Good Afternoon. After reviewing *** ***'s file and speaking with the Property Manager is was determined that the original work-order on 12/22/for a bathroom ceiling leak was misplacedIt is on record that *** *** went into the leasing office on 12/23/and again on
12/26/to discuss her lease and unfortunately did not inquire about the leak in her bathroomAs of today, December 29th 2015, the maintenance team has stopped the leak and cleaned the areaTomorrow the drywall will be replacedAll repairs will be complete by close of business on Thursday, December 31st 2015.
*** ***'s lease does not end until 03/31/This is a legal binding contract and has been signed by all parties therefor it can not be changed.

It was disclosed to *** that my eviction was less than two years from *** *** *** and the circumstances surrounding it, in which she continued with the application process. Even while completing the application, I again questioned *** about the portion outlining evictions and she indicated it wouldn't be a problem which my daughter was a witness too. *** indicated that if it was denied locally, she would just need to get it approved regionally. I have paid my rent at my current residence and still reside there. *** *** is assuming I was not intending to sublet my current apartment as I had not given notice. *** was the only one in the office during this application process from this company, whereas both myself and adult daughter were present. This business is now back peddling to cover the mistake of their agent

For the sake of everything sacred and untarnished, do not move here!!! Let's just start with the way that *** *** & DARTFORD SQUARE which seems to be ran by MOSIAC RESIDENTIAL, illegally tows vehicle due to some scam they've got set up in this complexI'm a resident since April of and registered three vehicles when I moved in, to which I needed permit stickers for each of themWell I work graveyard shift, so when I get off work at 7:in the morning there are literally no parking spots due to unauthorized vehicles in resident parkingWell when I park my vehicle in a visitor spot since my resident parking space is occupied, I get towedSo when I go to the office and explain this to the "employee" they have filling a seat at the time, she just blankly stares at me as if she is a deer lost in the approaching headlightsShe eventually manages to sputter out that residents are not allowed to park in a visitor space due to visitors having no parkingThis has got to be the most asinine thing I've ever heard! Especially when there is no resident parking for the residence that pays the overpriced rent every monthHow does that work? That I'd like a spot that's reasonably parked by my home instead of walking clear across the complex? After talking to the tow yard and having them tell me that the office is the only people that can make the tow driver bring my vehicle back before it reaches the tow yard, I explain this to the 'employee' in the office as wellAfter pretending to be sympathetic to my plight, she then calls the tow company with the first words out of her mouth being, "Hi, Gloria! Oh girl, you sound sick today." This is when I came to harsh reality that this is their game and how they hustle peopleNot to mention the office personnel must have lost our leasing agreement because we've received a paper saying our lease is up months before it should be! Very unorganized and very unprofessional institutionI'm very unhappy and will not let this standIt is illegal for a business to withhold corporate information and plan to seek legal action if this isn't resolvedThe complex is usually cluttered and overflowing with trashNot to mention the abundance of roaming, unruly children all over the neighborhoodThe very inflated price for deflated unitsBase boards don't connect, infestation problems, list goes on and onYou're better off living in the woodlands for what they charge herePlease avoid dartford square at all cost

We have reviewed the file and see that *** *** did give a day notice per her lease contractAt this time we will remove the charges from NCS and request a letter stating such to be sent to *** ***

I went to visit Remington Ct *** ** *** Now known as Waters * *** I was shown one apt It has pet urine and fleas so I decided against the place because of that and the fact that they had fleas and bedbugsThey have now placed it on my credit and I never lived thereThat place has many complaintsI would like help on this issue

*** that if she brought a statement from the bank that shows enough
funds were in the account on 08/07/thru 08/11/then we would waive the fees this time
only as well as the additional late fee charge on 08/11/and the nsf fee chargeMs
*** brought her statement in that shows funds were deposited into the
account on 08/07/and sufficient funds were available thru
08/11/As management promised, the late fee and nsf fee charges on
08/11/were both removed and Ms*** replaced her online payment
with a money orderMs*** was also made aware that all future payments
will need to be made by money order or cashier's checkMs*** agreed
and stated there were no other issues to report

We do not see anything in the file stating an intent to move outOur notes on the Final Account Statement state, "skipped without notice" in the apartment industry this means that a resident moved out of the apartment without providing the required day notice stated in the lease contractIf you could provide a copy of the day notice that was given to the office, we will be happy to reduce the charges by $1,which is the fee charged for not providing notice
Again, we are sorry for the hardship this is causing you and your family but it is required that we hold all residents to the same lease contract standardsAs mentioned previously, we have contacted the credit bureau and asked them to attempt to settle with you at 50% of the chargesIf you would like a copy of your lease and final account statement please let me know and I will send it to you

Good Afternoon. 
Ms. [redacted] called the office on June 5th to report that her AC was not working. Maintenance team members went to check the unit and reported that it was working correctly. After reporting the findings to Ms. [redacted] we did not hear...

from her regarding the AC until July 2nd, when she reported that it was not working again. A maintenance technician went to Ms. [redacted]'s apartment and found that, again, the unit was working correctly. On July 14th the same thing happened with the same result. When Ms. [redacted] called to report her AC unit not working again on August 3rd, the maintenance technician went to her apartment with a temperature gauge and tested the AC - it registered 51 degrees. The maintenance technician showed the residents, including Ms. [redacted], the results of the gauge at which time they became upset and requested he leave the apartment. On August 24th Ms. [redacted] e-mailed the office stating that her AC was yet again not working, Becky, the Property Manager asked maintenance to go to Ms [redacted]s apartment and check the system. When the maintenance team arrived at the apartment they were turned away and told the AC was working fine. The Property Manager has not received any further complaints from Ms. [redacted]. If there is a problem with the Air Conditioner, the Maintenance team at [redacted] will be more than happy to fix it. At this time, we will not be giving a discount as the maintenance team has responded to every request.

