In October of 2019 I contacted a representative of Synergy One inquiring about a home refi. I submitted all my documents to him...he stated 'You are golden'. He ordered a credit check and said I was good to go, and then ordered an appraisal. The appraisal came in good and then all of a sudden he was unavailable. He would text me but wasnt available on the phone. (Thankful for that because I have our conversations in writing.). He then said I had a credit issue....he couldn't do the loan he said I could he had another loan to offer, and then he ran my credit again. He even said to talk to *** about a loan, so I did. They ran my credit and said I had a poor score. I didnt know how that could be because I was ready to go in October. *** denied me. Now I had 3 hard credit pulls in 2 months, my credit was destroyed and I had no loan. We got to December and he was still saying the loan would happen, and advised me to not pay my December mortgage because it would be rolled into my new loan with Synergy. He kept asking me to send more documents and updated account info. He then actually went on vacation without any warning and all I got was a vacation response on his phone and email. I ended up having to do a hard money loan through a private banker which cost me 20K. My credit was destroyed, and I paid 20K for a hard money refi. Now 7 months later my credit is back up and I'm ready to go with a great loan but because of the reckless advice and false claims by Synergy One...I had a mortgage late pay on my credit because I was advised not to pay it. It is the only late pay on my account. Now I cant get a loan even with a good credit score and 300K in equity on my house because a mortgage late pay is death to your credit score. I contacted his manager and he refunded the inspection fee and wrote a letter admitting the mistake and negligence. Do NOT use this company for home refinancing.

I originally talked to Norman Z (through *** NMLS # ***) in the middle of August to refinance my home. He was able to get in contact with me through ***.

*** is located in Rhode Island, but the parent company is in San Diego. I will file a complaint in both states.

Agreed to start the refinancing the home in the middle of August (@August 18). We started. He promised a rate 3.25, with money back to pay bills. I'd been unemployed for around 4 mos and needed the cash back to pay bills. He knew this and created a plan for this. He also promised that we didn't have to pay Sept and Oct mortgage. We agreed - he promised a 30 day close. I acted upon that promise.

Aug 29, he texted me saying that the process went to underwriting and we needed to pay $400 for the appraisal. Didn't have money, but found a way. Needed this done. The Appraisal happened on Sept 2. Paid the appraisal assuming he did his due research diligence.

On Sept 8, I got a text message saying that we were close to being done. Couple of days later contacted him for value of home and he said that appraisal wasn't finished and said it would be done on Sept 18. Ok. Middle Sept, got a message from him saying that he found something wrong in the mortgage. 2nd lender. Told him I didn't know much about it and didn't have it in my records. Gave him contact info of the person who originally did the mortgage.

Get message from him a few days later saying he can't finish mortgage on time as promised because of 2nd lender. I again gave info to the original person. He told me that I had to pay Sept mortgage. I told him that I was strapped and begged him to finish on the promised time.

Didn't hear from him about any progress. Tried to pay, but a few dollars short. Missed payment. He told me that the mortgage dead. I begged and begged him to find a solution.

He said he would try to help. But, communication has been borderline non-existent

Dear Mr.,

Synergy One Lending, Inc. dba *** (“MOOM”) received your complaint and completed its investigation. Although Mr. Z suggested that your loan could potentially close within 30 days, the closing date was contingent on receiving all items necessary to close your loan. Mr. Z sent you multiple emails in September 2019 stating that he had not received several important items in connection with your loan. For example, in September processing discovered a 2nd mortgage on title and Mr. Z requested documentation referencing the 2nd mortgage. Email correspondence between you and Mr. Z demonstrates that you did not respond to these initial requests and your loan was delayed as a result. Email communications also show that he made several attempts to inform you of the necessity of making your September payment. In your email responses, you indicated that you made your September payment. When Mr. Z called your lender to verify receipt of the payment, they informed him that it was submitted on 9/30/2019, but subsequently bounced. Due to your failure to make the September payment, your loan file was denied. We are sorry to learn about your frustration regarding the loan experience; however, MOOM’s investigation finds that Mr. Z worked diligently to complete your loan file and that issues outside MOOM’s control, including your failure to provide required documentation and a longer than anticipated appraisal process, caused the loan process to extend beyond 30 days. Ultimately your loan file was denied due to failure to make your September payment after receiving several reminders from Mr. Z. For these reasons, MOOM is not recommending further action in connection with your complaint.

