completed for one of my client’s home [redacted] was very impressed with the work that I had done and asked my client for iny phone numberShe contacted me and asked me to give her an • estimate to renovate [redacted] Philadelphia, PA ***.I provided her an estimate of $46,for the entire renovation after I have deducted $10,000,for materials listed on the agreement for renovation that the owner agreed to purchaseThe price was way below cost and as a whole package deal.We discussed verbally that the estimate does not include any unseen extra work when we start to tearing down the walls if we find other problemsWe also agreed that all materials use are basic and meets the Standard for city building codesAny upgrades of materials will be additional cost including labor.On August 20,2014, a contract was signed between [redacted] and Moy’s Construction LLCI received a deposit for $9,200.00,immediately applied for an easy permit and started work to removed and break down all the interior walls, gut out and removed all trash and debrisOnce I started tearing down the walls, I found several wood beams were broken under the roof; all bricks around the beams were loss and missing in the front bedroomAt the same time, the owner received a letter from her insurance company when they the inspection there were major problems the roof that they will cancel her home owners insurance if she does not repair the roofI discussed these with the owner to fix would cost additional $2,and extra time to repair for a new total of $48,000.00, I assisted her in repairing the roof and her insurance passed the inspection and did not cancel her policy.AI started work on the house right after the owner and I signed the renovation agreement: Contract out and pay electric and plumbing company for permit to do the electrical and plumbing work.BRemoved and replaced all new widows with low E windows (city building code requiresExplained to owner and she agreed that I can use vinyl windows, because aluminum frame window prices are much higher and she is not willing to pay the higher prices and was agreed upon before the contract was signThe owner’s mother was also aware of this.CBy 10/1/2014, all electrical wiring was completedAll frame work was done.DThe delay of the renovation started when the inspector came, the owner met and spoke with the inspector during the inspectionAfterward, the inspector requested permit reviewA new architect drawing was required for the permit reviewI asked the owner if she knew an architect, but she claimed she did notI had to find one myself which took more time out of my schedule to work with the architect on the drawingThe architect charged $with no seal and $with sealThe cost of the drawing should be paid by the owner, but she only paid me half of the cost.EDuring the time of permit review, 10/13/to 12/29/no structural work was allow to he done, but I still work on some minor details that did not require permit.I had to take time out to work with the architect and [redacted] to get the permitOriginally, [redacted] informed me that it would take 2-weeks and the owner is aware of itBut it was getting closed to the Thanksgiving and Christmas holiday, and we are still waiting on the permit and I cannot, do anything, which was a big loss for me as well, because I had subcontractors that had to be paid.Between 1/5/to 1/20/2015, during the harsh frigid cold weather we had this past winter, I cannot go up the roof to do any repairs or go up to show the ownerI also explained to her that the moistures on the roof were cost by the condensations from the heat given off from the next door chimney, I have completed the repair that was originally cited by the insurance company.1) After the agreement was signed, owner added more work requests and added new materials which added more time and moneyFor Example: when I asked her what type of outlet covers to use, it took her two days before she can decide what type she wantsAt first she picks a more expensive brand, but it cost her more money and then she decided she wants the basic brand which delayed two more days of value time to purchase the itemsNote: aluminum frame windows, do not meet the city building codeI requested that she must bring all materials to the propertyEach time, she only brings the limited amount of tiles in three separate daysI constantly requested her to meet me at the house to see how she wants things done, but each time she always said she is busy, can’t make it, if it is pressing, I can see when I have time to meetShe would even ask if we need to meet face-to-faceOf course if she wants the job done to her specificationIf getting the house renovated on time is so important to her, she should make every effort to meet with me and the subcontractors on our work schedule, not when she decides to come at 10:00pm when we are all done work.2) The electrical company apply for 100-amp according to the house energy useShe insists on using 200-amp, which is not necessaryElectrical inspection was passed.3) Materials supplied and purchased by the owner was a big problem and caused monority of the delay.aOwner brought over many items were used; like the toilets and used shower door that did not fit; it wasted so much of my time try to fit the shower frame that that does not fitA new frame had to be ordered which delayed another few weeksAs of 3/19/15,had to keep asking her when will the new shower frame arrive and she informed me that it will take another week or so longerThat was holding up the completion of the bathroom.bAfter signing the new Amendment on 2/7/2015,I specifically request that I need her to bring all the required tiles to the house a few days in advanceI will need 10% extra and 20% mote if special orderBut each time the owner supplies only the limited amount of tiles to be used for each