Dear Ms [redacted] , We would like to respond to the complaint filed by Ms [redacted] *** We take this type of action very seriouslyI have conducted several meetings with employees involved with this former client and we have reviewed all our documents related to her tenancy with our company Attached is the Security Deposit Transmittal which accounts and reconciles the security deposit dispersement following her departureYou will note we did in fact make specific deductions of the following: $- replace HVAC filters, One smoke detector was missing and needed replacing and numerous window blinds were damaged and needed replacing $-- Maid Service & Haul-- The unit required heavy duty cleaning and a large amount of trash and debris required hauling off Carpet Service - $professional carpet cleaning--stains were left in the carpet Our Property Manager took over pictures of the property upon the tenant moving outThese pictures have recently been mailed to MsFan upon her requestThese pictures clearly depict problems and cleaning issues left by the her It concerns us that she feels she was treated rudely by someone and for that we apologize as we always do our best to treat all our clients with the upmost respect and dignityThe handling of her move out and the accounting for fees associated with getting the unit ready to rent again is all within the SC Landlord Tenant Act guidelines that we comply with everydayWe are sorry she feels that these were not fair or justified With kind regards, [redacted] Vice President

Our office has done further investigation into this past tenancy and feel bad that this ex-tenant feels the way doIt is not our company's intention to ever have a tenant leave us feeling this way
By now, the previous tenants should have received various pictures we took from the inspection following their move outThe pictures are very telling and provide proof that work had to be done in order to get the property ready for rent againWe are not disputing that they may have done some cleaning, however it was not done thoroughly enough
Our Manager re-visited the unit and discovered that there were smoke detectors in the HallwayWe had one installed in the ceiling where there was a wire hanging down from a previously installed detectorThe 2nd smoke detector he apparently missed upon his initial walk through and we are going to give credit for itWe are sorry for this mistakeWe are also giving some credit for the filters and a little toward the cleaningAttached is a REVISED transmittal indicating an additional $that will be refundedThis check is being mailed today
It is unfortunate that there remains a dispute over the manner in which this unit was left by the former tenantsAs agents of the property owner, we must act on the things we see and witnessThis is how we have determined the remedies to this unit

Dear Sirs:We are very sorry that this tenant has experienced this inconvenience and problems and have doe as much as we are able to address their concerns. For the record we must supply additional information and clarityThis unit is a condo and not an apartment and therefor is owned by a
private investor who we work forThe Condominium is within an Association with rules, regulations and policies governed by the Master Deed and administrated by the Board of DirectorsThe Board oversees the Association and the rules that applyWith stack-able units, leaks that occur between units are handled between respected unit owners and their respective insurance carriers normallyWe are not aware of a former toilet leak and the technician was referring to the fact that these units often experience leaks due to over flow toilets, condensation lines, ice maker lines, etc. In order to refund a tenant's security deposit does require our company receiving the property owner;s permission. They have granted us permission to do this and our Manager Mike Y*** has communicated this to the tenantsThe tenants are in the process of locating another place to live.Regards,Wilson B***Vice President Town & Country

*** *** P.SReason of rejection We do not believe the landlord is talking about the apartment that we moved outI changed the brand new AC filter and checked the smoke detectorIt is a really hilarious and interesting thing to see the pictures of "dirty and missing" stuff and figure out how they were takenWe tried our best to clean all the appliancesThere is definitely no "large" (or any) amount of trash and debris needed to be "haul"edMy wife definitely did not feel any "utmost respect and dignity" from the manager she talked toMaybe it is the way the manager talking to anybodyThen I really feel sorry to "anybody"Simply put, I do not feel any honesty from this responseWe are still feel interested in seeing all the picturesRight now we have not seen even one of themI hope they did send them out as they saidWe will have you updated when we do see the picturesWe turned in the key on Monday to the office. Now we understand why the landlord does not have interest to see the apartment face to face with us when we moved outIt is simply because when the clients leave, landlord could have any evidences that they want
