I am responding to Complaint # [redacted] ( [redacted] ) made by [redacted] Mr [redacted] 's sister, [redacted] and her husband [redacted] ***, contacted me and said that [redacted] had talked to her brother about the business her husband, [redacted] and my husband [redacted] had started, Home Team RenovationsThey were planning to work with another investor who wanted to purchase foreclosures as rental propertiesThat investor had not followed throughI was then asked by Mrs [redacted] to send the research that was done for the other investor to Mr [redacted] for his considerationAn appointment was made to show the properties to Mr [redacted] , his wife, daughter, sister and brother in lawMr [redacted] said that his sister would be his project overseer and that he was doing this to see if he could help her establish a businessAfter viewing the properties Mr [redacted] decided he did not want to invest in the rental market in the FtHood Area and that he would consider buying properties to rehab and resellMrs [redacted] started looking for properties and when she found some she wanted to consider I would make the appointment to show her the properties she choseI provided comparable sales for the properties she asked to seeThe property at [redacted] had a wide range in comps due to the age and finishes varying greatlyThe area is comprised of mostly custom built homes built over many yearsMrs [redacted] said the home was going to be completely redone with the highest quality finishes and she chose to use the higher price per square foot value for the areaWhen purchasing this property the home inspection showed roof and HVAC deficiencies as well as many other problemsThe seller was not willing to fix or negotiate the price in light of the deficiencies but Mr [redacted] went through with the purchaseMrs [redacted] stated that she could not completely redo the property or use the finishes she had planned to use because she was told by Mr [redacted] she needed to cover the cost of the new roof and HVAC repairs in her original budgetI was contacted and told the property was ready to be put on the marketI was also told by Mrs [redacted] that she was no longer to be a contact for the propertyI contacted Mr [redacted] 's office with feedback about the property from open houses and showingsI told them there were things I felt still needed to be done to get the list priceI was told Mr [redacted] would not spend any more on this propertyThe care and maintenance of the property is the seller's responsibility, not the responsibility of the realtor or the real estate companyMr [redacted] and his sister, Mrs [redacted] were both told I could not do an accurate market analysis on renovations that were not complete and for an undetermined date in the futureSincerely, [redacted]

Complaint *** February 18,Dear *** ***, The complaint is not settledI disagree with the respondent when she states she could not do an accurate market analysis on a home that was not yet renovated*** *** was an active part of renovating the house and she placed the house on the market for the price she had provided on the Net Proceeds sheet she created four months earlier when I purchased the homeShe had knowledge of what materials were going in to the house as well as what repairs were being done because she saw the renovation and budget sheet provided to me by Home Team RenovationsShe also had input on moving walls, etcWhen the listing agreement with Mrs*** expired and a new realtor was hired (six months later) it was then the true value of the home came to lifeA few months after that I was made aware of the agent-agent comments Mrs*** was privy to when I purchased the homeThe comments revealed that agent had done some research and estimated the renovated home to be valued at $175,000-185,The realtor I hired after *** *** had given me the figure of S175,when she first came on the jobShe had not seen the previous agent's comments but derived this number from her market analysisI have already provided this information with the initial complaint submissionThe additional repairs to the roof and AC were not in the original budget and were paid above the budgeted amountsMrs*** claims the upkeep of the home was my responsibilityThe complaint is she sent a bill for said upkeep claiming it had been done by her husband She also knew I resided out of town and any realtor interested in selling their listing would not allow such conditions without notifying the owner
