I received your letter on August regarding the above issue pertaining to a security deposit for *** ***She called on Saturday, March 14,to inform me that she would be vacating the premises on March 19th (days later)At that time I reminded her that according to the rental agreement
she must give a 30-day written notice (which she handed me the day she left; the letter did not have a forwarding address on itIn her notice she wrote, "I understand I am responsible for rent in April up to the 30th day.") She had paid rent through March 31st and I told her she would be responsible for rent through the middle of April unless I was able to rent the premises prior to that timeShe understood that she would also be charged for carpet cleaning(She had been out of work for several months and informed me that her father would be coming from California to get her since she could no longer afford to pay for the apartment.) I am attaching a copy of *** 30-day typed notice to vacate; she is the one who added the dates of 3/and 4/14/in handwritingThe apartment has electric baseboard heating and we did discuss the discoloration above the heating elements and I, in fact, told her she would not be charged for painting those areasInterestingly, I have had tenants living in the other units in that four-plex for two, four and five years, and none of those rental units has discoloration on the walls above the heating unitsIt cost $to paint the affected walls and *** was not charged for that paintingAt the time we did a walk-through the day she vacated, I asked her if everything was working in her apartment and she indicated it wasHowever, after she vacated, we found two other damaged items she was charged forA knob/dial to the stove/range top had been stripped and needed to be replacedThe bid to replace the part and labor was estimated to be about $and the appliance company could not guarantee that the 8" burner controlled by the knob/switch would be operableTrying to save cost, I had another individual replace it for $Unfortunately, that did not completely solve the problem and we finally had to buy another stoveThe other rental units in that complex have the same stoveAlso, there were some huge enamel chips on the bottom of both sides of the white kitchen sink that had been covered up with what appeared to be white paintWhatever the material was that had been used to cover the black chipped areas, peeled offTo repair the problem, it required lightly sanding the areas and then applying some layers of porcelain repair materialThat required returning to the apartment three different times because each layer had to dry; the cost was $which was charged to the security depositI did not notice that the air conditioner cord was unplugged when *** left; later when the cord was plugged in and the a/c unit was turned on, we discovered the air conditioner did not work properlyThe air conditioner had to be replaced which cost $for the unit and $to have it installed*** was not charged for the air conditioner but she obviously knew it was not working properly*** vacated the rental unit owing an electric bill and had not provided the power company with a forwarding addressWhen I paid the power bill on June 16th for the time the rental unit was vacant from March through May 10th, *** power bill was still outstandingHopefully, she has taken care of that bill by nowThere were no issues with the quality of cleaning -there were two damaged items in addition to carpet cleaning and rent owedBelow are the charges that were deducted from the depositAmount of deposit $495.00Rent April 1-April 14@ $16.50/day $231.00Carpet Cleaning $103.00Stovetop Repair (damaged knob) $117.40

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The only item I disagree with is the repair for the chipped paint areas on the kitchen sink.  Those areas were already there and painted over prior to moving into the unit.  I was not and am not responsible for those chipped areas in the first place.
I request that the balance due of $6.40 be waived and a statement of charges mailed to me at [redacted], Manteca CA 95336.  That's all.Regards,[redacted]
