After purchasing a new home from the owner of Newport Builders on November 23, 2018 and moving in, my family began to identify defects and issues relative to construction. These would be other defects and issues other than those that were noted during the house walk through. In addition we also identified two items which were damaged after the walk through however identified immediately on November 23, 2018. The President was made aware of these problems and advised us that he would do “Nothing” to rectify the damaged items. After addressing these multiple issues with the President of Newport Builders we were finally able to have their lead internal contractor come to the house to address some of these issues. Please note that Newport Builders has signed a one year warranty which seems to provide a false sense of security for new homeowners. The result of the lead contractor coming to fix some initial defective workmanship at the house. This proved to be a terribly counter-productive experience. This individual was to come to the house to fix or correct some of problems but made them worse in the end. Upon finishing his work he lefted us with more work which required us to fix these same defects ourselves. For example the individual used incorrect paint colors on walls, left an area unpainted that he fixed, took a damage egress window screen that has since been lost and of course left a mess for my wife and I to clean up. Not only did this individual make matters worse he again advised us that the President would do “Nothing” about the damaged items in the house. Only that “They were not covered under warranty” despite not being damage during the walk through. It is also important to note that the President of Newport Builders has done nothing to make our buying experience or warranty period pleasant in the slightest. Based on our experience he has not exhibited standard contractor professionalism nor provides any level of customer service. We believe that Newport Builders President advises his employees to minimize conducting any corrective work by advising that whatever defective item we identify isn’t covered under warranty. In the event by some miracle you do have someone finally come to assist at your home they either will do nothing or make something look worse than it did prior to their arrival.

After nearly nine months of re-identifying defects in construction and issues of poor quality of craftsmanship, cracking walls and floors, damaged items, missing paints, electrical problems, improper grading and backfilling of property, cracking and breaking apart exterior concrete flat work, peeling exterior paint, and overall problems with house and grading on the property. Newport Builders has done little to rectify these issues. Again, there is now an alleged one year warranty to address issues however they have proved time and time again that they seem to dodge rather then take corrective action relative to faulty workmanship, defective products and improper grading. At this point we are not receiving cooperation in addressing the issues with the house and property. We contacted the owner of Newport Builders via email again relative to our concerns on 08/16/19. The owner was given five days to respond with a resolution to the ongoing issues however seven days later we received no response. We advised Newport Builders that we wish to work together and resolve all of these concerns and issues at the lowest level possible and as soon as possible, however it appears that the Owner, President and the overall company has no intention of willfully taking corrective action relative to defects and problems on our $450,000.00 home and property.
In our email to the Owner we advised him that if there was no response we would escalate that matter and we are keeping our promise by escalating to the next step which is a Revdex.com complaint. We still are hopeful to work together to resolve all of the issues with our home however Newport Builders needs to contact us and own their faulty work, cover-ups and mistakes. Luckily enough in this day in age there is Wisconsin’s “Right to Cure Law”, NARI, the media, social media, governing agencies, and readily available legal approaches that are available to assist with matters such as these.

We again are advising Newport Builders that they have not complied with their signed warranty agreement and have a laundry list of items previously reported to them that they need to address. Although we look forward to working together with Newport Builders to resolve these issues failure to respond within five business day may escalate these matters past the Revdex.com.

