The last communication I had with these owners was on 4/11/2017, in which they said that they would be in town that weekThey requested to pick up there remaining funds, a copy of the signed termination agreement, as well as any other necessary paperwork in personAll of this was picked up in our office, and no more communication followed from either party; therefore, to hear that they have been asking for their termination agreement and have not heard from us is falseRegardless, I will have a copy sent out in the mail today

I paid this company $a month and they couldn't even check to make sure the tenant was up to date on her water bills l-I had to do so.When I wanted to evict the tenant-She was short on rent, late on rent for months-never paid any of her late fees, and owed over $on waterMPI stating she was only short $on rent when I wanted to evict her is only half the truthAgain, I hired this company to work for me-It's obvious that they are working against meI will attach the bills to prove this point also When the inspection was done on my house after the tenant had moved out they left over 70% of the damages conveniently out of their estimateThere was damage from dogs to of my doors; wood peeling up, chunks takien out of the doors, there was crown molding chewed up by the tenants dog, the dryer door was yanked off, the storm door glass was coming out of its frame and was taped on by the tenant, there was a 4ft patch of paint missing from one of the walls ALL of those items were left out of the estimate I was not asking for things that were not justified as MPI is trying to persuayThis of course if not wear and tear-their estimate went from $to $the full security deposit after I had to complain and provide pictures Agian, this wouldn't have been done if I weren't justified in my findings it was like pulling teeth for them to do what was right and fair I will provide emails and estimates proving this as well co and smoke check-MPI stated they went ahead and did the job because they didn't hear back from me in an appropriate amount of time I sent MPI a response email stating I would handle this within days of receiving theirs, I have attached the following emails showing when the emails were sentI also recieved the following emails showing an acknowledgment of me handling this, and when it was not done - I received the following email stating they would reimburse me and remove them I have attached all of those emails as proof.I told MPI I would handle the changing of the lock afterwards as well-once Agian this was done for me without approval and I was charged $In their contract man hours are at a rate of $per hr with a hr minimumWhat an expensive lock! This was almost the total of the estimate of entire damages they gave initially for tenant damage! My contract also ended with them when my tenant moved out of November30thThey charged me a $management fee for DecemberDidn't surprise me one bit coming from this company I didn't even bother complaining on these because im sure like always they'll have an answer and place you at fault for everything stay away from this shady company! Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below [To assist us in bringing this matter to a close, we would like to know your view on the matter.] Regards, [redacted] When I saw the apartment there were no apparent signs of mice dropping`s until I moved in and started my initial cleaning process.There were a few thing`s that I did ask to be repaired along with the carpet being cleaned and the walls being painted.I understand as a tenant it is my job to clean my place upon move in and to keep it clean during my stay.The repair`s that I requested as far as inside the house were not complete.The walls were painted and the carpet was cleaned but the other issue`s that MPI agreed to do were not done.The day of the walk through I did not see the basement because I expected to see a basement but I didn`t expect for the basement to be a filthy and hazardous environment.When the initial complaint was put in about the carbon monoxide detector`s I expected for someone to come out right away seeing that that is an emergency complaintMPI never advised me to do anything but they did say a order was submitted to maintenance.I asked the MPI rep when they were coming out because I smelled gas and their response was they didn`t know.I was never advised to do anythingLuckily we energies came out and cut the gas off because the carbon monoxide levels were not safe for me to live in.I do have the paperwork from we energies also to conform what needed to be done but what I didn't know that there were gas leaks found and thats not safeMPI never gave me any advice of what to do or when they were coming.I was repeatedly told that it was a maintenance issue.I also understand that MPI has responsibilities and I have rights as a tenant.Looking at any place everything always seems ok but you never know how it really is into you move in.IT`s not ok to rent out junk to people even an apartment should be kept up to certain standard by the owner and that`s the lawI feel like I should've got my money back.How can I only get back day`s worth of my money when I paid in a security deposit and full months rent which was seeing that I wasn`t able to move in into the 15th of April my May rent is going to be prorated.How is it ok for them to keep the rest of my money.Today they told me that they fixed the issue`s and I took off work to wait all day for we energies to come out.I called we energies and a agent told me that MPI cancelled my service that was scheduled to be cut back on.How is that when MPI told me that the work on the furnace was complete.Although nothing was done about the other maintenance orders regarding the mice and other issue`sI respect MPI as a company and I have been nothing but respectful and reasonable but I just feel like I put my money into a place and I trusted that the place was safe and up to code and it was not.I haven`t been able to stay in my home for two day`s now.All of this is a major inconvenience to me.I feel I should be fully compensated for the place.I also have a copy of the day move in form that I completed and returned to their office with all my intial complaint`s along with the we energies code violations.I`m a very reasonable hard working person I just want to be comfortable in my home and feel safe.I understand that no company is perfect but I saw no efforts to deal with the current issue`s at hand including the mice infestation.I just want justice in this matter and the issue`s to be resolved accordingly.I don`t have money to relocate right away because it is all invested into this property