bathroom each day, requested her to allow 10% extra tiles for cutting around comers and edges, which she never did; I have to constantly calling- her to bring more tiles and sometimes it takes her two daysWe constancy are short of tiles to complete the job each day which is the major cause for us in delay of completing' each bathroomIt was very frustrating for the sub-contractors as wellI feel she deliberately did this to' cause our delay.cEach time I request theowner to: come and to look at the work to make sure it is what she wants, she repeatedly tell me she’s busy; she cannot come over, but she would text me all day long about how she wants certain work done and not doneI spend all day answering to her text, which waste a lot of my work timeShe would come to the house late at night when we are not there to check the workShe would take things down that she does not like and request that we have to the whole job overIt would save us much more time if she can come over while we are working in her houseShe has previously told me that (note: she gets-off work at 3:pm)This was a hassle to the sub-contractors as well that they had complained to meIt costs us twice as much times to do all the workShe constantly text me what she research online how it should be done, instead of coming to meet with roe to discuss the issues face to faceI have requested several times to meet with her to see how she wants certain things install, but never show upShe only comes over at night to check our work when we are not thereThis was very frustrating for me and the sub-contractors to work with her according to her schedules and not ours.dOwner ordered the countertop herself, the company came to install the counter-top, but there were lots of imperfections and she was not happy with the results and requested the company to replace a new oneDue to the problem with the counter top, all electrical outlets, switches, plumbing, backsplash and tiles cannot not be completed, have to be put on hold until the new countertop arrivesI even have text her that show I asked her how long it will take the counter top to arrive and she in return how long it’s going to take me to complete the entire renovation.e.The owner’s parents came to see how the renovation is coming alongI showed them that almost everything are completed accept for the work that the countertop and shower frame that is re-ordered that I am waiting onThe next big job was to install the hard wood floorDue to the permit review and the extra time needed to repair the roof beam and other extra workI had to ask for another advance payment, because I had to pick up the hardwood floors that I orderedThe previous $6,used to paid the sub-contractors for installing all the dry wallsI am not asking for extra money, but I ran out of money because of the prolong time with the permit review and the owner is aware of the issues the entire timeI am not asking for additional money, I have done all the work that she has requested and much moreI am willing to absorbing all the extra expenses and labor cost to take a loss on this jobI have not been nearly paid for all the work that I have completedThere is still a balance of $ 13,remaining more than 27.84% that have not been pay yet..fWhen I spoke with the owner on 3/19/2015, she informed me that the shower frame will take another week and no date set for the countertop to be delivered yetI told her since, we are put on hold for these two major jobsI suggested that I can start working on the hardwood floors and needed another advance payment of $6,to pick up the flooringsThe owner immediately thinks that I am trying to take my profits early, before I finish the jobI have taken a loss on this job add up till today, I still owed the sub-contractors money for their labor that I am unable to pay them because she refused to pay another advance paymentI am listing the works that We have completed; she would owe me a lot more money than what the balance remindsI informed her that I need another advance payment, in order to continue to work and she send me a nasty text telling me to clear out and pick up all my belongings, if not she was going to call the police for trespassing.List all of the work that I have completed:Gutted and tear, down: all interior walls on the first and second floor bathrooms, closets, and bedroomsThe walls have two layers, one is the panel and the other layers were wood with cementTear down to layers of ceilingThe first layer was drop ceiling, second was wood with cementThe first floor ceiling was covered with wood panelsRemoved all carpeting and vinyl flooring for the entire house with layers as well,Removed all old vinyl windows and very old wood window frames4.Removed all electrical wirings, plumbing, copper piping’s and valves.5.Hauled out Cargo vans of demolitions and trashThe dump site charges $per ton of trash.6.Installed new low-E vinyl windows, windows needs inside wood frames, front windows add limes stones at owner’s requestafter the contract were signed.7.Cement and mortar all loss bricks surrounded the whole house on the first & second floor and basement.8.Repaired roof.9.Repaired damaged wood beams, second floor ceiling under the roofChanged double 2Xheaders on the second floor.10.Framing the second floor into bedrooms, wacloset, closets, and Ml bathroom.11.Framing the first floor into kitchen, I closet, half bathroom, open living and dining room.12.Framing the ceiling.13.Electrical wiring of the entire house.14.Install all plumbing work for the entire houseI15.Installed new drain pipes for full bathroom and half bathroom.16.Support the basement inch main drain pipes and correct some plumbing work that did not meet the city code.17.Seal and cement the whole basement wallsThe conditions of the basement walls were very poor and low quality.18.Called for