Ms***, We are sorry to hear that we have not be able to resolve this situation to your satisfaction. It is our goal to provide the best customer service possible to the best of our ability and within the law The Lease Agreement can be confusing and frustrating and we want to help alleviate any of this for you. Nelson Brothers Property Management had acquired this property just recently as new owners, which means that we inherited any lease agreement that was in place at that time with any residents currently living at the property; however, this also means that any new residents (or replacements looking to backfill a current resident’s unit/bedroom) would fall under the qualifications and lease agreement in which Nelson Brothers Property Management has within their policies. Unfortunately, from time to time qualification requirements and lease agreement verbiage does change when a new owner purchases a property. In your case, both Nelson Brothers Property Management and yourself as the leaseholder are bound under the lease agreement that you had signed with the previous owners of the property. Unfortunately, once a lease expires or a new lease is created, we are not bound to use the same qualifications as the previous owner used when you applied under previous ownership. Finding a qualified replacement for your unit/bedroom is part of providing the best customer service possible to the best of our ability and within the law. If you know of someone that would like to take over your lease, we encourage you to have that person accompany you to the leasing office so that we may complete the proper paperwork and complete the required background check. Once a qualified individual has been identified, we will then release you from your obligation of your current lease. Everything was fine until they hired their new "VP" Ryan ShreeveHe is a walking disaster and does nothing but lie to residents and make constant threatsHe has no professionalism and will be the downfall of this company if keptHe tells other students he will pay them money out of his own pocket to move into his apartments, that sounds super sketchy and desperate! I will not be living here long and will tell my neighbor friends to move out of he does not get fired soon!

The property in Oxford, Ms will make promise and have you to sign the lease with no intention of abiding by the contract The property was not clean as promised They will show you a model unit What you get is not what you pay for The Regional Director is very rude and does not know who to talk to people

in the leadership structure and on-site staff members, who have made tremendous positive strides in their time to adhere to the company standards of providing outstanding customer service in a professional and courteous manner.   Unfortunately,  specific rooms cannot be guaranteed at the time of lease signing.  However management does do their best to accommodate requests. At the time of the initial discussion, there were no options to transfer/move Mr. [redacted], as [redacted] was at maximum  capacity. The management team at  [redacted] is happy to assist residents who wish to sell their contract when at full capacity, but the process is ultimately the lease holder’s responsibility. [redacted] has attempted to reach out to Mr. [redacted], and we will be discussing compensation for his situation.  Best Regards,[redacted]

new Maintenance Supervisor as of late January, who has made tremendous strides in his short time with responding to residents’ concerns in a timely manner and quickly expedited. In addition to the maintenance complaints, [redacted] management met with the resident who has been made aware of the proper channels he must follow to be released from his contract.

I have an update on complaint ID [redacted]. I was able to reach a resolution by contacting upper management, [redacted], VP at Nelson Brothers. She is Regional Manager [redacted]' boss. I also secured the services of an attorney and notified both Ms. [redacted] and Ms. [redacted] that I had done...

so. Within 72 hours, Ms. [redacted] made sure that:1) the $200 transfer fee (not mentioned in the signed lease agreement) was fully refunded to us, 2) the fully qualified replacement tenant was approved, 3) Ms. [redacted] told me the replacement tenant's guarantor had first been approved "with conditions" due to a software calibration error in Nelson Bros' system - it was all a mistake and her guarantor would now be approved with no additional $660.68 deposit required,4) disputed pet rent was removed from the new tenant's lease (the new tenant has no pet),5) disputed charges for pet rent for the previous tenant were dropped (she also had no pet),6) We were required to pay rent for the month of April but that rent will be fully refunded to us now that the new tenant has signed an acceptable lease with her mother as guarantor, the apartment has been inspected and found to be in perfect condition, and my daughter is completely moved out,7) There will be no parking fee of $30/mo for the new tenant since that fee was not in the original lease.The only item that has not been resolved (to my knowledge) is that the new tenant was forced to pay and additional $300 in fees to apply with me signing as her guarantor, rather than her mother. That never should have happened since her mother's income was adequate to rent the apartment with no additional deposit of $660.68. The new tenant was forced to reapply due to a software calibration error within Nelson Brothers' system.I have been assured by [redacted] that this calibration error in the software has since been corrected, but I do not know if the reapplication fees paid by the new tenant were ever refunded. She was informed by [redacted] that her original guarantor did not meet the income threshold to lease the apartment without an additional $660.68 deposit - but this later turned out to be false information.So, while my end of the complaint has been resolved, I do not know that the new tenant has been made whole for $300 in fees she paid in excess due to false information provided by [redacted].

move-in but as of  December 2015 the property  was then purchased by Nelson Brothers Property Management. The application qualifications that you were approved on with the prior company is different from the Nelson Brothers’ application qualifications. Although you did provide several applicants that went through our online application process, the criteria did not meet Nelson Brothers’ set application qualifications for The [redacted]. The NBPM lease agreement also holds you responsible to find a qualified person to take over your lease because there is not a lease break option. The fees currently owed on your account this time is for the balance of the lease and legal fees your file accrued.    [redacted] is actively trying to lease your vacant room and when the room is leased, we will revise the amount owed because per the law we cannot collect double rent. would not be ready, having to cancel contracts, process refunds and making apologies to parents and students alike. Mr. [redacted] was very upset and while we of course refunded his money, cancelled his daughter’s contract and offered accommodations for this year, he was still extremely upset and threated me as well as the company with a lawsuit.  I understood his anger, frustration and I was extremely apologetic and empathetic in a situation that neither he nor I had control of.  He called the office daily for about 3 or 4 days – I followed up with him about a week following our last conversation regarding housing for his daughter and where she was staying but he did not return my call.