We received the complaint today and wanted to respond promptly. I would like to start by saying Newport Builders Inc. is very interested in moving forward to resolve any warrantable issues.Newport Builders follows a Pre-Occupancy and Warranty Program that is widely used throughout the New Home Building Industry.In fact the warranty used is Addendum “W” the BUILDER’S RESIDENTIAL ONE YEAR LIMITED WARRANTY adopted and used throughout the Metropolitan Builders Association. We begin with a Pre-Occupancy Walk-Through that is scheduled a week or so prior to closing of the property. This is to create a “punch list” of items that the new owner would like the builder to address. We do our best to get these items completed prior to closing. In some instances it may take a little longer if an item needs to be ordered from a supplier. The Walk Through List is a very important list. It determines the exact condition of the home at that particular point in time. It is protection for the Builder to separate between damage created during the owners moving process, homeowner usage and truly warrantable items. Newport Builders may choose to assist the owner in repairing damage caused by them however we are under no legal obligation to do so. Secondly we include a 3-Month Customer Service Request. This allows the owner to live in the home and use everything for a period of time. If a warrantable item is discovered and it is something that simply can’t and shouldn’t wait until the 1-Year Warranty Service it should be placed on the list and sent in to be scheduled. It is not for drywall touch up and similar items that should wait for the entire year giving the home a chance to settle. It is for things that would cause more damage if not fixed promptly. Lastly we include a 1-Year Service Request. This is the final opportunity to have things repaired by the builder, suppliers and contractors that worked on or supplied services to the property. There are manufactures warranties that may exceed the one year period. We will take care of all warrantable items on the list in a timely fashion. Things that could delay completion of the warrantable items are weather, gaining access to the home and ordering materials. At this point there are numerous emails back and forth and maybe some confusion as to what has been completed and what hasn’t. There may also be some confusion as to what is a “warrantable” item and what isn’t. In addition explanations of either case may not have been clearly explained and or understood. I would like *** and *** to create a current list of warrantable items they feel are outstanding. Once received I will sit down with our Warranty Staff to discuss and create an action plan. Although we appreciate a prompt response, we will not accept any response whatsoever from the President of Newport Builders Inc. In our most recent email (08/16/2019) to the Owner of Newport Builders Inc. we explicitly stated that we will not conduct any further business with the President based on our extremely negative experiences with him over the past nine months. Furthermore, we advised the Owner that he (the President) is under no circumstances to contact us in any manner (email, telephone, in-person) as he has been rude, condescending and apparently for the most part unwilling to rectify defects or comply with the agreement of our closing. Please note that this email (copied below) to the Owner on 08/16/2019 was ignored with no response much like most of our correspondence to Newport Builders Inc.

Based on our experience of working with the President and the employees who work for Newport Homes, we believe that his response to Revdex.com has zero sincerity and is a tactic to drop the complaint. Please reference the President’s second sentence, “I would like to start by saying Newport Builders Inc. is very interested in moving forward to resolve any "warrantable issues.” The key words are warrantable issues. Based on our experience thus far Newport Builders Inc. hides behind the word warrantable and appears to take extremely limited responsibility for defects, poor craftsmanship, and work that was not completed to industry standard specifications, then stating that it’s not warrantable and thus will do nothing to resolve the issues. Warrantable is a scapegoat that we have heard time and time again from the President and am advising the Revdex.com that this appears to be one of the ways this company avoids taking responsibility for their contractors and sub-contractors work. Again, at the end of the President’s response he states, “Our goal is to take care of things that are truly our responsibility very quickly”. If Newport’s employees and their sub-contractors built the home and did back filling, grading, concrete flat work and landscaping on the property isn’t all the work completed their responsibility? A reasonable person would agree that any upstanding business would stand behind their product not try to dodge responsibility for unfinished work, defects, lack of excess dirt removal and poor craftsmanship. Apparently in an effort to avoid the cost of responsible resolution to issues given in this complaint.

