Mr. [redacted]'s claim concerning the condition of the property is not accurate. If it were as he said he should have not taken occupancy. The home was clean in good repair and the lawn was in good condition. Photos of the property are on file in the original advertisements. Mr. [redacted] has enjoyed the...

rental and has been responsible for the home since April of 2014. The Housing Rental Agreement stipulates the home is to be cleaned, carpets cleaned by a professional carpet cleaning company, Lawn freshly mowed and trimmed. All standard for Home Rentals. We preformed the final inspection with Mr. [redacted] the day he loaded his moving truck and moved. We discussed in detail at that time with Mr. [redacted] the items that needed completed. Carpet cleaning, House cleaning, mowing, cleaning entry, garage floor as well as damage from a hole in the wall. Mr [redacted] attempted to patch the hole but was unable to smooth the surface, apply texture and repaint. Mr. [redacted] was told if he did not complete these items we would contract to have them done and deducted from his deposit. It is our preference the tenant either do their own cleaning etc. or contract to have them done. Mr. [redacted] was well aware of everything. When I pointed out the slider screen that was left leaning against the house with a damaged screen he said yes he had "not got that fixed yet". I informed him that I would have it fixed and take it out of his deposit. Mr. [redacted] notes in his complaint tree pruning. Yes the service that mowed the lawn did remove two broken branches along the driveway that were broken by Mr. [redacted]'s moving truck. The service charged $80 for mowing and trimming a large lawn and removing the two branches. We do not see that as an overcharge. Why Mr. [redacted] would object to mowing and the damaged branches removed is not clear. Furthermore Mr. [redacted] was refunded his prorated rent from the last day of his 30 day notice to the end of the month. We have exchanged three separate emails explaining all accounting, and how to read the accounting that was sent. We have offered to chat and explain and discuss the concerns with Mr. [redacted] at our office. Mr. [redacted] is still welcome to call us and we will be happy to discuss the matter and help him understand his agreement and the accounting.Respectfully,Ray M[redacted]Beth M[redacted]