frame inspection, inspector request permit review after owner met and talks with inspector.19.Work with Architect and L&l on the drawing and permit reviewDuring permit review, did some work that did not require permit,20.Received approval for the new permitAfter new amendment was signed on 2/7/We were in fill force at work to break down the two staircasesCut the wood beams to do the two headers for both stairsInstalled temporary steps for the stairs.21.Finished all framing, wiring and plumbing with the correct Architect drawing.22.Request and passed framing, electrical and plumbing inspections.23.Got the entire duct work permit and completed all the duct work,24.Did all the insulations according to the city building code request and passed inspection.25.Completed all the dry walls throughout the entire house with pieces of 4”X 8” sheet rocks.26.Speckled and do all the compounds three times and sanding down to smooth out all the edges:27.Painting the entire house walls and ceiling.28.Finish the full bathroom as the owner’s request except the shower doorTherefore, tiles and trims around the shower door area are unfinished.29.Finish half bathroom and tile floorsOpen a new door in the old window area of the side wall in the kitchen area and sealed the old door opening.30.Finished all electrical work, except the wall above the countertop in the kitchen area.31.Picked up kitchen cabinets twice for owner, because one trip cannot not fit all the cabinets in my van.32.Installed all new kitchen cabinets and tile floor.33.Sealed exterior brick wallsFixed old side wall, damaged bricks above the window.34.Removed concrete steps on the old existing back door.35.Installed recess lighting on the first floor, electric outlets throughout the houseOver light switches.36.Installed ceiling fans on the first floor in LD Sc DR and on second floor bedrooms.37.Installed exhaust fans in each bathroom.38.Installed stove hood with exhaust pipe to outside and exhaust fan.39.Electrical wiring for 100-amp electrical main box and all circuit breaker that meets the building code.As of 3/19/work remaining to be completed because: .1.The roof already have more than layers, if torch down another layer, is against the city building codes.2.Hard wood was ordered, but do not have the money to pick upstaircase and banisters, because of non- paymentlighting fixtures outside was provided by owner and was installed (used the waterproof box)Was removed by owner and returned to store and did not provide me with a new one.5.Basement walls were finish, due to the poor conditions of the old basement wall, I have some areasDue to non-payment, floors are not finishAs of 3/19/15, owner did not have AC compressor at the property.7.The house is over years old, the owner expect this old house to look like brand new with a budget of under $50,have done my best to make sure no places were leaking before I do the dry wall.8,Various loose ends: kitchen backsplash, electrical outlets were waiting on the countertopKitchen recess and ceiling fan was installed, but owner said not acceptable when both recess light and fans is on, the wall and floor has a shadow.She also did not agree to install the fan with the light in the kitchen, but the rest of the houses all have lightsThe kitchen ceiling is too small for four recess lights and a inch fanThe doors to rooms/closets/basement/bathroom, front doors were not done, due to hardwood floor not installOwner did not provide materials for yard step and fenceAppliance not install because waiting on counter topAll other loose ends normally gets completed when the whole job is completed, because due to nonpayment.Unsatisfactory products (Provided by owner) before we signed the contract, I estimated $56,000.00for the total renovationI deducted $10,to owner to purchase itemson thecontract.Any unseen extra work or upgrades of materials are owner's responsibility.The owner provided:a.Second hand shower door with the frame is too shortb.Second hand bathroom medicine cabinet, with some parts missing and when I informed her and bring the missing part another day.c.Second hand toilet with no tank cover and when I informed her and she bring cover another day.d.Second hand bathroom sinkerecess light bulbs, one was different and use, but owner was fine with it.f.Second hand dish washer with some parts missing.All of these items make it very hard for us to install andcause us todelay our time in installation which is cause solely by the owner who is inexperience in renovationBasement wall has only certain area with minor cracks because of thebad conditions of the existing wallSome area has big holds into thewalls.Money that should be deducted from the balance to contractor if-work completed1.I have informed the owner that everything that I purchase will be basic and standard ventilation fan and any upgrades will be pay by the owner.2.I have discussed with 'owner and she has agreed to pay me $just for labor only to relocate-the yard doorOpen the window area to the door opening and seal the existing door opening (After the contract agreement was signed); -I even purchase the blocks to seal the existing window with my own expense, because I couldn’t wait for herShe refuses to pay $for the new yard door and agreed to use the old door arid she is responsibpurchase the new lock.3.Penalty of $50.00/day over the completion date (3/15/15) was cause totally by the ownerI had to constantly asked her to brings materials over for us to complete each Day, Sometimes it takes her two days or more to provide us with additional materialsI should charge her for additional laborsFor example:The bathroom floor tiles, total are sqfootThe owner provided the tiles in three separate days, which delayed our job tremendouslyWe were force to prepare, get the tools ready, clean and the area afterward in three