Hello Mr. [redacted]:If you'd like to discuss our previous email via telephone, please do not hesitate to contact our Risk Manager, [redacted].  She has been made aware of your concerns.Thank you.

Hello Mr. [redacted]: To begin with, we would like to thank you for applying for a mortgage with TRU Mortgage.  Our focus and mission is to always make sure that our customers have a positive experience when applying for financing with our company.  That being said, unfortunately, there are...

occurrences that remain out of our control and prevent us from completing financing that a borrower requests.  To be clear, we take every issue to heart and, in your particular case, we spoke with all the relevant team members that were involved in your transaction to better understand what occurred.  This is what transpired: You applied for a loan in April of 2017.  When the file was ready to close, our processing department did their normal quality control functions and through a Verification of Mortgage (which was not reported on your credit history) found out that you had two (2) recent 30 day delinquencies on your credit history.  This previously undisclosed issue, unfortunately, prevented us from finalizing your refinance. Last week, you attempted to resubmit all of your documentation and, per our notes in the system, informed our loan originator that you were behind on all of your bills and about to lose your home in foreclosure.  Although we sympathize with your personal financial situation, you were advised, correctly, that there was nothing we could do to assist you at this time.  Should your personal financial situation change, we would be more than happy to assist as best we can. Finally, with regards to the appraisal, it was completed on 4/21/2017.  The $575 you paid was paid directly (by you) to [redacted] (“[redacted]”) for the purpose of completing the appraisal report.  The report was completed and transmitted to you on the same day it was delivered to us.  TRU Mortgage has no affiliation to [redacted] and any fees paid to [redacted] were made directly to them.  Furthermore, any fees that TRU Mortgage incurred during the course of the transaction (i.e. credit report fee, flood determination, title searches, tax return verifications, compliance fees, and the like) were all borne by our company.  You did not pay any fees to TRU Mortgage. Should you have any further questions, please do not hesitate to contact us.

Review: I was looking to refinance my home and was recommended to a person by the name of [redacted] at this company. This same person later had problems as well. The whole process was very painful. [redacted] regularly lied to me and told me I would receive up to $10000 from the equity of the house. It was extremely hard to get in touch with him. There were times that I couldn't get a hold of him for weeks at a time. Several times he encouraged me to lie and commit fraud in order to complete the transaction. I told him on many occasions that I only wanted to do this in order to pull money from the equity of the house. He regularly assured me this would be the case. I never saw a dime. He was very deceitful and only reinforced the mistrust many have for the industry. Many times I tried to contact him after the fact, not once has he replied. I now owe more on the house, for a longer period than when I started. Please, for your own well being, stay away from [redacted] and any company that would continue to do business with him.Desired Settlement: I don't know if its feasible, but I would like the money he swore up and down that I would receive. If nothing else, I would like a refund of any and all monies received by him and the company back.

Response:

Mount Olympus Mortgage Company (MOMCo) has performed a

comprehensive review of Borrower’s loan file in order to properly address the

concerns raised in his complaint. This

investigation indicates that Borrower was fully informed of the terms of his

loan and that he agreed to them.

Borrower was disclosed for a no cash-out refinance with a

term of 30 years at 3.375% interest for an amount of $163,105.00. He proceeded with these terms by signing all

of his loan documents on May 9, 2013 which set forth the same terms of the

disclosed amount.

MOMCo sincerely regrets the misunderstanding Borrower

appears to have had with respect to his loan, but given that he was fully

disclosed of the terms and signed loan documents agreeing to those terms, MOMCo

is unable to provide the settlement he seeks.

Review: A Home appraisal fee was not credited back to my credit card at the close of escrow on a refinance home loan. The Sales Manager assured us that the $485. appraisal fee would be credited back to my credit card. After numerous attempts to get the credit, the manager has not yet called back or given the credit as he first described. The refinance loan was initiated in December of 2013 and I have been trying to get my $485. back since then. I have the email correspondence from the Sales Manager where he clearly states that the appraisal fee would be credited back to my credit card.Desired Settlement: I would like Mount Olympus Mortgage to refund the $485. they charged my credit card for the home appraisal as the sales manager described would happen.