I have attached our contract, where under section 3A you gave us permission to make concessions as inducements to prospective tenants for them to occupy the property; such concessions are in many cases rent specials or lowered rents.This case is the very example of why many owners have us pay the water bill out of their account, and the tenant pays us to reimburse *** ***In the end, municipalities and water works hold *** *** of the property liable for payment of water utilities, so if a tenant does does pay the bill, the city will add the bill to *** ***s taxes, including fines/ fees/ and interest.The tenant paid their late fees and was at a zero balance as of 4/30/16, therefore any late fees previously accrued were paidShe was late in paying May's rent due to the carbon monoxide poisoning her child received from the faulty boilerHere is the memo dated 5/11/16: "tenant had a carbon monoxide leak and had unexpected expenses so the rent will be late. She will pay tomorrow and and the balance next week"The tenant then came in and paid all but $in rent on 5/The tenant was once again late for June, in which we talked with *** *** and came to this memo on 6/23/16: "Per owner sent day notice for short rent payment in JuneIf does not pay will proceed with eviction. If pay rent will also send day for water bills that are not paid." We sent the day and processed the eviction within our abilities and worked towards the best outcome for *** ***Now we sit here arguing because the tenant did not pay 100% of everything back per the stipulationWe tried to get you the money that you were owedWe tried to maintain a tenant for you. We got the tenant to start paying back her owed water billsThe tenant paid every dime of rent owedWe were working in *** ***s best interests the entire timeIn the end, we weren't 100% successful because of whatever other financial issues the tenant had going on, and she couldn't pay back the late fees, the eviction charge, and some left over waterAll of those left over expenses came out of the tenants security depositAfter all the late fees, the $eviction cost, and including the repairs and damages that *** *** wanted, the tenant owes *** *** $We did go back and forth about the security depositIn the end, within weeks of the tenant vacating, we charged the tenant for everything you wanted, and had the funds in your accountIssue resolved.Per your attachments regarding the smoke and co detectors, we were going to refund you when you agreed upon a time that you would install your ownThat never happened, so we never credited you backTo this very moment, our smoke detectors are still thereI do not recall any conversation in which you did not want locks changed; in fact, I specifically remember a conversation over the phone at the end of November in which you wanted the locks changed asap, and we did just that within the contractually agreed upon amountsWe charged $for locks- hour labor, our standard trip charge, door handles, and a deadboltYou received that invoice stating this, and should know it was not just lock.Yes, we did charge you for Decembers management fee, but we also reimbursed it to you, so complaining about it mentioning how you didn't bring it up previously doesn't really matterWhere is this complaint going, what resolution is needed? At this point, we are just going back and forth based on difference of opinion and subjective position

I have reviewed the response made by the business in reference to complaint ID ***, and find that this resolution is satisfactory to me MPI did contact me and I have received checks for the money owedThe end result is what I was looking for, however MPI's excuse for their behavior is is just that, an excuseThey neglected to include the fact that they had a sixty day notice, in writing, that I would not be needing their serviceTo claim that they were short staffed due to an employees absence is to cover up their poor planning and under trained employees. While I realize nothing can or will be done based off of this one complaint, I do expect a higher level of customer service from an A+ rated business

Unfortunately, MPI's baaccountant who handles closing accounts had to have eye surgery and was out of work from October to October 18. MPI has closed this account at this point and forwarded all funds to the complainant. I contacted the complainant today and apologized for the
lack in communication and informed him that the check is in the mail as of today

In their contract man hours are at a rate of $39 per hr with a 1 hr minimum. What an expensive lock! This was almost the total of the estimate of entire damages they gave initially for tenant damage! My contract also ended with them when my tenant moved out of November30th. They charged me a $75 management fee for December. Didn't surprise me one bit coming from this company  I didn't even bother complaining on these because im sure like always they'll have an answer and place you at fault for everything  stay away from this shady company!

