Mountain Shadows Apartments Reviews (%countItem)

Fiance and I applied for apartment. They ran credit and background and approved myself but not my fiance. My fiance is a homemaker and taking care of our son. Both of us have clean backgrounds but she has credit that is not that great. They said I had to pay 500 for her to move in then changed it to to 1100 then again to 1500 because she had no income. Even though her income was my income they would not consider it. But they have knowingly allow drug dealers live there but will not allow my fiance without paying an outrageous amount. It would cost us close to 4000 to move in and then have to pay rent again a week later. I had to argue with them to get my deposit back. I gave them the deposit friday night and they said I had 72 hours to be able to get my deposit back if I decided to not rent with them. I asked for my deposit back monday morning and they refused and claimed that it was too late. I eventually was able to get it back after proving when I gave it to them.

To Whom It May Concern,

When *** applied and signed the legal application, he agreed that all household members over 18 would apply. He put his 30 year old fiance *** as a minor on his application. After we saw this, we informed him that *** needs to apply and that his deposit may change based off credit and background information. *** income qualified by himself, but his fiance is not allowed to live in the apartment without applying. Per fair housing laws, if we require this of one resident/future resident, we have to require this from ALL residents/future residents. Due to ***'s credit application their required security deposit changed from $300 to one full month's worth of rent. When explaining this to ***, he no longer wanted this apartment and requested his $299 holding fee back. We gave back his holding fee that same day. Per the application that *** and *** signed and agreed to, any false information could have led to an immediate denial of their application. Even though *** lied about his fiance as a minor, we still wanted to work with them to get them into an apartment by having her apply.

We never gave *** or *** anything in writing that stated what they would owe for their move in since *** applied late and the credit screening had not come back. We use a third party company to run all credit and background checks. They are the company who decides security deposits base off credit and criminal back ground.

We still would be happy to have them as residents if they would like to live here and pay their full month's security deposit which is equal to the amount of one month's rent.

For your convenience I have added the applications showing the information above, the credit decision from our third party company and pay stubs showing *** income qualified by himself.

Thank you,

Michela S

I am rejecting this response because:The credit report claiming to have not been finished came back 7/18 as I was called by the office attendant and informed by her that it was complete and they were going to merge applications by 7/20. They informed me of the cost on 7/18 md said they would bring the cost down. Arrived 7/20 and the cost I was told prior had changed. My application was done as per I instructions of office attendant and directions were given to me on how to list persons living with me. I have had multiple conversations with office attendant over phone and in person about application since 7/15. Information of what I was told on 7/18 to 7/20 were completely different as office manager was not present at conversation on 7/18.

's screening did indeed come back 7/18, but the combined screening did not. Since we use a third party screening company, we have no sway or say on whether or not someone will have any deposits. When we combined the screening on 7/18 it came back 7/19 but our office is closed on Sundays. Again, due to the credit decision being based off both of your credit scores we are requiring a full month's security deposit. Because we have no say on how much your security deposit is because it is based off your credit. Saua our leasing consultant let you know when *** applied that security deposit might change based off credit. We have no way of knowing someones deposit because we don't personally see any credit information. This is why we have a third party company run screening. We apologize your credit came back with a full month's deposit, but again we would be happy to have you live here if you can pay your security deposit.

Thank you,

Michela S
