Initial Consumer Rebuttal /* (3000, 10, 2015/09/02) */
(The consumer indicated he/she DID NOT accept the response from the business.)
I am not enrolled at this school now. I had to call OIG and they told me to call The School Participation Unit before they cut loose of my FSEOG=$750 and the school told me that I cant have it until next semester. Apparently after they talked to the school participation unit they did give me the $750 but not the $400 emergency loan.

To Revdex.com,Thank you for contacting us.   Unfortunately, [redacted] no longer operates a location at that address.  We closed and moved out of that address in December of 2010.     The business that is now located in address is apparently doing some window tinting and possibly...

representing themselves as [redacted].   Where they given a receipt?  Thanks, Chris B[redacted]Owner [redacted]

Complaint: 11192923I am rejecting this response because:For so many years Folks Realty has been pretty good. The only issue was getting the monthly statement. I would often need to call or email to find out where the money was going. Then I would get the explanation of what was repaired and then I might receive a statement. That was when [redacted] was running this part of the business. Since [redacted] has been running the paperwork side of the business, I have gotten a statement every month. This has been a very welcome change.I can say that I have never asked Folks Realty to pay the HOA dues with the 10% deducted for management fees. That is just insane. But, since the beginning of our business relationship Folks Realty had deducted the HOA dues in the months of January and July every year. I have never had a problem with paying the HOA dues. I have always expected that to be paid in January and July. [redacted] did offer to credit March’s transaction by $100. I did accept it. I will accept financial assist to get this matter of past due HOA fees, late payment fees, and the lien. Especially when the issue was created by the company that I have trusted for so many years to manage my property. Folks Realty does manage property as part of their business. When managing anything, the company should know about what they are managing. When they are not keeping track of the happenings of the property then they are not doing their job. They are being negligent. Not keeping up with the HOAs as they change management is definitely a business flaw. I am a Property Book Officer in the Army. If I managed about 80% of the property that I was charged to manage then I would be in some serious trouble. I would have lost equipment due to not inventorying all of it and I would have to pay for the equipment and possible do some jail time depending on the type of equipment. So, when something changes within the Army Logistics System it is my job, or responsibility, to find what the changes are and how that affects the equipment that I am charged to manage. I expect this type of diligence form the people that I do business with. When Folks Realty is managing property that has an HOA then they SHOULD keep up with the HOA and if/when they change HOA managing agencies. Especially since they have acknowledged that they know HOAs change management fairly frequently. So, I see this as they knew that it was a possibility and they chose to not do their job.As far as Folks Realty feeling that they are not responsible to pay the dues or the delinquency...I do expect that Folks Realty to own up to their part of the issue. They dropped the ball on proper property management and they expect someone else, ME, to clean up the mess financially speaking. I have never had an issue paying the HOA dues. But, I do not feel I am responsible for the whole financial debt. How could I know that the HOA changed management when Folks Realty was in contact with the original HOA after I signed with them. When the HOA changed, they should have been on top of the change. Yes. I did complain about the selling of the property. I have asked about selling the property several times with [redacted] and never received anything back. I asked Wally and [redacted] about the sale of the property and I did not hear anything back form them until after I filed this complaint. It seems that they were not interested in doing their job when I am involved. Since this complaint was filed, they have been trying to be very pleasant. [redacted] and I have talked about the current tenant and when their lease runs out. I have been told over the phone what the prices and sale potential of the property is but, I can not find any email traffic concerning sale prices or sale potential for the property. In closing, I feel that I have paid 50% of the total debt. It was deducted out of one of the months payment to me. The exact month that the money would come out of was not agreed upon by myself but they did take it out and send it to the HOA. That amount was $700. Folks Realty has offered $100 toward a $1400+ debt that was created by them not being diligent in their job. It would be an awesome thing to see some integrity and ownership in a company that I used to fully trust.

We have property managed [redacted]'s property since 5/19/2006 to date. See copy of pg 1 of Property Management Agreement. Also see Mr. [redacted] notes from when he listed the property. Very important, see page 5 of the contract where it was the owner's obligation to notify us of any...

delinquencies. Perhaps this was some of the mail the tenant returned to the sender. We have no way of knowing.See the March, 2016 statement of funds. When [redacted] asked me what we would do to¬ward the price, I told him we only collect 10% each month for our fee and that is is impos¬sible for us to pay his dues. I said I would give him a $100. No objection from him.In the interim, we sent him copies of bills and he told Mr. [redacted] that he was going to get his attorney on it . The Jag Officer never called. See e-mail.The HOA associations change management frequently, see attached, from CIA Services to Trio HOA Management. Prior to that Patton HOA. We never had problems before with paying the HOA bills. Possibly the ball was dropped in the correspondence between the HOA associations. By the way I call Trio HOA yesterday and she did not receive my check of 3/6/16, nor did they receive the check from the tenant for the lawn mowing. I re¬sent the check yesterday and am trying to reach the tenant to do so also. Danae Bledsoe of Trio said that she would work with him on some of the fees after she receives the checks.Check all my recent correspondence that is attached and read my notes.I do not feel it is [redacted] responsibility to pay for his dues or the delinquency. Also he complained about selling the property. See where we gave him prices for the sale of his property. There was a lease in place and most people want to buy a home and move in. The house was not investor potential. If I can answer anymore questions, please do not hesitate to call me.