MPI Property Management LLC professionally manages nearly 900 residential rental unit in and around the Milwaukee County area for hundreds of different property owners. For 40 years, we have taken care of both tenant and owners concerns, filled vacancies, negotiated rental terms, completed...

maintenance requests, and have dealt with city and county organizations to legally operate and manage rental properties within the respective laws, ordinances, and codes. Upon signing our contract, [redacted] of this property agreed to allow us to negotiate the rental terms for her unit; we decided to rent it to a tenant for $50 less per month in an effort to not allow the property to go vacant one more month or possibly longer. Simple math dictates that this netted [redacted] more money. [redacted] had final approval of this applicant, in which we sent her all of the paperwork including her earnest money agreement that states the amount that we would be renting the house for. [redacted], had she read our paperwork, would have been well aware of the rental amount prior to agreeing to renting to this tenant. In our contract agreement, [redacted] had the option to have us pay her water bill out of [redacted]s account, and the tenant would reimburse us and credit back [redacted]. We purposefully do this to make sure that the water bill gets paid regularly and in full. [redacted] specifically decided not to do this, but then complains when things don’t happen correctly. This tenant moved in 11/28/2015, having 3 days remaining in the month. We customarily give the last 3 days of the month to new tenants without proration. This specific tenant did fall upon hard times in which she could not pay her full rent. We made many calls, sent letters, and did our due diligence to collect the full rent for [redacted]. When [redacted] asked us to send a 5-day notice on June 23rd because the tenant owed $145 in rent, we did so. At this time, the tenant said that she would pay her past balance and July’s rent on time, and we waited to try to collect this full amount for [redacted]; when that did not happen, we immediately filed the eviction on July 6th, just one day after rent was past due for July so we could then include that in our eviction filing. During the eviction proceedings, we did decide to settle with the tenant, and did everything we could to preserve the income for our client and her income property. Keeping tenants in the property, having them pay rent and back balances, and not having to spend more money on getting the property ready to rent again is a standard operating practice for owners to maximize income and limit expense. We did this, and [redacted] was not happy that we tried and successfully mitigated her losses and maximized her income. We did install smoke detectors and carbon monoxide detectors, because [redacted] did not return the appropriate paperwork back to us in time. When we went to install them, we found out that [redacted] had never installed them anyway. Had we not installed the detectors, [redacted] would have been liable for a major lawsuit, as just 3 weeks later the tenant’s child was sent to the hospital of carbon monoxide poisoning from the furnace that [redacted] did not want to replace. We would never uninstall smoke detectors or carbon monoxide detectors, we are not monsters. The tenant was due to vacate the property November 30th. When the tenants were not out at that time, we were told that they would be out around December 2nd. Legally, we cannot forcefully remove the tenants if they stay over their lease term. I made [redacted] fully aware of this, but it wasn’t good enough. Somehow, my company is liable for this tenant taking a few days longer to move than she had originally planned. I told [redacted] that if she turned in keys on Friday December 2nd, I would make every effort to have someone there quickly, but if it was later in the day on Friday they would not uproot their entire schedule and it would have to wait until Monday. The tenants did not turn their keys in until 4pm on Friday, we did not make it to the property until Monday, and even though I explained this exact circumstance to [redacted], it still wasn’t good enough. We did our move out inspection, and conferred with [redacted] was not happy with the report given, and clearly had no understanding of normal operating procedure when it comes to security deposit returns as well as the laws pertaining to what can and cannot be deducted from a tenant’s security deposit. This owner just assumes that if she needs to spend money getting a until ready to rent again, that all expenses can be deducted, and that just isn’t legally the case. We handled the security deposit per her orders, and returned the funds to her in a timely manner. We did everything we possibly could to appease this client and get her as much income as possible. In return, we received nothing but complaints and abuse.