We are constantly reminded of the warranty that stands behind this home which the President has reiterated in his response. If the Owner would have taken our email on 08/16/2019 seriously and the President would have read our initial Revdex.com complaint properly they would have realized that we did not request information on the warranty. The President insults us again claiming that there is confusion on our part where there is absolutely no confusion but a matter of non-resolution to the numerous defects with the house and property. Perhaps the President is confused as I question if he even read the initial complaint or if the email to the Owner was forwarded to him. The real issue as previously addressed is that Newport Builders Inc. has not complied with their own warranty thus far and avoids responsibility in resolving the problems. Furthermore, based on inspections from industry experts this house and property were not totally constructed / graded to industry standards recognized by the Metropolitan Builders Association. We personally spoke with the Milwaukee Builders Association and thoroughly reviewed their guidelines. The Metropolitan Builders Association also recommended filing a complaint with them as well if this matter continues to pursue any further as, "We don't need builders like this in the area making a bad name for other Association members". We are still waiting on items to be resolved per our closing agreement from November 23, 2018 as well as items we indicated needing attention to be addressed on our 3-Month Customer Service Request. As a follow-up from the 3-Month Customer Service Request I met with two of Newport Builders Inc. employees on May 6, 2019 to review the items on the list. After there was no follow up to rectify the defects and various phone calls and emails from myself to Newport, I was then able to get a date scheduled in which I thought they were going to come and fix the previously mentioned issues. I met with the same two employees on July 19, 2019. These two employees were then AGAIN advised of all of the issues that were still pending with home including the ones per the closing agreement as well as the 3-Month. Please note that both of the employees were in full agreement of the issues brought up on July 19, 2019 however stated that the President has the final say (NOT a warranty staff) of whether they will resolve defects or poor craftsmanship. They noted that the sub-contractor who completed the grading / landscaping of the property is known for producing poor work by doing things as quickly and cheaply as possible. They also noted this sub-contractor is very difficult to work with and most likely would not stand behind their work. The primary employee that I met with stated that half the reason they have issues with customer complaints based on craftsmanship is that Newport Builders Inc. does not take preventative steps during the construction process for example using primer under paint even though their experience is that the paint/primer mixes are typically unsuccessful and result in peeling. Additionally, they have noted a trend of their concrete chipping, flaking, and cracking after a very short period of time however utilize no type of sealer despite using inferior concrete or over watering the surface during the finishing process. In any case, the President and Newport Builders Inc. is fully aware of the problems we have noted with our home and property however appears to only want to run more of the time of our warranty out by re-addressing issues. Please note that as of 08/28/2019 we received no follow-up from my meeting with the Newport Builders Inc. employees on July 19, 2019.

All of the following defects / issues have been provided to Newport Builders Inc. numerous times before: 1) Paint for the basement floor / walls – per closing agreement. 2) Leaking and now only sometimes working Whirlpool dishwasher 3) Egress window screen is still missing. 4) Missing flag for mailbox. 5) Peeling paint on exterior of home on and around the garage doors and windows. 6) Improper grading on plant beds around home - once the wood chips were removed it was determined that the slope goes towards the house. All standard practices for grading homes requires the surface grades to slope away from the house. In addition, it has been confirmed that the material around the house (grey clay) is basically impermeable material from the basement excavation. The swale located on the east property line of the house is still not correct as we are still experiencing standing water in that area, this (per closing agreement). Also left mounds of dirt in swale which is impossible to mow over and causing additional pooling of water. (there is now a crack in our basement wall in the area where the water is pooling on the east side). In the front of the house it appears the concrete walk was installed at an elevation that will cause rain water to be trapped and pool between the house and the walk. 7) Cracks and surface deterioration in areas that are breaking apart in the exterior concrete drive approach, rear patio, and walkway. Under no circumstances should this be happening after less than a year. 8) Master bedroom fan has dead spot on fan speed controller. Please note, we started our 90-day service request on April 26th. We are now 4 months later and many of these issues could have easily been rectified however have not been addressed. I do not believe that a 4 plus month waiting period is timely at all. We have now been in our home 9 months, still working on resolving corrective issues noted in our closing agreement and 3-month service request. All of the issues mentioned above are the responsibility of Newport Builders Inc. or their sub-contractors. Under no circumstances should anyone purchasing a new home have to deal with these issues in less than a year. As for grading issues, standard grading practices have not been followed on our property. Material excavated from the basement that in our opinion should have hauled off site was spread throughout the property. This resulting in flat areas with little or no slope away from the house and in many cases the land surface pitching toward the house. Certainly, our concern is surface water pooling at the house with the potential of creating basement wall cracking or deterioration. This situation could cause a multitude of issues to our home if not rectified.

