I received a letter from simco management stating that I am in violation of the parking policies listing of "MY" infractions As per the bylaws I am allowed to rent out my unit and simco is aware that this unit is rented outSo, my tenant was allegedly non-compliant with the visitor parking by lawsMy tenants claim that one of the licence plates of the infraction does not belong to them or any of their visitors, and the second licence plate number belongs to themSimco has declined to provide evidence of the infraction I am still trying my best to understand why evidence is not being provided I want to be a good neighbor in the condo, but I also have duties and responsibilities to my tenant Upon my inquiries simco did pass along my request to the board of directors, and also provided me with an updated copy of the bylaws which were a bit more clear than the most recent one I had on fileOf note I have an email from Simco Jan with the visitor parking bylaws attach

Simco has managed my building for nearly years now, and they have done an outstanding jobI served on the condo board for most of this time period, and have had nothing but great experiences with them Specifically, our property manager Raelene has always been exceptionalFor nearly years, Raelene has given the board sound advice; helped us through tough decisions; been flexible and fair; attended to issues in a timely manner; and has always been kind and respectfulShe is honestly is the reason why I remained on the board for as long as I did I would recommend Simco to anyone looking for a property manager

Well, here goes..I saw a property recently,with one of the senior men at Simco Management We were not going to take it, as I almost fell going down basement stairs right off the batwe decided not to pursue itwe walked away..,there was not enough room for our furniture,etcbasement was unfinishedI was especially though worried re: basement stairs....very unsafe stair configurationanyway, the man showing us the property was really encouraging us that "it was perfect ' for usI ignored that complimentnext morning we got a call on our cell, from him, saying he "knew we would take good care" of his property, and he would finish the basement and only raise the rent by $for us! we had told him we can't afford more rentSo here it is.offering us a " deal."Very flattering .but now confusing for me I mentioned my big concern about the stairs againmy mom had fallen down basement stairs like those once, and broke her leg However, he said he "knew we would be good tenants,take good care of his property."etc.positive thinkingso, we ended up meeting him later that day, at Tim Hortons to talk, and ended up giving large cash "deposit" and papers to "sign"..what I thought was a simple rental applicationwith a 'cooling off 'period was not..we gave him a $depositthinking no problemdeposits are refundable ,if you are not taking it..why would they want to keep it When we gave him the cash deposit, he said nothingthat the truth was, we would lose the deposit,if we couldnt go through with it, and he approved usthough he "claims" that he did warn my sister He really just presented us with paperwork to sign, just "sign here ,here , and here".we never were given time to read it, and I should have insisted reading itbe warned everybodydo NOT do that.! Read it all ,even if it takes half an hour.then stupid us, we did not get a copy of what we signed eitherturns out that night he pulled my credit, which he called next day: he profusely complained to me and my sister, that I was [redacted] my credit was awful, and shocking [redacted] but, even with my horrible credit check , he for some reason,was approving me as a renterhe.knew also, I am on limited incomewith terrible credit.living in a hotel..everything I owned in a storage locker..anyway that night, I thought about his call, the basement stairs, the money monthly plus utiilities, and it bothered me all that night I called him the next morning saying ,: please forgive me the application, but I should not go forward, as my finances are poor and I am stressed emotionallyand I have only a seniors pension, and my sister may not continue long living with meplease forgive me the whole thing...well, to my shock( I thought he's be relieved) he began cursing and swearing , which upset me,after many apologies on my part, please can I have my deposit back, as I desperately need it, and he knows that he will get better renters than me..he answered he'd have to think about it, that legally he has a right to keep my depositto be fair, he had borrowed us the garage remote, so I could store some things in the garage, day of the deposit..I said, we are on our way now to remove personal things from garage now, immediatley return the remoteNo renos work had started on the basement yet ...but he was shocked and angryI apologised , telling him I am very very sorry,but emotionally I am very tired and financially as you know, I am not making good decisions..could you please return the deposit, out of compassion, as I am in dire straits? he said he's think about it, but he has to relist the property on rentfaster, and deal with the contractors he ordered..So he'll get back to mehe knows I am living in a hotel, have no home, and financially in distressanyway, all that to say this: It was disappointed the next day he told my sister he was only giving back $1200,keeping $He told my sister ,on the phone,he was glad we were not his tenantsI could empathise, If he had taken $for his trouble, .but $from a senior with still no home and limited income,well, that surprised me Life goes on, the property is back on Rentfaster already for $a.day later, Anyway,so went my - day encounter with Simco ManagementI am sadder but wiser