Synergy One is lying. Before I agreed to loan I asked Z if he guaranteed the terms (sept and Oct no mort pay).He did.Then, a week he asked us to pay for the appraisal.I'd assume he'd only ask for money after he found out if he could do the job as promised.if he said he couldn't have done the job I'd have gone a different direction.He promised-I believed-He failed-He blamed me.I got an email at the begin Sept that the loan was approved and would close on Sept 12.We believed and paid bills.Then we found out he made a mistake.After we committed to his promise.Their response told me that Z lied twice.He lied to me about his ability to get me refinanced and his lied to Synergy One on how he tried and how he communicated with me.In the middle of Sept-the date of promised close he told me about 2nd mort.I told him that I didn't know and gave him the info of the person who would.(I did this twice)The only time I learned there was an issue is after the promised close date passed.As for the info he said we didn't give.I asked and checked the app that he told me to download to see if we needed to give anything.I sent emails and texts asking if he needed anything. It wasn't until the date of the promised close that we were told that we needed to give more info.I was told after he failed in his promise that I had to pay Sept Mort.I told him that I didn't have the money for the mort payment-I used that money to pay bills that were behind.I got about a 10 day cold shoulder from him.I scrapped all the money I had and tried to pay the mortgage-came up short.It is hard to come up with a mortgage payment after someone promises you that you don't have to pay it.He didn't research to see if he could do the job on the time for he promised (blamed me when he failed).Didn't communicate when info was missing-even when I asked if he needed anything more.When I talked to a manager about Norman-they promised to talk to me the next day.21 days later still waiting for a response.

The company's investigation finds that Mr. Z stayed in communication with the borrower but the loan was delayed due to items outside the company's control. The appraiser took longer than expected to submit the report to us and the company discovered a 2nd lien, which created the need for additional documentation. The company made a strong effort to close the loan within 30 days; however, these delays prolonged the loan process. All company loans are subject to final loan approval. Mr. Z informed the borrower of the need to make the September payment and the borrower indicated he that he made it. Mr. Z later learned that the payment bounced, which resulted in a late payment. If it weren't for the late payment, the loan would have a closed. The company did not uncover evidence that Mr. Z lied to the borrower regarding the loan transaction. The company is sorry to hear about the borrower's frustration regarding the process and a manager will reach out to the borrower shortly to discuss options for resolving the complaint.

I reject this response for a variety of reasons.

1. Norman style of communication was fast if he needed a answer, but was slow when I needed one. He lacked professionalism in communication. If he told you or showed you otherwise. He is lying. He communicated via phone and text.

2. Appraiser took longer. If he knew this, why did it take him a week to tell me (see item 1). I didn't know about the appraiser till I was told by Norman via phone that the appraisal is finished. Then I learned the next day he was wrong. What type of person tells a client 'your appraisal is finished' and we will close in 5 days and then the next day say oops my bad.

3. If you needed more documentation - why did it take it till the day of promised close to tell me. Why did it take him a long time to find the info when I gave him the person to contact. Why didn't he research the need documentation earlier so that this could have been avoided. Laziness.

4. Norman told me the need to make payment for September after guaranteeing to me and my family that the loan would be done in time. He promised many times, I acted upon said promise. I tried to pay. It said it paid, then I found out later that it didn't via my bank. You don't tell someone that they don't have to pay a mortgage, and we use that money to pay bills, and then tell them the last minute that you screwed up. And then blame me for your screw up.

5. Norman communicated via phone and text. He lied to me, and apparently to the company. He is lying to save his job.

*** is a horrible company. They hire liars and protect them and call customers whose family was horribly screwed over by said liar misinformed. Normal promised and lied to me and my family when he realized he was in over his head. MOOM is lying to me to protect themselves and Norman. As I said, horrible company that doesn't know what they are doing.
