA management company for the past 5 years. All items of concern that
Mr. have should be relayed in a proper mannerto the HOA.
The repair of the stormwater drain-pipe is an HOA issue and funds are in resenre to pay the cost. The
pipe repair that Mr. references needs to be repaired under relatively dry conditions. The 36-inch
pipe is quite deep and totally submerged in the stormwater retention pond. We understand that the
contractor had advised that he would be scheduling the work after the high-water condition in the lake
dropped to normal and recently advised he expects to have it completed in February.
l hope this letter clears up any misunderstandings.

Monarch homes the developer is still in charge of the development ultimately until Monarch homes gives it up to the home owners. All funds are controlled still by the developer. Anytime Management goes through the developer. The complaints had three to it and one was only answered. I have spoke to the management team and the responses I addressed in my complaint came from the management (Anytime Management). They never mentioned about storm water as the hole is on a hill. They only mentioned about the holiday season and that was why we were going on 5 months since the hole has been there.
Please read the original complaint, The three complaints are:
1. The gym equipment.
2. The hole which was address
3. The erosion along the bank of the lake/water.