They own my apartment complex in Galveston tx. [redacted] apartments. This is the most unprofessional corporate owned place of living I have ever been apart of. The inconsistencies and lack of communication to the residence is astounding. They will tow your vehicles even though there is no system in place! Very over priced and mold everywhere! I had no a/c for 4 weeks , finally got a unit that constantly runs due to the small capacity of the new ac unit (obviously to save money) power bill is 400 dollars In The summer! Surrounded by some decent people and a lot of trashy others! I have been jerked around since moving here and no help from anyone! I am in the military parked my car outside MY APARTMENT in order to grab my bag before having to be recalled due to a storm ran back outside and my car was gone! They towed it to the south side of Houston at the expense of 330 dollars! I have so much mold it should be condemned! I have brought this up an the only thing they will do is vaccine the vents! Ridiculous!

I am not satisfied with the resolution because we did provide notice to vacate. When we called them to find out our last date of residency they told us that they didn't have any record of us living there. If we agree to make a payment arrangement, I want it off of my credit so I can rent again. It's not fun being homeless with a 3 year old child. We are willing to pay even though, we've tried to resolve this with [redacted] before we vacated the apartment. We really NEED  for this to be resolved because we need a place to live. So if you could please help us it would be greatly appreciated. Once again, we are willing to settle this debt over a period of time. We are begging and pleading. I did not know how to respond on the website because for some reason I can no longer see the complaints however, I would like to report that I did get a letter from Mosaic confirming that the balance they claimed I owed would be taken off. I was able to use the letter when I applied for my house last week and was approved for the house on yesterday evening. I really appreciate all the help that was given from the Revdex.com in this matter. I am really happy that this was taken off my credit after 12 long months.

Good Afternoon.
In reviewing the residents file I see that there were charges for the following: Rent, early termination of lease, late fees and unpaid utilities totalling over $4,000.00. Unfortunately we no longer manage [redacted] and the only files we have are the...

lease contract and Final Account Statement. Per the Legal Binding contract (Texas Apartment Association Lease) that was signed by the resident on [redacted] they were to provide a 60 notice to vacate. This was not received and the apartment was left abandoned. As a result the charges listed above were sent to collections. The lease also states that if there is a problem with the apartment and management does not fix the problem in a reasonable amount of time then the resident may send a certified letter providing notice that they are leaving. Unfortunately I am unable to locate a certified letter that states such, therefore we have to follow the requirements in the lease.
We have reached out to the credit bureau and asked that they settle with the resident at 50 % of the original total.

Good Morning. On 01/05/2016 the Property Manager walked Ms. [redacted]'s apartment with her at which time she was shown the door. It was determined that the door needed repair work as there was a hole in one corner and the weather stripping needed to be replaced. Ms. [redacted] also stated that the...

dishwasher needed to be mounted and pest control was required in the apartment. 
Ms. [redacted]'s apartment was treated by pest control on 01/07/2016. Another treatment has been set up for the following week.
The dishwasher was correctly mounted to the wall on 01/07/2016.
The weatherstripping around the door was replaced and the hole fixed on 01/07/2016. It was then determined that further repair is needed. Ms. [redacted]'s door will be fixed today 01/12/2016.
Ms. [redacted] will receive a concession for her inconvenience and the amount has been discussed with Ms. [redacted].

I have reviewed the complaint from Ms. [redacted] with the maintenance and office team at [redacted], we have determined the following:
 
In Ms. [redacted] complaint she states that she had gone to the office and asked the management team how the...

rent, water and sewer bills are calculated. It is my understanding that Ms. [redacted] has not asked the managment team this question but if she would like the information she can definately call the property management office and request it. The rent for Ms. [redacted]'s apartment was incresed by $100 upon her renewal. The renewal cost for upgrades was an increase of $250.00 which would have put the apartment lease at Market Rent. As the renewal cost was $150.00 less than market rent upgrades were not performed and never discussed or promised. The managment and maintenance team has only received one service request from Ms [redacted] and it was to fix her AC, this was done in a timely manner. Mosaic does not charge any resident for Maintenance issues or repair. Late charges are based on non payment of rent and/or utilities and Mosaic strictly follows the Texas Apartment Association Lease signed by the resident and the management company. Mosaic does not lock out residents if they have paid their rent, we abide strictly by the Texas Apartment Asociation lease which outlines procedures for non payment of rent, liens and lock outs.  We have followed all TAA guidlines appropriately as we are required to do with all residents.
Mosaic Residential has a great long standing relationship with the residents of Dartford Square and we welcome residents with and without dissabilities and abide by Fair Housing Laws.
In closing, we will not be able to return any monies to the resident. The one work order that was placed by the resident was completed in a timely manner. If you have any questions please give me a call at [redacted]

Best towing experience we have ever had. They were over 25min early than what our insurance company said they would arrive to pick us up after my car completely died on the highway. They were kind, friendly, informative, and it felt like they genuinely had our best interest in mind, not just towing our car. They actually took us to the Enterprise business because we were traveling and only halfway through our trip when we broke down and we needed a rental to get us all the way home. He stayed there through the entirety of the process; he had connections with the branch manager at the Enterprise and made direct calls for us before we even got there. He offered to board our car for free at his shop and he could fix it for much less than the dealership could. Awesome service. I wouldn't recommend anyone else in the area.
