In review of the file history NVS shows that the correct amount was billed and worked with *** to resolve as the lender was paying for part of the appraisal. The appraisal has been completed and is closed out at this time. All future concerns should be sent to the lender, ***

It clearly states on the manufacturers metal tag (that appraiser took a picture of HUD label) that my home is x feet which is 1,square feetThe appraiser's report indicates x 56 which is 1,square feetI lost almost 1,square feet because of this appraisal and the loan company will not be able to satisfy a loan for me because of itI realize the appliances is not of value but why aren't they checked on the appraisal? As far as the comparisons, the appraisal shows none that compares to mine as far as square footage (maybe because my square footage is wrong)How can I/you correct my square footage to show 1,square feet? I feel this is an error on your part and is very important to me that it is corrected

NVS has received and reviewed the concerns of Ms. [redacted].  NVS is committed to providing credible appraisals and after review of Ms. [redacted]’s appraisal we stand by the report.  An appraiser is required to measure the property during their inspection.  That may differ from...

records.  The appraiser provided 7 comparable sales and not 2.  If similar properties have not sold recently then an appraiser must extended their search parameters.  The appraiser did this and explained so within the appraisal. Appraisers will not provide any weight or value to personal items (refrigerator, range, microwave, etc.).  If a borrower or realtor believes there are better comparisons than those used then they must adhere to the lenders protocol and complete a reconsideration of value form. At this time NVS has not received a formal request to dispute any items within the appraisal or an ROV form.  The request for a refund will not be honored.

Hi. I didn’t quite understand what to do from the email I received today. I ended up hitting accept and then read the response from Nations Valuation afterwardsIn regards to their response, I was working with Justin F[redacted] from their office who I sent several emails to. He stated he would contact the appraiser for further explanation as to why he stated he couldn’t not use the comparables I suggested when his comps were also out of area and not in superior area. Justin F[redacted] also said he escalated it to the Nation Valuations chief appraisal. Justin F[redacted] reviewed all the comps I submitted and agreed with me, a detailed explanation is needed from appraiser [redacted]. So for them to say they told me to contact my lender when I have been working with Justin F[redacted] is confusing and sounds like they do not want to take responsibility for there appraisers terrible work. I want my refund

That is totally untrue. I have several emails and phone
calls with lender concerning the appraisal delay. The lender told me they
are not allowed to contact the appraisal, so they asked me to call the appraisal
company. I was calling four or five time a day for about two weeks and never
got hold of the appraisal. I have still email logs and recorded phone conversations
for the evidence.
On 04/17/2015
I have received an email confirmation that the appraisal
payment is received and appraiser Mrs. [redacted]   was assigned. In the same email it stated
that the lender required the appraisal to be done within 7 days.
“…We have assigned this appraisal
order to the below identified property appraiser.

[redacted]

Inspection has not been
scheduled. [redacted] will be contacting you.
The lender, [redacted] Financial
Company, LP requires that the appraisal inspection is completed within 7 days
of the initiation of the lending process, so time is of the essence. We are
sending this email to you to ensure you have the appropriate contact details
and can facilitate access to the property as quickly and efficiently as
possible….”

These few emails logs.
The appraisal report is
also inaccurate, I have dozen of homes sold in my neighborhood by same builder
and very similar to mine selling for around $500k. There is no way my home only
worth $450k. Technically the report is not for my home as the location of appraised
property is 2.7 miles away for my homes location. I have included similar comps
close to my house in my initial compliant. Due to inaccuracy of the report,
there is a substantial financial damage to me. I am paying PMI for the next 4
years, so total financial damage is $156/month *48months=$7488. I have attached
the map of my home location and the location of appraised property.
Now the business is not willing to resolve my complaint, I  am forced to  file my
complaint against both NVS and [redacted] Associates with federal and state agencies and
also try all available options to recover my damages.

NVS completed a credible appraisal and provided that to Mr. [redacted] and his lender.  A request to address some concerns with the appraiser was received and the appraiser addressed those in a timely manner.  That revised appraisal was provided to the lender.  NVS completed what it was...

contracted to do.

NVS has reviewed the complaint, and although we acknowledge there were delays in the process, those delays were a result of the appraiser’s inability to schedule an inspection and with underwriting. NVS will not issue a refund at this time.
The appraisal was ordered on 4/17/2015 as referenced and...

an appraiser was located within 24 hours to complete the assignment. The appraiser updated NVS, and those updates were provided to the client in real-time. The appraiser advised on the 18th, twice on the 22nd, and again on the 23rd that attempts to reach the access contact was made and voicemails were not returned. On 4/27 additional contact information was provided by [redacted] and sent to the appraiser and the appraiser and borrower agreed on an inspection on 5/4. The appraiser wrote and submitted the appraiser on 5/6 only 48 hours after the inspection was completed. The appraisal was then submitted to [redacted] that same day.
Additional requests from underwriting were made but those came 3 weeks after the completion of the report. Neither NVS nor the appraiser has any control over the time between delivery and a review by underwriting. The requests from underwriting were for commentary around data used within the appraisal report and no alternative sales were provided for consideration. The outcome of an appraisals value is not a determining factor for a refund. NVS will send any comparable sales that the borrower feels should be included within the report to the appraiser within a formal request but per our agreement with [redacted], the request must come from them directly.

NVS received and processed the request from Mr. [redacted]'s lender as referenced within the complaint.  That request was addressed within a revised appraisal which was provided to the lender.  NVS is required to work directly with Mr. [redacted]'s lender on all concerns or requests and has done...

so in a very reasonable amount of time.

NVS understands the borrowers concerns.  As shared previously we are unable to process unless those concerns are sent from the lender (NVS's client) as a formal request.  Please work with the lender to have a formal request submitted.