Again, there is no misunderstanding or confusion on our part however the President and employee’s confusion and misunderstanding of what customer service means has become quite apparent. My wife and I have documented defects and obtained testimony from experts in the career field relative to our complaints as well. What has also become apparent from the time of closing is the President and alleged “Warranty Staff” apparently do not want to take responsibility for any of their defects / poor craftsmanship of their employees, contractors or sub-contractors. Perhaps these Teflon tactics may have worked advantageously for Newport Builders Inc. in the past with home buyers that did not have knowledge on construction, grading and overall industry standards. Rest assure we will settle for nothing less than full resolution of these issues as the company’s track record of not following through with their alleged warranty and overall craftsmanship weighs heavily in our favor. At the point we are still willing to work together to resolve these issues through the help of the Owner however refuse to continue back and forth disputes with the President where he makes accusations of “misunderstanding” and “confusion” towards my wife and I. We find this intellectually insulting! As previously stated here and in our 08/16/2019 email to the Owner the President is to have no further contact with us as my Wife and I will not be disrespected or demeaned after making a major purchase from this company. We absolutely do not care if he is the primary point of contact as he has single handedly ruined Newport Builder Inc. reputation of being an upstanding and honest business that stands behind their products. We will no longer allow Newport Builders Inc. to deliberately run out the clock of our warranty any further which is what appears to be taking place. We have had positive dealings with the Owner and will only pursue resolution with him. If this is indeed an issue, Newport Builders Inc. can advise and at that time we may escalate matters through and beyond the Revdex.com. We request a response from the “Owner” of Newport Builders Inc. within five days as we are hopeful to set a time to meet in-person and discuss resolution in hopes to obtain a positive working relationship from here on forward.

