This homeowner contacted us on 10/27/to ask us to replace their driveway due to a crack in the drivewayWe scheduled an appointment to review the crack in the driveway for 10/28/at 10:30AM, reminded them that their year builder warranty was well past its expiration since they closed on their home on 5/25/As a gesture of good will, I told Ms [redacted] that we would come out anyway and inspect the crack for herWe were present at 10:30AM, and Ms [redacted] was unavailable at that timeWe inspected the crack in the driveway, and determined that even though their home was out of warranty, the crack was well within industry standards as it is a hairline crackOur recommendation is for them to seal the crack, and seal the driveway to prevent any further moisture or salt from penetrating the crack and freezing in the winterThis is considered regular homeowner maintenance to properly maintain a concrete driveway I have attached a copy of the certified letter that we sent Ms [redacted] on 10/29/detailing our response and the full details of the communication between us regarding this matterThe letter also includes some photos that were taken of the driveway the day of the inspection I talked with Ms [redacted] after we left her home (around 11:08AM the same day when she returned my call), and she was upset that we would not replace her driveway, and expressed concern about her home being at a lower elevation than the home next door that is being built by another builderThe City of Lebanon approved the as-built survey of the location and elevations of both homes' foundationsThe foundations are installed to the civil engineer’s design elevations per the approved community platThis was all explained to Ms [redacted] during that phone conversationWe recommended contacting that neighboring builder to address any grading and water issues along that property lineThe neighboring builder is required to maintain the swale between the existing home and the new home they are building as to not allow any water from the neighboring property encroach onto Ms***'s property The other items mentioned in the complaint are considered regular maintenance of a homeI’m not sure why these requests were not made sooner, since the garage door sticking happened over years ago, as well as the drywall repairsAt the time these were fixed, the homeowner told us the repairs were completed to their satisfactionThe HVAC system does come with a year manufacturer’s warrantyWe are beyond that warranty time frame as well We also provide a 10-year Bonded Builders Structural Warranty, but none of these requests are covered in that structural warrantyI have attached a copy of this warranty as a reference as well

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below.This builder came out looked at the problem well within the warranty time and we have proof of this did NOT do a thing ....here is some pictures of his handy work ....you will see the nail pop and out of plum issues...the builder stated and I quote about the windows not being square "that is difficult to do" hey Chris try a level! and a square! He quotes industry standards ok...the one picture is of the garage door ..this builder and you really need to look at this took a hammer and busted out the header drywall.....that is what he considers a repair ...and has the balls to say we approved it ok Chris post our release and approval on here showing this...no one in their right MIND would buy that bull You see in one photo the top of the roof thats right above the door...he did come out and put the door in and well he had to level the door we have photo's of the day we moved in showing a inch gap under the door ..he did level it put the door in and left...this was to fix the water getting into the house issue...Well Chris the experts have been out and in NO WAY not having gutters above the roof line above the door meets any known standard except by you to cut cost...thus the water comes down like a water fall and floods the front door and now you can see the rot issues...this house is only years old! Oh the stairwell and bathroom are just a few of the issues about as he puts it..."nail pops are a problem"....REALLY? Have you ever seen anything like this? We HAVE NEVER BEEN SATISFIED WITH ANY REPAIR HE HAS MADE PERIOD...and the pictures tell why...Talk is cheap Chris I am not backing down buddy ...we have a lawyer who has told us to go ahead with the repairs....YOU HAVE NEGLECTED TO ADJUST ANY WARRANTY ISSUE PERIOD....I can post more pictures if you need em...but before using this guy drop by and see the property in person...match his response to what you see and you decide ...I'm given out free tours of the property just call me 513-836-to set up a viewing......one would have to wonder why a new builder would allow this negative statements and photos to go on the net....with a facebook page and photos there utube videos going up it just shows how much he talks and does NOTHING.Regards, [redacted] ***
