Per my contract with this business, they are to provide mailboxes for me and my community. They are required by law to put in "cluster boxes" for my community. This company has yet to provide the community with proper mailboxes and the Post Office has been holding our mail. The realtors/post master have met with the land developer and progress has yet to be seen. I have volunteered as an individual to have a cluster mailbox in front of my home but my property does not qualify. There are no houses out of the 42 that qualify for these cluster boxes, unless it's at a common area at the beginning or end of the community.

The complaint for the mailboxes for River Pointe subdivision is an unjustified complaint. We are in the process of moving our offices, and we will be able to provide an extensive response along with copieso f emails within a week. Please extend the time.

This is not a requirement of the developer. The developer is only required to do what is approve on the final plat. The preliminary plat of this subdivision was approved over 10 years ago. This is not a multi-family development or a condo development or a commercial development. Those are the ONLY developments that have been required to have common area mail boxes EVER. This is a post office thing! They are trying to bring in rules which is great, but it needs to be done in the platting stage if it is going to be in residential subdivisions. The developer IS working on it. I will have more of a report at a later time.

I am rejecting this response because:

I have been lied to multiple times that the mailboxes were ordered but to only find that the company was arguing with the Post Office and urging them to break the Postal rules to have individual boxes. The company has had enough time to resolve this issue. We have made many phone calls urging the company to submit to the Postal regulations and provide us with Postal Service. The Post Master came to our subdivision and took pictures of qualifying areas with street lights and submitted to the company. The company changes its story each time they are approached.

I have been a renter with Morelock Ross since oct 2018. they haven't been timely with resolving issues. but my main concern is my rent for over a month ago has not been processed. I have called several times and discovered a new property management company is now running the business. sunrise property management. rent is due again now and last months rent has not processed. when I called for the 3rd time today, I was told that they didn't have a book keeper for over 3 weeks. this is very concerning. renters should of been notified for such a change and rent from august should have been deposited. when I called today the book keeper said I will try to locate your check. this is unprofessional and nerve racking. I pay a lot of money and I have two kids. I am afraid to give another rent check in fear it may be lost, or we may be homeless. if they haven't deposited the check, the home owner does not have the money I gave the company who is supposed to be managing their home. when my neighbor called morelock ross they told her she could pay rent or buy the home. I am afraid we will be homeless and our work orders will no longer be fixed.

I am the Designated Broker of *** (*** is a dba to Morelock-Ross Properties Management). The phone call today was the first time I have heard anything about a complaint or that there has been a rent check not processed. August 8th was our bookkeepers last day and our new bookkeeper did not start until August 23. There very well may have been delays in processing checks and invoices in August, however, I have not received a message, email, etc., from any tenant about this. I will take this opportunity to ask the girls in the office about this.

As far as the tenant's comment concerning the possible sale of the home, an owner can choose to sell their home whenever they want to. A home for sale that is leased can only be sold "per tenants rights". This means the new owner has to abide by the terms in the lease. We do not have any leased homes on the market and we do not have a practice on selling leased homes unless it is to an investor who wants an income producing leased property.

We purchased a new construction home in Nixa from Morelock Ross Builders through a realtor this year and despite having a one year builders warranty, they are awful. They do not respond to emails and that is the means of communication they have for reporting issues. They took the cheap and easy way of doing everything especially electrical and plumbing work. We have been waiting two months for a mailbox to be put in the correct place which has caused multiple issues with the post office. We couldn't be more disappointed. They painted the entire interior with matte finish oaint. The doors to the exterior the paint is all rubbing off with every touch on it. The yard is weeds. We were told it would be sod and instead they hydro seeded inlate May so we have dead grass and a yard full of weeds. I highly do not recommend this builder.

On 3/20/2017, my husband and I purchased a home in the *** Estates Neighborhood. We were informed at time of purchase that the home owner association dues were up to date. In mid-August, we received a notice of lien due to back dues. We called to speak with the property management division, and discovered that the annual fees were assessed while our home was in escrow, the letter had been sent to the previous homeowners. We were also informed that a warning of lien was sent in June, but we did not receive notice and the employee was unable to provide proof of delivery. I informed the employee that this had placed us in a financial hardship because we had a newborn, and was told that we were responsible for the fees and could pay in payments until the fees were paid off.

On 3/31/2018, we received a notice for the 2018 dues. This letter was distributed to the entire neighborhood and published a list of debtors, publicly shaming them and releasing their personal information. This is in direct violation of the Fair Debt Collection Practices Act, as well as a clear violation of privacy. The letter also falsified my information stating that we moved in on 1/1/17.