The first year of our Board existence was a nightmare of things not getting done, extra fees taken, work paid out before work completed and losing approximately [redacted] per month and being told all would balance outthat did NOT happenWe as a Board interviewed Property Management Groups we selected Simco Property Management not the cheapest nor the most expensiveIn the first year with Simco our Financials were turned completely around.(From the brink of bankrupsy to being in the positive and beyond) We have been able to address security concerns, garbage issues, things our previous Property Management Company didn't do SIMCO was the best decision we made as a BoardAny complaints are from people who for whatever reason feel that they don't have to follow the bylawsThese same people again for whatever reason can not tell whether they are residents or not At the end of the day we enforce our bylaws with FULL support from SIMCO, the [redacted] and from [redacted] Having been told that we are the BEST managed property in the city says a lot about SIMCO because we work togetherTo those that complain about enforcing the bylaws ask yourselves why do we have [redacted] or [redacted] or bylaw enforcement in the city of CalgaryWhy not read the bylaws then if your not satisfied read the Alberta Condominium Act as any questions regarding our bylaws, the Alberta Condominium Act shell prevail SIMCO WAS THE BEST DECISION COPPERFIELD PARK I could have madeReal, Honest and supportive in all aspects of the operation of the complex

As with some of the other reviews noted here I also felt compelled to share my experiences with my Simco Property Manager I still struggle with the fact the my condo fees pay them to act on our behalf and yet they treat the home owners like annoyances and support the trades doing the job rather than working with us to solve an issue It is "they know what they are doing" and that is the end of it, however, they are not here witnessing the disregard for property, messes and violations This is my response to the Property Manager concerning an ongoing roofing repair in our complex that started last June (2017) and is still not finished In the meantime there is an outhouse sitting outside my place for months, knocked over parking signs, units with stacks of shingles sitting on them for months at a time waiting for someone to come do the work Our complex looks bad because of this and I'm sure it makes it hard for anyone trying to sell right now My letter: I have found the communications from Simco to be very unprofessional As the management company for our condo complex I would have hoped that you would be supporting the people who are paying you and you work for, not treating owners like annoyances The tone of your communications has been dismissive and condescending from the very first email several weeks ago These repairs have been extremely poorly managed and without any communications to the owners The trades people on site are not complying with WCB requirements, leave vehicles in fire lanes for days, vehicles leak oil and fluids leaving stains all over the roads, have frequently left garbage and debris around units for several days before they clean it up, minor damages to unit property and they have been on site for months and still aren't finished All these actions detract from the value and worth of our units This repair has been rammed down my throat without a single consideration for my position or concerns, and it is important to note that no proper notice was given to the owners for trades entering onto our units, as per the Alberta Condominium Property Act On top of all that it was revealed that the roofer was not following the guidelines - as he stated in his email yesterday that he didn't have to follow the manufacturers installation guidelines as he deemed circumstances to be otherwise, and in the end said that in any event the insurance would cover replacing the roof again if anything went wrong Now there is a tremendous approach provided his actions didn't void the warranty Thank you for being such a stellar company, I'll be sharing my comments on the Revdex.com and maybe with others as well My email was sent yesterday and there was no response (yet)

As a realtor I find Simco are great to deal withThey understand the importance of getting documents and answers so we can complete a sale Much superior service compared to a lot of other management companies

Simco Management (Calgary) Inchas been a breath of fresh air for our corporation They are honest and always willing to give good constructive advice to their properties They are willing to work with the Board Members of the corporations and allow them to make their own decisions on how they wish their property to be handled

I am a board member with a condo association who contracted Simco and receives professional support from one of the property managers The property manager is an individual who is extremely knowledgeable of the Condo bylaws and ensures the board follows the rules If there is any uncertainty the property manager goes to Simco for support and direction The company and the individuals employed by Simco are caring/well informed/professional people who make volunteering with the condo board easy
