On August 26, 2014, Ms [redacted] came in to get information regarding availability for a two bedroom apartmentAt this time we informed Ms [redacted] we had nothing available to lease, but that she may leave her deposit to be placed on the waiting listShe opted not to leave a deposit We had a cancellation on Vand called her back to let her know we had one availableOn September 15, 2014, [redacted] came in with her mother, [redacted] , who was also going to be on the leaseThey both viewed the apartment and lvoed itThey both filled out the application on that day and left a deposit of $in a money order, to secure the apartment, and they also left two money orders fro $each for the application fee [redacted] , the [redacted] , started processing their applicationsOn their applications, [redacted] , the boyfriend, showed that he owed money to an apartment community from February 2014, [redacted] showed that she owed money to a different apartment community also from February 2014, and she also had a criminal background that showed up [redacted] , her mother, had a chapter bankruptcy from Ms [redacted] called [redacted] on September 16, in the morning and left her a message to let her know that their applications were not approved per our leasing criteria and they could come pick up their security depositThat afternoon, [redacted] came into the office and wanted to know why they were not approvedWe handed her the declined letters from Onesite along with her depositShe opened the envelope and read the lettersShe wanted to know why she was declinedMs [redacted] informed her that she was declined per our leasing criteria and she could call the phone number in the letter and they would let her know the specific reasons [redacted] left the office and returned two days laterUpon her return, she told Ms [redacted] that she had called the phone number on the letter and they informed her that she had a criminal background in some county in [redacted] and that she owed an apartment in [redacted] She wanted Ms [redacted] to take back her security deposit and wanted to give her a phone number to verify that it wasn't [redacted] that had a criminal backgroundShe also stated that if [redacted] owed an apartment community she didn't want him moving in with her Because [redacted] and [redacted] both owed a different apartment community from earlier this year, [redacted] would still be declinedOur rental criteria states they must have 6-months good rental payment and no broken leases within the last years, unless restitution has been made [redacted] left and came back a few days later and said she didn't owe any apartment community and her mother had recorded a conversation on her cell phone with someone and wanted us to hear because she said it was from someone from the community she owedThe apartment community wouldn't fax over anythingWe let [redacted] know that we would need something in writing from the community on their letterhead and a contact person as well as something from the police department verifying she wasn't the person responsible for what was on her background checkShe started crying, Ms [redacted] advised her that it would be in her best interest to get this cleared up so she wouldn't have these problems in the future We do our credit and criminal background checks through Real Page, OnesiteWe enter the applicants name, address, social security, driver's license and date of birthBased on this information is how their backgrounds are checked If an applicant does not meet our leasing criteria, the application fee is not refunded, however their security deposit is, which states in our leasing criteria packet which they sign prior to filling out an application

Mr. [redacted]’s air conditioning system has been replaced. During his residency, Mr. [redacted] received warnings about his conduct toward our staff. Mr. [redacted] has agreed to move out in lieu of an eviction for nonpayment of rent. No further action is planned in response to this complaint.

They both viewed the apartment and lvoed it. They both filled out the application on that day and left a deposit of $250 in a money order, to secure the apartment, and they also left two money orders fro $50 each for the application fee. [redacted], the [redacted], started processing their applications. On their applications, [redacted], the boyfriend, showed that he owed money to an apartment community  from February 2014, [redacted] showed that she owed money to a different apartment community also from February 2014, and she also had a criminal background that showed up. [redacted], her mother, had a chapter 13 bankruptcy from 2012. Ms. [redacted] called [redacted] on September 16, 2014 in the morning and left her a message to let her know that their applications were not approved per our leasing criteria and they could come pick up their security deposit. That afternoon, [redacted] came into the office and wanted to know why they were not approved. We handed her the declined letters from Onesite along with her deposit. [redacted] left and came back a few days later and said she didn't owe any apartment community and her mother had recorded a conversation on her cell phone with someone and wanted us to hear because she said it was from someone from the community she owed. The apartment community wouldn't fax over anything. We let [redacted] know that we would need something in writing from the community on their letterhead and a contact person as well as something from the police department verifying she wasn't the person responsible for what was on her background check. I am rejecting this response because:
It is inaccurate with the aggreements discussed in the process we spent trying to obtain the apartment. This is not what actually happened. The apartment WAS available and we put the deposite on it. We were no longer on the wait list.
