02/25/2018RE: Revdex.com Complaint ID: *** *** To Whom it May Concern: This letter is the response to the above mentioned complaint the RevDex.com (Revdex.com) received from *** ***First, I would like to clarify the 'complaint I received dated February 18,
was the only notice or complaint I received from the Revdex.com since the work I provided was completedThe complaint states the Revdex.com attempted to contact me via email or mail about this issue but I received no emails or any other written mail from the Revdex.com regarding this complaint. In Mr*** complaint he states I completed appraisals for him for his divorceThat is not trueI completed the appraisals for my clients, his ex-wife and her attorneyMr*** ex-wife's attorney contacted me on November 10, to engage my servicesThat attorney stated Mr*** lawyer would be contacting me to make arrangements to see the properties. Mr*** lawyer never contacted me but he did on November 13, I called him back on November 15, or November 16, to schedule the appraisal inspectionsMr*** was merely the contact for entry to the properties, I was not given a due date by my client, and in working with her on past assignments, 3-weeks to complete appraisals was common, Mr. *** put the inspections off until December 1, 2017, nearly weeks after his lawyer was supposed to contact meWhen I met Mr*** at the first property he told me there would be more appraisals to perform for this divorceI believe he was trying to influence the outcome of the property values by offering me more workHe told me his ex-wife and her attorney presented values to his attorney that he did not agree withWhat Mr*** didn't know was that I complete over appraisals every year and turn down approximately the same amount so I didn't feel the need to jeopardize my appraisal certification and my career for a few more appraisalsFuture appraisal assignments cannot be contingent upon meeting the value expectations of anyoneAppraisers are there to report what is happening in the real estate market, not to derive values for the promise of future assignments. The appraisals were completed on December 30, and my clients received them when they returned to their office after the New Years Holiday, weeks after I inspected the properties, just as alwaysIt wasn't until January 2, that I heard anything from Mr*** attorneyI explained to her that Mr, *** wasn't my client so he had no right to the appraisals. He wasn't being billed for them, but regardless, the person paying for an appraisal is not always the clientMr*** attorney told me they agreed to be joint clients and his ex-wife's attorney confirmed thisI then sent the appraisals to Mr*** attorney but not the invoice. The invoice was taken care of by my clientsMr*** never received an invoice from me because I never sent an invoice to himHe is not entitled to a refund from me.Sincerely,Bill S***
