I moved in the Winbranch august if 2019 and every since I moved in the leasing Manager has been nothing but rude and insensitive. I let her know that I'm an adult and must talk to me with respect she told me I don't have Roy show you anything. It has gotten so bad that I don't go in the office at all and I pay my rent in time or early most most times. I feel so uncomfortable even going to the office to the point I will not be signing a new lease. She's so rude so rude!

Over the last 3 months temperatures have soared and my a.c. unit has gone out approximately 3 times. I call and put in a work order and the repair men come and do patch jobs on the unit and it runs for awhile and goes back out.This past Thursday night the 12th it went out again. I had to wait until Friday morning at 9am for the office to open to submit the order. About 1pm someone came. They had the unit running about 4pm by replacing more parts. About 6pm the same day the unit went off again. The fan would not even run. So temperatures are in the 90s and the office is closed by 5pm. They are not open on saturdays and there is no emergency after hours number. So today Sunday, after bearing the heat all weekend I called the office for help when they opened at 11. The receptionist Angie who is usually nice said she would put in the order & someone will be there tomorrow which is Monday. I asked could someone come today as I have not had air all weekend. She repeated tomorrow. I asked would they reimburse for a hotel which I knew they wouldnt because I had to get a room before when this same thing happened. She stated no they won't reimburse for anything. I told her I have asthma and need air. She got upset and snapped that they have 48 hours and she can't sit here on the phone with me. This is ABSURD.! As I said the unit has gone out multiple times throughout the summer. One time in the past security reached out directly to the property manager Adam who did not even respond to her to provide me with any assistance. This property does not care about its residents.

Replacement Please just replace the unit

Winbranch holds very high standards in regards to maintenance and in addition we have agreements with private contracts to cover us in case of emergency. Winbranch Complex does it's best to make sure every AC ticket that's opened until 3pm in a working day will be completed by the same day for our residents. Winbranch Complex has the most professional maintenance team in the 38116 area in addition to our out standing security and clean and peaceful community.

There is no emergency number or maintenance at all. You call the main office number and leave a message to be heard the next day.When the office closes the resident is out of luck which is my case was after closing on a Friday.The Next business day for Winbranch is Sunday and I was told it would still be addressed the following Monday. So that's 3days and nights in the heat.

Hi, it's 90 degrees outside and 100 in this apartment. It's a health hazard for us (4month old, 5 &6 yr old child) to be in this house. I've contacted the office several of times and no one has come to fix the air yet. Constantly getting the run around and no one has come to fix the air as of yet. Please help us out. My kids don't deserve to do through this. We are suffering in this hot house.

The disclosed work order was issued on Memorial day, which is not a work day. We at Winbranch Complex are proud in the service we provide in the 38116 area. We rushed an order to an emergency HVAC contractor. The resident received a window unit in the meantime. The issue was fixed (a new HVAC system has been installed) to the resident's satisfaction.

This is the worst place I have EVER lived. I have only lived here about 3 months. My tub is old and has never been replaced. Before I moved in, the tub was PAINTED so all the old marks, damage, and dirt wouldn't be visible. The toilet was also painted. Every time I clean the toilet, the paint comes off on the sponge or towel. The pipes are beyond old, so the tub drain and sink drains have a horrific odor. The tank of the toilet is dark brown in the inside. Obviously, it was never cleaned so it has a foul odor. Every other day the water gets shut off due to pipes bursting. Sometimes, there is no warning. The person that lives BELOW me sounds like she lives in my house. The walls and floors are so thin that I can hear all her conversations and footsteps. Before I moved in, I was not notified of a pest issue. After I moved in, my boyfriend started getting bites all over his body, which turned out to be bed bug bites. I keep a clean home, and brought this to the attention of the property manager. He placed blame on my boyfriend and I and stated we would have to cover the expenses of pest control because we brought them with us. Once pest control came out to rectify the issue, my boyfriend and I were told that this apartment community frequently has issues with bed bugs and that they are in the walls. Winbranch was deemed responsible and covered the bill. We never received an apology or any compassion. When we moved in, we decided to rent storm doors from the apartment community, which totaled $120 ($10 per month for 12 months). Since we now have permission to leave the property and cancel the lease, I'm pretty sure we're not going to be refunded any of our funds from the storm doors. Also, we'll see if I receive any money back from the security deposit. It's impossible for me to leave the apartment in a worse condition than it was given to me. Do not move here. You will be better off moving across the street to ***, honestly.

Hello I am reaching out to your company regarding the infestion of MICE, Roaches also Waterbugs at my apartments (Winbranch Apartments)*** rd Memphis tn 38116. Me and my girlfriend *** HAVE REACHED OUT TO THE OFFICE MANAGERS MS. AND THE OWNER HIM SELF REGARDING THE MICE OVER 4 TIMES ON DIFFERENT OCCASIONS REGARDING THIS MATTER , THEY CLIMB THROUGH THE VENTS SYSTEMS TO THE ROOF ABOVE OUR HEAD SOMEHOW THEY CLAIM THEY SENT PEST CONTROL OUT ON 10/20/2017 .AT FIRST WHEN WE CAME HOME WE FOUND A PEST CONTROL SLIP ON THE FLOOR STATING THAT THEY SPRAYED THE HOUSE ON THAT DAY BUT THE OFFICE LIED AND SAID NO ONE SPRAYED OUR HOME BECAUSE WE DIDNT WANT NO ONE ENTERING THE HOME WILL LEASE HOLDER WASNT PRESENT JUST TO MAKE SURE OUR VALUABLES DIDNT WALK AWAY . BUT THEN WE CALLED AGAIN AND TOLD US SOMEONE WILL COMEOUT AND SPRAY BUT I EXPLAINED THAT WE HAVE A 3 YEAR OLD CHILD THAT IS A SERVERE ASTHMATIC AND CANT NOT BE AROUND SPRAY OUR DAUGHTER HAS HAS HAD A ASTHMA ATTACK ONE TIME SINCE THIS SITUATION HAS COME UPON OUR FAMILY BUT OUT YOUNGEST 3 KIDS WAKE UP COUGHING THE APARTMENT HAS THIS OLD ODOR TO IT ALSO TH MICE HAVE CHEWED THROUGH CLOTHING DOORS THE WALL UNDER THE KITCHEN SINK I KEEP FINDING MICE POOP AND I HAVE A 4 YEAR OLD SPEECH IMPAIRED CHILD THAT TENDS TO PUT THINGS IN HIS MOUTH AND I DONT NEED OUR KIDS GETTING SICK DUE TO THE LACK OF RESPONSIBILITIES THE OFFICES WANTS TO TAKE TO FIX THE PROBLEM IM SURE THEY CAN PLACE US SOME WHERE ELSE. *** 26 ,*** 24, *** 8 CHEST PAIN ,*** 5 ,*** 4 SPEECH IMPAIRED, *** 3 ASTHMATIC...I ALSO PICKED UP A LETTER FROM HER DOCTOR OFFIE AND ALSO MAKE THEM AWARE OF THE PROBLEM *** DR.*** HE ALSO WILL NOTIFY YALL FROM HIS OFFICE ON HIS BEHALF

In September of 2017 we treated every unit for pest-control in the complex. This tenant requested treatment however, did not allow any chemicals and refused further treatment without their presence, leaving us with little option to resolve the issues at hand. In November, with the tenants present, the pest control company did treat the unit for all pests. Since this treatment we have not received any complaints and we encourage the tenant to come visit the office with any concerns as we would be happy to to take care of their needs. Currently they have not come to the office.
