was purchasingThen almost a year later he call to say he is having problems in the homeI set up a time to go back and look at the houseI asked the inspector who did the inspection the first time to go back and take pictures so I could forward over to my insurance companyWhen Sean the inspector arrived on site *** would not let him on site to inspect anythingI then showed up about an hour later to review the propertyUpon re inspecting the house it was found that roof was the problemI explained to *** that Sean did his job and he proceeded to tell me he wasn't happy with that I then asked if he had copies of quotes he said yesI also asked for copies of the addendum put together by his agent at the time of the contract he could not provide it and neither did his agent even after times of requesting itI told *** that I will not submit anything to my insurance company without all of the documentation including the AddendumHe told me he would provide that documentation and he didI submitted to my insurance company and they reviewed all of the information and denied ***'s claim based on my inspection report and the Real Estate Agent not doing her job as far as the addendum is concerned*** should be going after the Realtor for breech of duties My insurance company has obtained a Full Waiver and Release from *** and he is in breech of that WaiverAgain I will provide documentation to this email Furthermore *** has harassed me on every social media and review site possible he is boarding on harassment at this point If you Look at his Home Inspection Report Pages 6-All of the roof issues were clearly documented along with pictures Summary report is not an all inclusive list and was clearly reported and requested that the roof needs replacement this summarized report also included photo's of the defect The 1557_document is the Addendum which clearly shows that the agent requested repairs on the roof of which *** signed off onThe agent also acknowledged the wet areas in the attic I have and can provide the estimates for the roof if you need themOf which the roof consisted of new sheathing, Water barrier gutters and flashing'sWhich again is detailed in my full report Furthermore his claim on the sliding glass door is in valid if you look at the full home inspection report interior section Page it was also documented as having a problemOnce again nothing noted on the Addendum requested to be repaired by the seller In closing we have a fully signed and executed waiver and release from *** which is the last attachmentI owe him nothing and will not pay a single cent as this is an air tight case and he is fully bond by the Waiver and release under current law The inspection fee was refunded as a professional courteous as my website and company offer a money back guarantee which generally applies days after the inspection date not a year later.