Good morning Mr.,
I am writing this email as a follow-up from our meeting with *** and *** of Newport Builders on the morning of July 19, 2019 which is approaching a month now. Per our discussion with *** I am hoping that we can obtain resolution for the numerous issues at ***. Since our last meeting with *** I had two subject matter experts examine the fill around the house which according to them was not graded correctly. Once the wood chips were removed it was determined that the slope goes towards the house. All standard practices for grading homes requires the surface grades to slope away from the house. In addition, it has been confirmed that the material around the house (grey clay) is nearly impermeable material from when the basement. This clay should have been disposed of rather than spread around the lot. I believe disposal costs may have been a factor in your leaving the clay on site. The plants that were there upon moving in have been dying as they cannot survive in this terrible soil. As a matter of fact, the soil is so hard that it actually bent and broke a shovel which is unheard of. My Wife and I have spent countless hours and several hundreds of dollars trying to resolve this matter with little resolution. We are unwilling to work to correct this matter ourselves. If we would have been aware of this issue prior to moving it may have cost the sale of your property if not addressed. Notably the grading in some areas are 8 inches lower than it should be putting the home at risk for water damaging the foundation. During walk through we would have never thought of completing a soil sample to confirm what was under the wood chips around the house or anywhere else on the property. We need Newport to resolve this matter as this landscaping / grading is unacceptable and apparently was cleverly hidden by the landscaper. We are requesting that Newport remove the areas with the grey clay and fill with suitable soil. We were advised that the developers / builders removed all of the existing top soil prior to building to sell for additional money. Considering we were unaware of this; we only feel it proper to remove some of the clay to provide adequate slope away from the house and replace it with soil that can sustain a standard lawn. I’m certain that neither you or *** would appreciate or accept this type of grading / landscaping in your own homes so why should we accept the substandard work by whomever was hired and completed this work.
Secondly the swale is still pooling with water nearly every time that it rains. Please note that during the time of our walk through there was an issue with the swale between our home and the east neighboring home that we believe Newport was aware of however neglected to mention until brought up to them. We were advised that the neighboring builder pushed a significant amount of dirt onto the property and instead of removing that dirt which would have been appropriate, Newport graded out the excess thus not meeting the approved level of elevation along the lot line. The grading of the swale since winter has now rose significantly in certain areas where there is now water pooling and has created a large mound in the swale which makes it literally impossible to maintain as it cannot be cut with a lawn mower. Per our conversation we are requesting Newport to fix this matter and properly landscape which was supposed to be completed in the spring however has yet to be completed. Please note that the east basement wall is now showing cracking which is raising further concern.
Third we are missing the flag for our mailbox which was not in the mailbox kit. Please note that our mailbox came in used condition with noticeable pitting and has many areas that show corrosion on it. One would expect based on the alleged quality of this home and neighborhood the builder would provide a complete mailbox that reflects appropriate quality. We are requesting the mailbox flag to be provided.
Fourth we have many areas around the house where paint is peeling and chipping off the molding around windows and garage door. This has now been addressed more than twice (including the 90-day document) and are requesting the matter be resolved. Notably the wood was painted without primer and continues to peel worse as time goes on. Due to the poor quality of paint and painting on the home we foresee this being an issue that will exceed the length of the warranty. We are requesting that Newport fix the affected areas with actual paint and primer versus a mix and extend the warranty of this item for another annual term as it is guaranteed to continue to be an ongoing issue. One would expect that paint would not be peeling off of a new home which is completely unacceptable and poorly reflects the quality of a Newport home.
Fifth we are experiencing cracks and surface deterioration in areas that are breaking apart in the exterior concrete drive approach and walkways. Again, I am unsure of the reason for this poor-quality work as in my experience of working on homes have never seen this before. Upon researching the matter this breaking apart is called spalding where the concrete workers utilized too much water in the process therefore again reflecting poor craftsmanship. We have noticed recently that someone else in the neighborhood has had to have their driveway replaced due to similar issues that we currently have. We are seeking resolution for problems with the concrete as the issues are getting worse and more apparent as time goes on.
Sixth I was advised by *** that the screen for our egress window went missing. Notably *** did bring a screen for the window that was bent, damaged and heavily used expecting that we would except such an item in our home. Why would we logically accept a used damage screen when Newport staff is responsible for losing the damaged screen that was originally on the house. This was insulting to say the very least and this is the common trend of workmanship and customer service we have become that we find unacceptable. It’s important to note that when Larry came to the house to fix some drywall issues (repair and paint) the areas looked so poor that I needed to redo them myself. The last time he came to the house he was in a hurry to leave and the “repaired” areas looked twice as bad as they did prior to his arrival. The reason they looked worse was that he utilized wrong paint and did not blend the texture of the drywall to make it look as if there was not a hole there. It should be embarrassing to your company that someone who purchases a brand-new home with a warranty ends up having to fix errors themselves. Obviously, we are seeking a new frame and screen for our egress window as it is Newport’s responsibility since they took possession of it to be repaired or replaced with new.
Seventh we have advised *** on multiple occasions including the 90 day of the leaking of our dishwasher. We have received no response or resolution for this matter which now is starting to show damage to the kitchen floor. Again, why is it necessary to advise someone of issues time and time again to receive no response? We are seeking advisement on how to resolve this matter as failure to respond is not only unprofessional however speaks poorly of your company.
Eighth we are still seeking the gallon paints for both the basement flooring and walls. *** dropped off a paint that was not a match and had no markings or manufacturer on the can. Along with the paints the cracking on the basement floors continues to worsen and now there is cracking forming on the basement walls. This has been advised on several occasions that this is taking place however ignored with no resolution advised. Please note that I have lived in two homes that were both over 60 years old which neither had cracks in the basement floors or walls so why is this not being addressed as it is clearly an issue. We are again seeking matching paints and want resolution for the cracking of our interior basement concrete as month by month the cracks are worsening.
As I’m sure you can see we are quite upset regarding the amount of issues and lack of response / customer service we have experienced with our new home. The customer service is so poor that we still have unaddressed issues from our 90 day walk through. When *** and *** last came out to the house on Friday July 19th I would have expected them to resolve the remaining 90 day issues such as fixing our trim, having a new screen for us etc. however they came over and re-addressed already known issues and added a large stack of more issues for them to address. I do not appreciate my time or my Wife’s to be wasted when we take vacation days to have these items addressed. We have run through a significant amount of warranty time waiting for responses and actions that regularly never are addressed. When purchasing a brand-new home for the amount we are paying we would expect the builder to live up their end of the agreement. Unfortunately for us errors appeared to have been covered up during the walk through and poor quality in materials and craftsmanship are now coming out in only a short time. Thus far the warranty which your company offers has been nothing other than a false sense of security. The alleged warranty is in fact worthless as your employees have had an excuse for all defects, advising whatever issue the customer has is, "Not covered under warranty." Furthermore, the Newport, LLC warranty seems to be deliberately dodged and dragged out in order to run the warranty out as we've experienced every time we've made contact with your employees relative to defects. We are again very concerned with the quality of this home and the follow through relative to standing behind the Newport warranty. We are escalating this matter beyond *** as he stated he is not a decision maker and quite honestly, he has not resolved defects inside and outside of the house, although he agrees with many of our assessments relative to defects, he says he is only an employee that reports to Mr.. We have now lost faith in his follow through as we are approaching one month since we last heard from him. We are expecting resolution for all of the errors and defects listed and will accept NOTHING less. My Wife and I have not appreciated being disrespected through correspondence, via telephone and in person with your company’s President Mr. ***. We escalated these ongoing issues to you as Mr. disrespect and condescending attitude will no longer tolerated and should be advised that he is not to contact us or step foot on our property. We are hoping to resolve these matters favorably as soon as possible, however if we don't see immediate resolution on your part relative to all of our concerns as stated, we are fully prepared with expert testimony and documentation as well as photos to escalate this matter far beyond Newport, LLC if necessary. We look forward to hearing from you within 5 days and will be will work with you to resolve these issues and again regain a positive relationship with Newport, LLC. Thank you.

