Situation: I requested a mortgage quote for a property & was shopping aroundNicholas sends me an initial loan quote along with charges - The quote was 8% - 10%, pre-payment penalty & around 10K in closing costs/charges (i.ethe loan would be $156k but will only get $146k)
At this point, it's not yet a final loan approvalInitial only
After asking him to clarify his charges break down, I declined to go ahead with the him, as a bank loan was far cheaper
He bills me for $1,due diligence fee & also sends me a demand letter for commission on the loan amount 3% of $156k
When asked to present a copy of the signed fee agreementHe does not do so but threatens to sue
