Review: National Realty Properties (NRP) failed to honor the [redacted] property management contract as written. NRP has failed to provide contractual financial reports and associated supporting documentation and failed to respond to repeated requests for information over the last four months in a timely manner. We have emailed several requests to the company for updates dated as recent as April 1, 2013 and a follow up request sent May 10, 2013 to the NRP owner, with no response from the owner of NRP, nor from any NRP personnel. Due to these failures and others, our board has unanimously voted to terminate our current contract with NRP effective May 31, 2013. However, we still require the requested financial information. NRP is contracted to provide this to our organization on a monthly basis. We are attempting to transition our association’s information to a new management company and NRP is continuing to ignore our requests. Request NRP provide us these financial documents via email now.

NRP provided very minimal support to our organization over the last five months (January, February, March, April, and May 2013) specifically with a complete lack of responsiveness to all our requests for updates on our financial documents. Our Association sent numerous requests to NRP which have been largely ignored by our assigned property manager (the third manager which the owner assigned to us in five months), and the leadership in the company, and simply unanswered.

In addition to requested financial documents which we have not received, we request reimbursement of the monthly fees associated with our financial management contract.

The company also has claimed to have had continuing information system server issues since March 2013 and continuing through April, causing significant data unavailability and integrity concerns. Data loss is also a concern, although they claim this is not the case. The company failed to notify our organization of this until after many repeated requests for information in April.

Here is a summary of unanswered requests to the NRP office for over four and a half months:

Financial documents - The last financial documents (including balance sheets, income statements, investment listings, ledgers, cash disbursement, and banking information) were from January 2013. These documents are to be provided to us monthly as per our current contract. Request emailed financial documents from January, February , March, April, and May.

Delinquencies Information:

NRP Delinquency Report & Resident Transaction Report - Last one received was dated January 16, 2013. To be provided monthly per contract. Request emailed copies of Delinquency and Resident Transaction Reports for January, March, April, and May 2013.

Late assessment letters - Last ones received were for February, dated February 28, 2013. We still had unanswered questions pending from October and November 2012 and additional questions still unanswered from ones provided in January and February 2013. Request email copies of the remaining letters and answers to the questions from October and November 2012, January and February 2013.

Legal Collection Status - The last update from NRP was dated March 27 2013, which we only received after we reached out to the law office directly. Request emailed copies of any new collection status reports they have received since March 2013.

Invoices: The last invoices we received were from February 2012 (law office and electric) and December (NRP). We have request copies of all invoices since January and status of payment for all invoices. We asked they provide a copy of all invoices before payment. Request emailed copies of all invoices and status of payment.

The [redacted] board is prepared to provide documentary record of the all issues. Please let us know if there is anything we can do to assist with addressing this promptly. I am rejecting this response. See faxed response to [redacted], Revdex.com dated June 10 2013 sent to Revdex.com Fax number two weeks ago.

This is a management company that can not manage. Each time we, as owner neighbors, ask for a resolution to an issue, they blame "The Board". However, it is their policy. I have never run into a more mismanaged management company.
