Hello,
Thank you for allowing us the opportunity to come to a
resolution concerning this matter.  We are aware of the circumstances of
the complaint filed by the complainant concerning damage to her personal
property. Below is a summary of the sequence of events and how this...

handled.
May 29, 2015: Bala Woods received a work order for a
leaking water heater in apartment [redacted], the complainant’s apartment. The
Maintenance Manager responded to the situation immediately and was able to stop
the leak.
May 30, 2015: On Saturday, the resident called the
office and stated that the water heater was leaking again. The Maintenance
Manager responded and went back to the apartment. While he was there he noticed
that the water heater needed a new valve.  The property did not have any
of the valves in stock so the Maintenance Manager informed the resident that he
would need to run to the local hardware store to get a new part and return
shortly.  The water heater was not leaking when he left to get the part.
While he was gone, the water heater began leaking again.  The resident
called the office and explained that the water was beginning to leak into the
garage.  The leasing consultant immediately responded and went to the
apartment to help the resident contain the water using buckets.
The team at Bala Woods responded immediately to this
situation and in each instance acted in compliance with the lease contract and
all applicable law, as well as the best interest of the resident.  While
it is understandable that the resident is upset, the lease agreement indicates
that [redacted] is not responsible for any leaks and the subsequent damage that
may be caused to tenants personal property unless caused by the negligence of
[redacted].  See Lease Agreement sub-paragraph #19 (see attached). 
As the situations were handled in a timely
manner, according to the lease contract and applicable law, we can find no
evidence of negligence in relation to how this matter was handled.  Our claims
representative has been in contact with the complainant’s insurance company.
