Dear Revdex.com: The charges for the carpet were for damages caused by the resident and not for the flooding cause by the washer as the residents is statingWhen I interacted with the Resident over the phone I did it with respect and did not use any profanityThe only person above me is the owner of the company and his business practices are to pass this type of dispute to me to be resolve I have attached a copy of the email interaction with the resident Thank you, *** *

Dear Revdex.com, When the resident moved out from Monterey Apartments on July 31, 2016, she had the option to do a "Move out inspection" to review and object on any damages done to the unit. On the Notice to Vacate submitted by the resident to the leasing office on 5/24/2016, she checked the...

option "to be present" but at the time of move out she only turned back keys to the apartment and did not set up an inspection date and time. The staff at Monterey did the "Move-out Inspection" on their own and found damages to the carpet on which they originally suggested to charge for the full amount of the carpet replacement cost of $1,081.19. After reviewing the file with the Leasing Office staff, we decided to just charge for 50% of the carpet replacement cost ($540.00) instead of the 100%. Then, we send a “Statement of Deposit Accounting” to the address provided by the resident in the “Notice to Vacate.” Our standard business practice is to send any files with a past due balance after moving out from any of our apartment communities to our billing company and after 30 days, if there is not contact from the resident regarding the move out charges, the account transfers to their collection department. The total amount for what the resident is being charged is $452.03 (Final Utility bill and the carpet replacement cost of 50%). I have attached to this respond a copy of the Statement of Deposit Accounting, Notice to Vacate, a copy of Move in/out inspection report, a copy of the invoice for the carpet replacement cost and pictures of the carpet condition at the time of Move out. Please don’t hesitate to contact me if you need any additional documentation regarding this matter. Thank you,   [redacted] Asher Investments

Complaint: [redacted]
I am rejecting this response because:[redacted], the Monterey apartment manager (who the original complaint should have went to) stated upon move out that a "walk through" would not change any charges. They did their own walk through and discovered damaged carpet. This damaged carpet was a direct result of the washer breaking and flooding, which was not my fault. There has to be some documentation of this flood because it was during on-call hours for the maintenance crew, and they had to call an additional company in to get vacuums and industrial fans. The photos show where there was water damage, if you look at the layout of the apartment. There was about a foot of water in the stairwell, near the bathroom, and in half of the bedroom and living room. When [redacted] was asked about the charges, she stated she was not employed at Monterey during this time. She then stated that if she would have known about this flood, she never would have charged me for the carpet. At this point, the bill was "already out of her hands" and into the hands of [redacted] at Asher Investments. [redacted] was extremely unprofessional and cursed multiple times during our phone conversation. When asked (I have the email if you need it) who his supervisor or boss was, he stated that there was nobody above him. This is not good business practice, as there is clearly someone above him. He did not want me to talk to anyone else. When [redacted] sent me my file, the "forwarding address" was written wrong. If you look at the file, the forwarding address is in somebody else's handwriting. Because someone put the wrong forwarding address, I never even received a bill, and thus, it was sent to a collection agency. Now, not only do I owe $540, I have a mark against me (AGAIN-not to my own fault) on collections and I cannot be approved for a student loan that I have been needing. This flooding was not my fault, it was the result of a faulty washer. Monterey Apartments chooses to use poor appliances and it took them over 2 months to get a new one in the unit. Not only was I unable to do laundry during that time, but I was still paying my full amount in rent. [redacted] has apologized profusely for all of this, but says she cannot do anything because my file is now at the corporate level with Asher Investments. I would like my $540 dollars back. An apology from [redacted] would also be appreciated, for his unprofessionalism.
Sincerely,
[redacted]