timesWhen we didn’t have enough tiles to finish the bathroom wall, she came at night to return cases of tiles (sq foot) to home depot without telling usThe total cost of the tiles worth only $40.00, but coasted us days to finish a one day jobEspecially, when I told her that I needed 10% extra tiles for cutting edges and corners.As a whole package work, I have every intention to complete the job as agreed and signed, she refused to pay me the payment of $6,to continue the jobhave screen shots of the text messages that she send meThe owner sends me a very un-polite text message: “I send you an emailPlease respond, I hope we can work this out but I will not be bullied and taken advantageofIf you choose not to go forward, you will need to make arrangement to with me to get your stuff or you will be trespassing onto my property which is a crime.” I was force to take my tools and stuff to vacant the propertyAs you can see on the list that I have provided, I should be pay more for all the work that I have completed and assisted the owner in a lot more that what I was paidI did not ask for additional money but for the money to pick up the hard wood floorsI feel the owner owes me money on all the work that I have done, but did not get pay forI also need an apology from the owner, for her rude attitude.In the beginning, she kept thanking for helping her with solving and advising her of the renovations, but when comes to paying me for all the work that I am entitle to and completedShe started getting nasty and I am requesting for damaged that I out for the work that I have doneDue to the delay in providing materials, re-ordered of the shower frame and countertop was totally the owners faultI have attached screen shots of the text she had text me and it clearly shows that have been hassled by the ownerI have tried to work with her in completing the renovation as soon as possible, but presented the constant delay of her providing us the materials which causes the delayI was willing to work with her if she agrees to pay me the advance payment, because under new Amendment, the completion date should have been 3/1.5/and I am entitle for another payment of $6,I cannot continue to work if I am not payMy sub-contractors will not work for free, they have families to feedAs you can see from the screen shot of the text she sends me, it was intimating and threatening “Take it or leave it, if it cost me more than your balance to get the house done, I will see you in courtShe is deliberately cause the delay, as she mention that the house was under my care for months, which I am underpaid for all the work that I have completed in these months’ timeShe is the one to tell me that if I choose not to go forwards I will need to make arrangements to get my stuff or I will.be trespassing, which is a crimeShe did not give me any other choice but to pack up mystuff and leaveNow that she realized finding another contractor would cost her more, money than what is due me, probably around $20,and she trying to ask me for the refund is totally ridiculous,I do not own her the $20,that owner is requesting, because I have completed more than what I have been paid, I am requesting that should get pay for all and more work that we have agreed on after the contract was signed that she constantly adding on.Please let me know what your decision is.Thank you so much for your time and consideration to She had seemed the renovation work that I had completed for one of my client’s home. [redacted] was very impressed with the work that I had done and asked my...

She contacted me and asked me to give her an • estimate to renovate [redacted] Philadelphia, PA [redacted].I provided her an estimate of $46,000.00 for the entire renovation after I have deducted $10,000,00 for materials listed on the agreement for renovation that the owner agreed to purchase. The price was way below normal cost and as a whole package deal.We discussed verbally that the estimate does not include any unseen extra work when we start to tearing down the walls if we find other problems. We also agreed that all materials 1 use are basic and meets the Standard for city building codes. Any upgrades of materials will be additional cost including labor.On August 20,2014, a contract was signed between [redacted] and Moy’s Construction LLC. I received a deposit for $9,200.00,1 immediately applied for an easy permit and started work to removed and break down all the interior walls, gut out and removed all trash and debris. Once I started tearing down the walls, I found several wood beams were broken under the roof; all bricks around the beams were loss and missing in the front bedroom. At the same time, the owner received a letter from her insurance company when they the inspection there were major problems the roof that they will cancel her home owners insurance if she does not repair the roof. I discussed these with the owner to fix would cost additional $2,000.00 and extra time to repair for a new total of $48,000.00, I assisted her in repairing the roof and her insurance passed the inspection and did not cancel her policy.A. I started work on the house right after the owner and I signed the renovation agreement: Contract out and pay electric and plumbing company for permit to do the electrical and plumbing work.B. Removed and replaced all new widows with low E windows (city building code requires. Explained to owner and she agreed that I can use vinyl windows, because aluminum frame window prices are much higher and she is not willing to pay the higher prices and was agreed upon before the contract was sign. The owner’s mother was also aware of this.C. By 10/1/2014, all electrical wiring was completed. All frame work was done.D. The delay of the renovation started when the inspector came, the owner met and spoke with the