September 29, To whom it may concern; On September 14, 2015, Ventana Oaks had a professional carpet cleaning company come inspect the carpet in unit #***The estimation for the inspection was quoted for a carpet clean, carpet scrub and an ozone treatment for days at $due to unpleasant
smellAfter we received the estimation, the assistant manager walked the unit and performed the move out inspectionAt that time he confirmed that an ozone treatment would be necessaryThe home did not have the smell upon move in nor was it documented on the Inventory and Condition form, therefore, the resident is responsible for returning the home to the condition it was when they took possession of the unit, that is part of cleaning, etcand if they do not we deduct any charges from the security depositIn regards to a move out inspection, any representative can perform a move out inspectionThe leasing agents do feel more comfortable having the Assistant Manager or Manger performing the inspections therefore that is why my staff suggested it be done with managementWith that being said, any representative who does perform a move out inspection has no authority to bind or limit us regarding deductions, repairs, damages or chargesAny statements or estimates made by any of our representatives are subject to our correction, modification, or disapproval before final refunding and accountingIt is our sincere desire to be fair and reasonableWe strive to provide exceptional customer service to all our residents at all timesI truly feel our staff was professional, fair and reasonable with move out chargesSincerely, *** *** Property Manager

I am rejecting this response because:as I stated before I need a proof from Ventana Oaks or the professional company they hired that there were odors in the apartmentIf you have no proof, you have no right to charge a resident for such expensive servicesI did not create any odors and there were no odors when I left the aptand Ventana Oaks is wrongfully charging me for the sameIf they can't prove it, they can't charge me

To whom it may concern; Upon move out if an inspection is completed by a representative, they would not determine the charges or examine the conditions of the carpet or any odors in the home. Ventana Oaks hires a professional company to come inspect the conditions of the carpet and determine if there are any odors that need to be treated. As I stated before, we perform an inspection once we receive the bid from the company to verify the bid is accurate. Please refer to TAA paragraph 39 regarding Move-Out Inspection; You should meet with our representative for a move-out inspection. Our representative has no authority to bind or limit us regarding deductions for repairs, damages, or charges. Any statements or estimates by us or our representative are subject to our correction, modification, or disapproval before final accounting or refunding.
