for the money we paid for new construction, the workmanship is terrible. Paint splatters on floor and stairs, terrible concrete steps, the placement of cable and electrical outlets, cabinet doors are scuffed, rosettes on railings are cracked. On top of all that, the garage door entrance is a side entrance right next to my neighbors rear entrance, it is an accident waiting to happen.

As previously stated, we understand that some sound transmission would be heard in our unit from the unit above us, but the noise is not minimal and is extremely loud at times.  If what the builder is saying is true, as far as the materials used in between the 2 units, then we should not be hearing all of this noise.

Review: We purchased a stacked town home and are in the lower level. With this particular layout, we realized that there would be some noise heard in our unit from the person living above us. However, the noise is NOT minimal, but quite loud. There are times that it sounds like the person(s) is going to come through our ceiling. On a few occasions, items in our pantry were rattling from loud thumps occurring in the unit above us. If a builder is going to design homes in this way, it would seem to me that there should have more insulation or perhaps some type of soundproofing material in between the two units. In addition, it should be required that the upper unit have carpet on the floor directly above us, so at least that would absorb some of the noise. We have the right to quiet enjoyment of our home and this is a huge problem for us. I have lived in apartments and town homes prior to moving here and there was very little noise heard from other units, so obviously there are ways that this could have been prevented.Desired Settlement: We are requesting that something be done to greatly reduce the noise coming from the unit above us, such as placing soundproofing material into our ceiling. This should be taken care of by the builder since this is a design flaw.

In response to this concern I will like to supply you with the following. Installed in their home is the UL Rating #L577 Floor Ceiling Assembly. In addition we also installed a 7/8” Gypsum floor Underlayment @ a minimum 2000 PSI Compressive Strength and a ¼” Quite Quir sound control matting. Specifications are attached. Please note that this exceeds current code requirements. I would also like to add that this customer made a complaint to the Condo management company to intervene in their neighbor dispute that lives above them. In return it was suggested that they call the police to deal with this matter. Attached is that complaint. In conclusion this customer shares common elements with neighbors and sound transmittal between homes is to be expected. Please let me know If I can be of further assistance in this matter.