inspector during the inspection. Afterward, the inspector requested permit review. A new architect drawing was required for the permit review. I asked the owner if she knew an architect, but she claimed she did not. I had to find one myself which took more time out of my schedule to work with the architect on the drawing. The architect charged $600.00 with no seal and $800.00 with seal. The cost of the drawing should be paid by the owner, but she only paid me half of the cost.E. During the time of permit review, 10/13/2014 to 12/29/2014 no structural work was allow to he done, but I still work on some minor details that did not require permit.I had to take time out to work with the architect and [redacted] to get the permit. Originally, [redacted] informed me that it would take 2-3 weeks and the owner is aware of it. But it was getting closed to the Thanksgiving and Christmas holiday, and we are still waiting on the permit and I cannot, do anything, which was a big loss for me as well, because I had subcontractors that had to be paid.Between 1/5/2015 to 1/20/2015, during the harsh frigid cold weather we had this past winter, I cannot go up the roof to do any repairs or go up to show the owner. I also explained to her that the moistures on the roof were cost by the condensations from the heat given off from the next door chimney, I have completed the repair that was originally cited by the insurance company.1) After the agreement was signed, owner added more work requests and added new materials which added more time and money. For Example: when I asked her what type of outlet covers to use, it took her two days before she can decide what type she wants. At first she picks a more expensive brand, but it cost her more money and then she decided she wants the basic brand which delayed two more days of value time to purchase the items. Note: aluminum frame windows, do not meet the city building code. I requested that she must bring all materials to the property. Each time, she only brings the limited amount of tiles in three separate days. I constantly requested her to meet me at the house to see how she wants things done, but each time she always said she is busy, can’t make it, if it is pressing, I can see when I have time to meet. She would even ask if we need to meet face-to-face. Of course if she wants the job done to her specification. If getting the house renovated on time is so important to her, she should make every effort to meet with me and the subcontractors on our work schedule, not when she decides to come at 10:00pm when we are all done work.2) The electrical company apply for 100-amp according to the house energy use. She insists on using 200-amp, which is not necessary. Electrical inspection was passed.3) Materials supplied and purchased by the owner was a big problem and caused monority of the delay.a. Owner brought over many items were used; like the toilets and used shower door that did not fit; it wasted so much of my time try to fit the shower frame that that does not fit. A new frame had to be ordered which delayed another few weeks. As of 3/19/15,1 had to keep asking her when will the new shower frame arrive and she informed me that it will take another week or so longer. That was holding up the completion of the bathroom.b. After signing the new Amendment on 2/7/2015,I specifically request that I need her to bring all the required tiles to the house a few days in advance. I will need 10% extra and 20% mote if special order. But each time the owner supplies only the limited amount of tiles to be used for each bathroom each day, 1 requested her to allow 10% extra tiles for cutting around comers and edges, which she never did; I have to constantly calling- her to bring more tiles and sometimes it takes her two days. We constancy are short of tiles to complete the job each day which is the major cause for us in delay of completing' each bathroom. It was very frustrating for the sub-contractors as well. I feel she deliberately did this to' cause our delay.c. Each time I request the. owner to: come and to look at the work to make sure it is what she wants, she repeatedly tell me she’s busy; she cannot come over, but she would text me all day long about how she wants certain work done and not done. I spend all day answering to her text, which waste a lot of my work time. She would come to the house late at night when we are not there to check the work. She would take things down that she does not like and request that we have to re-do the whole job over. It would save us much more time if she can come over while we are working in her house. I have requested several times to meet with her to see how she wants certain things install, but never show up. She only comes over at night to check our work when we are not there. This was very frustrating for me and the sub-contractors to work with her according to her schedules and not ours.d. Owner ordered the countertop herself, the company came to install the counter-top, but there were lots of imperfections and she was not happy with the results and requested the company to replace a new one. Due to the problem with the counter top, all electrical outlets, switches, plumbing, backsplash and tiles cannot not be completed, have to be put on hold until the new countertop arrives. I even have text her that show I asked her how long it will take the counter top to arrive and she in return how long it’s going to take me to complete the entire renovation.e.The owner’s parents came to see how the renovation is coming along. I cannot continue to work if I am not pay. My sub-contractors will not work for free, they have families to feed. As you can see from the screen shot of the text she sends me, it was intimating and threatening “Take it or leave it, if it cost me more than your balance to get the