The tenant walked through the property prior to renting it and was explicitly told that the property is rented "as-is".  Any cleanliness issues were waived by the tenant when he decided, after seeing the unit, that he wanted to rent it.  MPI takes all complaints seriously, especially...

complaints about carbon monoxide.  The tenant moved in on Wednesday, April 15th, called on Friday, April 17th about the mouse problem and carbon monoxide detector.  MPI created a work ticket to be handled on the next business day, Monday, April 20th (today) regarding both issues.  The tenant was instructed to ventilate his unit and remove from the unit if he experienced any of the symptoms of carbon monoxide poisoning.  I spoke with the tenant this morning about a full refund or transfer and explained that I would not be able to offer this but would speak with the maintenance supervisor about repairing the gas leaks and mouse control immediately.  MPI is willing to refund the rent charged for the past 5 days while the tenant did not have full enjoyment of his rental unit but cannot offer a full refund or transfer as it has resolved the issues the tenant complained about within 2 business days of receiving the complaint. [redacted]MPI Property Management, LLC

MPI cleaned the carpets before the tenant moved in but the carpets were still wet when he took possession.  MPI was unaware of the gas leaks (no complaints from previous tenant who resided in unit all winter) and has replaced the furnace due to the issue.  MPI also had the property treated by an exterminator for the mouse problem within a few days of the tenant's complaint (again, no prior complaints from the previous tenant).  MPI issued a warning to the other tenant in the duplex to keep the basement clean of debris including used diapers.MPI is currently working with the tenant on relocating and transferring or returning his security deposit.

I have been living in my house since January 2013. Since I moved in, the repairs this house needs are not being met and tenants are not being screened as promised. I have been asked to keep the yard nice and appealing, however the other tenants that live upstairs do nothing. I am the only one who shovels, the only one who cuts the grass, and the only one to pull weeds as asked. Despite numerous complaints about all 3 sets of tenants that have lived upstairs, nothing has been done. I have had to contact the police because of serious domestic abuse happening, and tenants threatening to beat me up. Again, nothing was done by mpi. The only time they took things seriously was when the 3rd tenants refused to recycle, then they were evicted. The upstairs shower leaks into my dining room. I had a hole in my ceiling for a year and a half. Now the owner is trying to sell the house, so they patched the hole and painted a square on the wall. I've called about this numerous times and nothing was done about it. The old tenants move out a month ago. Since then I've called mpi to have the ceiling fixed twice, sent an email, and talked to the assistant manager. I was told I would receive a call back last week and never did. Now new tenants moved in and the problem won't be fixed. Last summer I went 4 days without a refrigerator. The roof was leaking into my closet and kitchen when it rained. I immediately called mpi and was told not to turn on my kitchen lights. I've has people waking me up at all hours of the night trying to buy drugs from the upstairs tenants, from the males beating up the females, and just unnecessary noise. When I talked to the assistant manager over a week ago, I was told they were unable to come in to fix the upstairs bathroom to avoid leaking because the tenants paid through the end of June. However, tonight new tenants moved again. I sent the morning cutting the grass and pulling weeds, and the new tenants are parked on the grass in the middle of the back yard. Last winter I had to spend 2 days at my father's house because I had no heat and apparently that's not a priority. I have 2 young children and can't get out of my driveway to get my daughter to school because the tenants Park however they want to. I cannot wait to move and would never suggest mpi to anyone I like!

