This letter is in reference to ID[redacted] Memmer Homes, Inc. was contracted to build a custom home for [redacted] on September 7, 2011. The home was completed and closed on July 27, 2012. Included in the contract signed by Memmer Homes, Inc and [redacted]s a one year...

warranty. Per contract the warranty starts the day of closing (July 27, 2012) and has a one year duration which ends on July 27, 2013.                 It is common practice for Memmer Homes, Inc. job supervisor [redacted] to perform a warranty walk through with each customer at the end of the one year mark. At this point he assembles a list of warranty items and ensures they are completed in a timely fashion. In the [redacted]e case, there were several walk throughs. These walk throughs were not only done within the one year warranty but also beyond the warranty period. Per Mr. [redacted]r there was a significant amount of work that was performed which was beyond warranty and beyond the one year warranty period. This work was done as good will and not charged to [redacted]. This work is deemed general maintenance. Some examples included extensive drywall repairs and touch up painting. Drywall patching around sound speakers that were installed b[redacted] were also done at no charge.                 M[redacted] home sits on a flat lot. The soil conditions at this lot consist of mostly clay composite. Because of the site conditions, it takes longer than normal for the yard to drain after heavy rain. in June of 2013 Memmer Homes paid [redacted] $637.50 to add soil, regrade and reseed the backyard of [redacted]s house.                 In early 2014 [redacted]ntacted Memmer Homes, inc. stating he wanted to add a French drain to his yard to help it drain water faster after heavy rain storms. He indicated he would like Memmer Homes, Inc. to pay for half of the new drain. Memmer Homes, Inc. notified [redacted]hat his warranty period is over and that a new French drain is not its responsibility. [redacted] sent an estimate in August 2014 requesting again that Memmer Homes, Inc.  help him pay for the new French drain.          To address the "Additional Comments From Customer" please see response below.  1. Garage service door lock replacement.  RESPONSE: This lock is made of oil rubbed bronze. It needs cleaned and polished. This is general maintenance and thus not covered under warranty.  2. Build up 4 window wells above grade so that water does not flow toward foundation. RESPONSE: Although this is not a warranty issue and to our knowledge there is no water leaking in around the basement windows, Memmer Homes, Inc. will add to the existing window wells as a preventative measure and a show of good will. 3. Great Room fireplace firebrick loose.  RESPONSE: At the end of the warranty period (July  2013) this was not loose. 4. Damaged sod by Memmer construction trucks in 2014. RESPONSE: Memmer Homes, Inc. has no knowledge of and has not been provided with proof of any damage done to [redacted]awn during construction of another home in the subdivision.  5. Several areas of broken/separated pieces of exterior stone grout on veranda.  RESPONSE: Memmer Homes, Inc does not have knowledge of the broken grout but will address it; again as an act of good will. 6. Dripping kitchen faucet. RESPONSE[redacted] had a plumber look at this faucet on two different occasions. It was not dripping on either occasion thus assuming it is no longer an issue.  7. Master shower head on left side does not get as hot as right.  RESPONSE: [redacted] had a plumber look at this and it was determined that the left faucet can be adjusted at the valve to increase the temperature. The hot water tank can also be adjusted by the owners if desired.  After receiving the complaint from the Revdex.com a phone call and voice mail was made to [redacted] requesting an appointment to review this list and determine its validity. As of the date of this letter we have not heard back from him. Memmer Homes, Inc. considers its relationship with [redacted] to be in good standing and regrets that this communication has to go through the Revdex.com. Memmer Homes, Inc. is eager to settle these issues with Mr. and [redacted] Memmer Homes, Inc. will do whatever it can within reason to come to a resolution.