house done, I will see you in court. She is deliberately cause the delay, as she mention that the house was under my care for 8 months, which I am underpaid for all the work that I have completed in these 8 months’ time. She is the one to tell me that if I choose not to go forwards I will need to make arrangements to get my stuff or I will.be trespassing, which is a crime. The price was way below normal cost and as a whole package deal.We discussed verbally that the estimate does not include any unseen extra work when we start to tearing down the walls if we find other problems. We also agreed that all materials 1 use are basic and meets the Standard for city building codes. Any upgrades of materials will be additional cost including labor.On August 20,2014, a contract was signed between [redacted] and Moy’s Construction LLC. I received a deposit for $9,200.00,1 immediately applied for an easy permit and started work to removed and break down all the interior walls, gut out and removed all trash and debris. Once I started tearing down the walls, I found several wood beams were broken under the roof; all bricks around the beams were loss and missing in the front bedroom. At the same time, the owner received a letter from her insurance company when they the inspection there were major problems the roof that they will cancel her home owners insurance if she does not repair the roof. I discussed these with the owner to fix would cost additional $2,000.00 and extra time to repair for a new total of $48,000.00, I assisted her in repairing the roof and her insurance passed the inspection and did not cancel her policy.A. I started work on the house right after the owner and I signed the renovation agreement: Contract out and pay electric and plumbing company for permit to do the electrical and plumbing work.B. Removed and replaced all new widows with low E windows (city building code requires. Explained to owner and she agreed that I can use vinyl windows, because aluminum frame window prices are much higher and she is not willing to pay the higher prices and was agreed upon before the contract was sign. The owner’s mother was also aware of this.C. By 10/1/2014, all electrical wiring was completed. All frame work was done.D. The delay of the renovation started when the inspector came, the owner met and spoke with the inspector during the inspection. Afterward, the inspector requested permit review. A new architect drawing was required for the permit review. I asked the owner if she knew an architect, but she claimed she did not. I had to find one myself which took more time out of my schedule to work with the architect on the drawing. The architect charged $600.00 with no seal and $800.00 with seal. The cost of the drawing should be paid by the owner, but she only paid me half of the cost.E. During the time of permit review, 10/13/2014 to 12/29/2014 no structural work was allow to he done, but I still work on some minor details that did not require permit.I had to take time out to work with the architect and [redacted] to get the permit. We constancy are short of tiles to complete the job each day which is the major cause for us in delay of completing' each bathroom. It was very frustrating for the sub-contractors as well. As you can see on the list that I have provided, I should be pay more for all the work that I have completed and assisted the owner in a lot more that what I was paid. I did not ask for additional money but for the money to pick up the hard wood floors. I feel the owner owes me money on all the work that I have done, but did not get pay for. I also need an apology from the owner, for her rude attitude.In the beginning, she kept thanking for helping her with solving and advising her of the renovations, but when comes to paying me for all the work that I am entitle to and completed. She started getting nasty and I am requesting for damaged that I out for the work that I have done. Due to the delay in providing materials, re-ordered of the shower frame and countertop was totally the owners fault. I have attached screen shots of the text she had text me and it clearly shows that 11 have been hassled by the owner. I have tried to work with her in completing the renovation as soon as possible, but presented the constant delay of her providing us the materials which causes the delay. I was willing to work with her if she agrees to pay me the advance payment, because under new Amendment, the completion date should have been 3/1.5/15 and I am entitle for another payment of $6,500.00. I cannot continue to work if I am not pay. My sub-contractors will not work for free, they have families to feed. As you can see from the screen shot of the text she sends me, it was intimating and threatening “Take it or leave it, if it cost me more than your balance to get the house done, I will see you in court. She is deliberately cause the delay, as she mention that the house was under my care for 8 months, which I am underpaid for all the work that I have completed in these 8 months’ time. She is the one to tell me that if I choose not to go forwards I will need to make arrangements to get my stuff or I will.be trespassing, which is a crime. She did not give me any other choice but to pack up my. stuff and leave. Now that she realized finding another contractor would cost her more, money than what is due me, probably around $20,000.00 and she trying to ask me for the refund is totally ridiculous,I do not own her the $20,000.00 that owner is requesting, because I have completed more than what I have been paid, I am requesting that 1 should get pay for all and more work that we have agreed on after the contract was signed that she constantly adding on.Please let me know what your decision is.Thank you so much for your time and consideration to this complain.