I hired mpi for them to find me a tenant for my home. I was with this company for 1.5 months, and had very little or NO communication. I recieved a total of 4 calls for 'walk threws', and when asked about the ppl walking threw, I got no answer or they didnt not qualify. I was also told. that it is 'slow' meaning what? Nobody rents this month? Or any other? The worst thing is that when I made the decision to leave this 'co.', and do this on my own, I heard some very disturbing truth about MPI. First a man came over to look at my home to possibly rent it.He mentioned that he called MPI, and was told, that I need to move out first, and that they could not show the home yet? What??? I specifiacally said I need a tenant NOW! NOT when I move, why would I do this? makes no sense at all. Also another mentioned they dont 'have the time ' right now..the time to do your job? Or what I was paying you for? Really? Another woamn said to me about MPI that she payed in cash $500 deposit on a place, and then was told, the owner sold the place, ok, no prob right? Then asked for her deposit back, and [redacted] tryed to hand her $250, what? Of course these are not my experieces, and are word of mout, but must ppl dont lie about a place to live and $$.My experiece is this, I lost my home because of MPI, if they would have done there job, and not jagged around with say that the home is not able to be see for over 3-4 weeks, I may have had a tenant, and I would have had my offer summited a moth ago and had no prob, but now, the house has a acceptted bid, and I can not do anything about it..[redacted] and that whole co., is worthless, and very rude, Many ppl have said to NEVER rent or use this so called co., for anything,..you may say what you want [redacted], it's not just me it's lotsa ppl, your [redacted] is what it is, eveil , NEBVER RENT FROM THESE [redacted], NEVER APPLY THERE, NEVER DO ANY BUISNESS WITH THESE EVEIL, RUDE [redacted] PPL, THEY RIP YOU OFF, THEY SAY OR DO NOTHING, YOU WILL LOSE MONEY, AND NEVER BE SATIFIED WITH THEM, SLUME LORDS, AND [redacted] SHADY, BIZ. COMPLETE WASTE OF TIME...SOOOOOOOOOOOOO MANY PPL DISREGAURD THESE [redacted] UPS!

Upon interviewing various Property Management companies, I chose MPI because I thought it would be the most useful for my rental property.
However, 3 months after signing the contract, I feel I have made a grave mistake.
They did not communicate with me AT ALL as to the status of the search for a tenant. Out of the 9 times I have called them, only once did I get a return phone call!
I was told they would handle everything, however after they accepted a tenant (which they gave me NO information about) they did not switch over the WE Energies account. When I called and questioned them about it, they said it was up to the tenant to do that. They told me the tenant would move in June 1st, to my husbands surprise when he went to the house to do something they were already there May 30th.
MPI stated they do not allow more than 6 people in a residence. When I talked to the kids (6) they said their mom and step dad also lived there. (that makes 8)
I called MPI to advise that there was lots of trash (old mattresses and box springs and toys) in the alley and they need to clear that out. MPI said they would advise them. 3 weeks later I get a City violation mailed to me! (again, I thought the property management company was going to handle everything)
MPI did not collect the amount of rent I was asking, and MPI charged me for the city water bill which I had already paid a month prior.
Every time I call MPI, I only get voice mail and no return phone calls.
I have found them to be very unreliable and not fulfilling their contract obligations.

I attempted to rent a property from MPI in January. When the property was shown to me, the house was listed at one amount. Each communication I had with staff, the house was listed at the lower amount. Upon going into the office to begin the rental application process, I was told that the house was now 100 higher. Issue number one. I was advised that MPI does not accept check or charge/debit; they only accept cash. I have to wonder about this. I also have to wonder how ethical it is to ask for money upfront, ahead of running an application. I have been advised that this is done so that if the applicant backs out, changes their mind, etc., MPI keeps the monies put down. I went against my better judgement and put down money in order to begin the application process. After dealing with staff (issue number two), this, I will add, came after I was approved for the property, I backed out of the offer. I was then told that the money would be kept until the house was rented. MPI actually had a renter--the house was removed from all listings--and yet, my money was never refunded. I have never gotten an invoice to explain where my money went and how the deductions were itemized. Outside of what I can only call a money grab, I would caution--strongly--against using MPI as a means of finding housing.

Review: MPI collected reserve funds when I contracted them to manage my property. When they leased the units, they collected security deposits. When our agreement ended, I was told by an employee of MPI that I would receive the security deposits and reserves within the second week of October. At the end of the second week of October, I had not received the deposits or reserves. I contacted MPI via email asking for an explanation and a date. I received no response. The following Wednesday I called and left a message with the same contact. 24 hours passed and I received no response. I called the main office line and when I finally reached someone, I was told that they "would get to it when they get to it" and I would receive my deposits "maybe by the end of the month". When I asked to speak with the owner, I was told "no".Desired Settlement: I would like my reserves and tenant security deposits delivered in a timely manner with an explanation for the delay.