I purchased my new home May 11, 2017 from New Brook Homes A.k.A Newport Builders. Since that time, I have experienced an overwhelming amount of problems that needed to be corrected. In June 2019, we are still being plagued with problems that have been addressed with explanations that do not solve the problems or poor workmanship. I am told that it is acceptable with the concrete color, concrete splatter, and the shoe prints. Also, the smells are ok in and under the kitchens sink. I can not afford to pay my mortgage and the cost of rectify all of these defects in my home.
Please see the list of concerns below.
Front door is not aligned in the casing correctly. We are losing heat through the front door and ice forms on the storm door.
Cold air continue to shoot through the windows.
Ice forms on all of the windows throughout the house.
The cold air comes in though the fireplace.
The shower faucets in both bathrooms continue to drip water at a fast pace long after they are turned off.
Awful odor in the kitchen sink area. The stutter vent may need to be replaced.
Smell of dampness under the kitchens sink.
Installation is missing in key areas in the loft.
The concrete walkway colors are not closely matched. Concrete splatter on brick face of the house, siding, and old concrete not that was not replaced.
Foot prints in the concrete. No barriers were placed around the work area.
Bathroom shower panels are not aligned correctly and mold comes from under the lip of the bathroom panels.
Squeaking and creaking coming from the floor joists in all areas throughout the house.
I have left message for the builder and corresponded through emails. He has fixed some things but not professionally. My walkway looks much worse than it did before his worker touched it. Now there is concrete splatter all around the area and on the brick wall and siding.

I read ***’s complaint letter and am quite frustrated with the entire situation. We have bent over backwards and sideways to make *** happy with her home. We have a two tier warranty system. We have a 3 Month Warranty visit to deal with anything that has occurred to due settling and that type of thing that we don’t expect customers to wait an entire year to deal with. We also have a 12 Month Warranty visit to take care of any and all remaining warrantable items. This is not an opportunity for a home owner to take advantage of our Standard 1 Year WBA Builders Home Warranty. We tried many times to address ***’s special needs in a timely fashion. Making several trips outside of the standard warranty visits. For example *** complained about her toilets. We looked at them and couldn’t find anything wrong with them so we sent out our plumbers to take a look. They also found absolutely nothing wrong. However to appease her they replaced two perfectly good toilets with new ones. Our goal is to have happy and satisfied customers. I personally visited with *** at her home to help explain things she simply didn’t understand. After what seemed to be productive and beneficial visits I would find out later that she would call me a liar to others and didn’t believe me. This led her to calling other agencies that were smarter than me. These agencies and contractors included the Caledonia Electrical Inspector, Caledonia Plumbing Inspector, Caledonia Building Inspector, Caledonia Utility District Manager, Magnum Plumbing and the Director of Focus on Energy to name a few. After every one of these people either talked to *** or visited her home they all had the exact same conclusion. Nothing was wrong. Newbrook Homes Inc. built a quality, energy efficient and affordable home per Wisconsin and Local Building Codes. We passed all inspections and received and Occupancy Permit from Village of Caledonia. We also had the home inspected by an independent third party inspector for the Focus on Energy Program. The home was tested and passed exceeding the current code by 27.1%. Please see the attached documents. The attached list are items that have been discussed, explained and addressed in some form or fashion over the last two years. Keep in mind the WBA Warranty is only for a period of one year. *** seemed happy with her entire home until recently. Based on Mother Nature we can only pour concrete at certain times of the year. *** had a sidewalk section that had settled slightly. The settling was not enough to be a trip hazard and didn’t meet the repair requirements per The Construction Industry Quality Standards book used by members of the MBA and throughout Wisconsin. However again trying to be a upstanding and quality builder we decided to replace the section of sidewalk to finally and hopefully completely please ***. Prior to doing so I specifically warned her that the concrete patch would not match in color. It is virtually impossible to do so. It is stated in the Construction Industry Quality Standards booklet that “concrete patches/repairs will not match” and this is to be expected. *** has made some attempts to fix some of the problems at my home, but his idea of fixing the problem is to put a band aide over it until the warranty expires. He uses unprofessional handymen that is not knowledgeable enough to fix a new home in the manner it should be fixed.