Unfortunately, MPI's back-up accountant who handles closing accounts had to have eye surgery and was out of work from October 13 to October 18. MPI has closed this account at this point and forwarded all funds to the complainant. I contacted the complainant today and apologized for the lack in communication and informed him that the check is in the mail as of today.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution is satisfactory to me. MPI did contact me and I have received checks for the money owed. The end result is what I was looking for, however MPI's excuse for their behavior is is just that, an excuse. They neglected to include the fact that they had a sixty day notice, in writing, that I would not be needing their service. To claim that they were short staffed due to an employees absence is to cover up their poor planning and under trained employees. While I realize nothing can or will be done based off of this one complaint, I do expect a higher level of customer service from an A+ rated business.

They never fix anything, buildings/houses right..they have mold and just use a spay. They let anyone move in drug dealers. They are rude and disrespectful to tenants.....I can go on...Therefore they are the worst company in Milwaukee!!!

Review: I was renting from this company and they know longer manage the property so I contacted them regrading my security deposit for the past three week and nobody has return my call or sent me anything explaining my security deposit the people that manages it now said that M.P.I did not give them anythingDesired Settlement: They should of at least give me a call or send something in writing explaining the situation

This property was foreclosed on and the tenant's deposit forwarded to the bank. I have contacted the tenant and informed her of this. She understands that when she is ready to vacate, she will need to contact the bank about the return of her deposit.

Review: I moved into my property on 4-15-15 and the place was not clean at all which besides paint they agreed to clean and fix other things and they did a half job.I did another walk thru and found mice droppings in all closet area`s and cabinet spaces even the light fixture`s which were not present when I first viewed the property.The first night I saw mice and heard mice in the walls.The carbon monoxide detectors went off all night also.The next day my guests woke up with bed bug bites.Mold is all over the home.No furnace covers in the basement.The basement was filty upon move in.Diapers filled with bowels were in the corners of the basement.The second day I called mpi properties and requested my money back they denied me and told me they woukd send someone out but never said when.As the day`s went b I continued to see mice and the co detector`s continued to go off all night and still no one from the management company called or came out.On the fifth day I had enough and finally called we energies about the co detector`s going off all night.After we energies checked everything they found over 12 violations with the hot water line and the gas line.The co level was over 800.All of the gas got cut off and the hot water.The following day I called mpi properties again and requested my money back or to be moved to a better location.They offered to send someone out but couldn`t say when.They were rude and very passive aggressive.Seeing that they didn`t keep up with their end of the lease from the jump I feel I should be able to end my thirty day lease along with compensation.Overall the company is very unconcerned.I could`ve died with gas levals that high.Desired Settlement: I would like a refund because they didn`t keep up with their end of the lease.I had already signed the lease and moved in the house by the time I found out it wasn`t a safe environment.I shouldn't have to live hat way for 30 days.I didn't create those issue`s and some of the issue`s are health risk`s.They are very unconcerned.Someone should have came out eight away about the carbon monoxide detector`s.

The tenant walked through the property prior to renting it and was explicitly told that the property is rented "as-is". Any cleanliness issues were waived by the tenant when he decided, after seeing the unit, that he wanted to rent it. MPI takes all complaints seriously, especially complaints about carbon monoxide. The tenant moved in on Wednesday, April 15th, called on Friday, April 17th about the mouse problem and carbon monoxide detector. MPI created a work ticket to be handled on the next business day, Monday, April 20th (today) regarding both issues. The tenant was instructed to ventilate his unit and remove from the unit if he experienced any of the symptoms of carbon monoxide poisoning. I spoke with the tenant this morning about a full refund or transfer and explained that I would not be able to offer this but would speak with the maintenance supervisor about repairing the gas leaks and mouse control immediately. MPI is willing to refund the rent charged for the past 5 days while the tenant did not have full enjoyment of his rental unit but cannot offer a full refund or transfer as it has resolved the issues the tenant complained about within 2 business days of receiving the complaint.