I have read the reply from *** at Newport Builders and I disagree with his statement.

*** never told me about the concrete color not matching until I complained about it. *** seems to be overlooking the fact that there are two shoe prints embedded in the concrete. *** doesn’t concern himself with the concrete that is splattered on the brick wall, the siding, and the old concrete that was installed three years ago. His contractor did a poor job of installing the small section of concrete. I am faxing some pictures now and can send more later.

My kitchens sink has two terrible odors. One odor smells like water damage and the other odor smells like sewer on its worst day.

My front door does not fit in the casing correctly. Heat is pouring out the door. It is extremely cold during the winter months. I had to cover the fire place with duct tape to try and keep out the cold air. My windows have ice inside most of the winter too. There are so many issues with my home that I can not lis them all in the amount of time allotted

I want the hideous walkway fix and their mess cleaned up. I want these odors gone from my sink area. I want my front door fixed ina workman like manner.

The build seemed to go ok. However, some of their vendors/contractors are less than professional nor responsive. Their main drywall company is poor on these fronts - many cracks in the house. Currently I have two large cracks in my garage which they say is not covered by warranty, although they fixed others in my garage.
It seems people are always looking for ways to get out of the warranty work than to actually do what is right.
Reflects poorly on Newport.

Buyer be ware, Talk to the residents of new Port Builders or New Brook Builder homes before you build with them. My floors are week and wobbly
On May 11, 2017 My husband and I purchased a home from New Port Builders AKA, New Brook Builders. We paid $252,000 for this home with the expectation of have a solid and well built home not an embarrassment. During the finial walk through with the builder’s expediter, we notice that the floors were weak and wobbly in some areas along with some other defects. The expediter assured us that these defects would be repaired before closing. At this time we are still hearing creaky floors in some of the same areas that was suppose to have been fixed. The builder sent his expediter out again to fix the problem but the problem still exist. Since that time the floors started to make louder drumming sounds whenever any walked on or close by these area. It sounded as if the house had an echo. It sounded like it may be coming from the heat ducts. The Builder sent someone out to fix the problem. The person he sent out put a strip of foam on the wood to alleviate the drumming noises. I am not an expert in building house. I feel as though the builder is just putting a band aide on the problem rather than fixing it the correct way. He has made some of the minor repairs to my home but he need to make my floor strong and complete other items on the list without threat of exposing these problems.

This is just one of a list of defects that made its way on the three month after occupancy list. I asked the builder to send a professional certified carpenter to assess my floor, but he refused. He claimed that his expediter is a carpenter and that is enough. My floors are stills weak in some areas and when some one walks by me the motion make my head feel as if it is swimming. After speaking to several New Port builders aka New Brook Builders homeowners, I should let buyer beware, talk to the residents of new Port Builders or New Brook Builder homes before you build with them.

I bought the house in April 2017 and have had nothing but unprofessional dealings with this company and the owner. Per contract I have a one year warranty on the house. It states that I cannot have another contractor fix anything without giving them the first opportunity. Problem is I sent in the 3 month “warranty fix” sheet in by July 28 2017 like I was supposed to. Today’s date is November 14 2017 and still have not had anything fixed. I have made calls to them to see what’s going on and have been told it is getting scheduled and will receive a call to set up within a couple of days. Never happened! I have asked the owner Curt to please schedule an appointment with me so I can walk through it with him. He has repeatedly come over when I’m not home and says he can’t see anything wrong. He doesn’t even tell me about it , I have to find out through his secretary or expediter after I chase them down. I have also asked Curt to not come on my property without an appointment set up a couple of times to stop these things from happening. I am told by him that that is how business is and that’s how they do it. He acts like this is his property and no matter what I say doesn’t matter. Also I am supposedly the 1 out of 100 people to give him trouble. His unprofessional attitude and business is unreal. I work in this business as a carpenter and know how to treat customers and show respect to them. You don’t get that from Newport Builders. You get crappy work with very unprofessional attitude from the top. Things on the 3 month sheet are master bathroom cabinet not screwed to wall and countertop not screwed to cabinet and pulling away from wall. Huge caulk joint I guess was supposed to hold it to wall. Second, front door was painted different color after accepted offer. I was told on our final walk through that it was going to be fixed. To this day not done. Third, nails or staples coming up through linoleum flooring throughout kitchen. That is supposedly getting repaired but only because I contacted the subcontractor Carpetland a couple times and set up appointments. Newport claims they have been working on it. Not true. Fourth , concrete driveway has pits in it and it’s already starting to flake. We haven’t been here 7 months . According to Curt there is nothing wrong after walking the property without me being here again. Altogether nothing is getting done and unprofessional. Don’t get me wrong I have lost my patience and have yelled at Newport but don’t have too much patience left. I bought a brand new home thinking I wouldn’t have to deal with this type of crap. I was wrong . Please beware of Newport Builders. I wouldn’t tell anyone to buy from them. Last thing, this is problems from the 3 month sheet, not looking forward to the 9 month sheet. That’s only a month and a half away and nothing is done from the first sheet. Other problems with the landscaping also but have had to fix it myself. Too much to explain. Newport has turned there head, not there problem.

I am sorry to hear you feel this way about Newport Builders. I do admit that our warranty department has experienced some flux and is in need of improvement. We are working diligently to improve our processes and customer service within this department.
I, however, wouldn’t say that nothing has been addressed on your warranty list. I have documents, some with your initials on them stating that our subcontractors have been to your home to address your items. October 3,2017 the plumber was at your home and again on November 11, 2017. As of October 18th, 2017 the flooring contractor was at your home. You called on the 30th to say the issue is reoccurring. An email was sent to flooring contractor explaining the issue on October 30th, immediately after your call. They informed us that they submitted a claim through the manufacturer for default, something out of our hands. Requests were sent to the trim carpenter multiple times to address other items on your list and we were taking action to push him to get you scheduled. As far as I know you are on his schedule, he apologizes for his lack of promptness. As for your front door, the color was changed/scheduled to be repainted, before your offer was submitted, due to the fact that we thought the color wasn’t quite what we had in mind. You said you hated the new color and asked for it to be repainted and we said we would and that if you could pick what color you wanted to let us know so we could get the paint. It was weeks before you called back asking what was going to be done, we reminded you that we were waiting for a color decision. You told us that you wanted it what it was prior. At this point the weather had been uncooperative, however, we got a decent enough day and painted it. As for your concrete, yes Kurt had walked your driveway after you submitted a warranty request about the concrete on your driveway. He did this so we could expedite a fix, if needed, faster. I am sorry that this has upset you. We do not mean to upset you, however, Kurt did nothing more than what a mail carrier delivering a package would have done, walked your driveway. He did not snoop around your property, nor entered your home. You have complained about pits but have admitted that “you can’t always see them”, we can’t fix what we can’t see and have suggested you taking a picture when it occurs. You responded with “Mike knows about it”, however, in this case, we really need to see it.
We understand that you are frustrated especially since it is a new construction house; however, a home is one of the last things built with mostly nature’s products which means it is subject to imperfections and Mother Nature herself. We cannot and do not guarantee absolute perfection because of this and that is why we have a one-year warranty included in all of our home purchases. We agree, you waited much longer than we would have liked to get these items addressed and we have been making changes to our warranty department and hope to change your mind about us when your 9 month is submitted. We don’t have any intentions on not addressing any warrantable issues you submit.
